B&B was nice and cozy and our host Roberto was very helpful. On our arrival day we got not only a warm welcome but also a lot of useful information about Rome. All together it was a great stay!

Nice & friendly B&B staff. Close to Termini (aprox. 5 to 10 mins. walk). From Termini, you can visit Rome the way you want it: by foot, bus, metro, taxi, whatever. Breakfast: in a bar 100 mtrs. to the right. Ask for the caffe and a chocolate cornetto. Forza Roma!
The mini kitchen is great helpful. The location made it very handy to catch public transport and walk to most tourist attractions. The hotel was safe and well maintained. Very good wifi
The room is smaller but it claims 24 sq meter. breakfast could be better.
We really liked the localisation and the host was nice and very helpful :) The room had hair drayer, fridge and a teakettle so it was nicely equiped. I would recomend for a few days stay in Rome.
We didn't like the bathroom because it was very humid, cold and dank so the towels were wet all the time. Also, we lived in New York apartament which is close to the main door and it was very loud and we could hear every time someone was entering or leaving the hotel :(
The room we got (Rio Room) is sensibly decorated and very comfortable, providing an LCD TV, a more than adequate wardrobe, a small fridge, boiler and complimentary coffee sticks. We really liked the fact that the shower communicates with the room while the small WC is separated than the rest of the apartment. Be First is located near Termini, very close to a metro station which can get you in no time in most of Central Rome's main attractions. Roberto who welcomed us and the rest of the personnel are all very kind and extremely helpful. During our arrival in the bnb we were provided with lots of useful tips and advice about what to visit and what to avoid in our 4-day stay in the Italian capital. The administrator even gave us a highly informative coffee table book and informed us that the PC and printer in the hallway are in our disposal in case we need to search or print anything. The room was cleaned daily and the staff made sure we had a proper breakfast even on Sunday when their partner cafe (where breakfast is normally served) is closed. An excellent choice in the broader area overall.
The first day we stayed there the air-condition seemed unable to heat the room (it was a really cold day tbh...). Next days, despite the cold and us opening the balcony door, the room temperature was fine.
Roberto was a great person very kind and helpfull. It was a pleasure to stay there all the time. It was clean and tidy. It was really cosy. Practicaly, all of sight seeing place is 10-15 minutes away from your hotel door. Or you can take a metro which is just round the corner. And if you want to take all holliday time seeing Rome and dont bother about your nights time how youll be sleeping go there to Roberto and let him taking care of your sleep. Take care, next time in Rome Im staying there again.
I understand that its not a 5 star hotel and you have to do everything on a low bugget but just two little things t take care: 1. A small carpet in bathroom 2. And one time slippers(not necessery, but the floor was cold)

Great location, you can reach on foot almost everything what is worth to be seen including Vatican (although it is quiet long walk). Rooms are cleaned every day. Very nice and helpful people who run the B&B.
Good place in Rome downtown with very very polite and intelligent staff. Roberto gave us proper instructions and good advices for walking and shopping.
Very small shower
Fabio and Roberto are excellent hosts! So friendly and caring! Our room was spacious and comfortable, there were bistros right outside for a lovely meal. It was 5 minutes walk to the station so suited us well! Thanks!
Bathroom was not clean enough and too cramped. At one point we thought the water would flow out to the room. Breakfast was a coffee and pastry from a nearby cafe.
Very friendly welcome,the room was tidy,clean,modern and calm.
Small thing to mention.There is no outdoor sign,so we searched a bit more,so u need to make sure to tell the owner the exact time of arrival to meet you outside.

We stay here for 3 nights. The hotel is a B&B which is a part of private condominium. From Termini (Main station), it takes about 10 minutes walk and easy to access to the hotel. There are lot of local restaurant and shop along the way to the hotel. The landlord is very kind and helpful. He was waiting for us for check in and give us lot of information about facility and Rome city. There are 4 private rooms in the apartment with a share living room and we took 3 rooms. All has a private bathroom and toilet. Rooms are clean and very comfort. We love this place and recommend for your stay. Breakfast is in a coffee shop near by the facility. From facility takes about 10 minutes to another metro station.
Given a map and a run down on what to see and where to eat. Everything close by. Got good directions. Bus route just around the corner for station. Walked to most places. Loved having our own little kitchen corner.
Need firmer cushions .. ;-).Sad that there is a lot of rubbish in the streets around this area.

I Booked a room with balcony, but no balcony, just an average twin room! On our way to the room an attempt was made to mug us. Although owner Fabio promised to provide advice on how to navigate around the city, we never saw him.Shower with plastic curtain that clings to you coldly when showering and mess up the bathroom floor.No Coffee, juice or snacks as promised on the room info. When asked, we were told oh, coffee is finished.The next day when I said that we do not know where to buy coffee,and would really like a cup, we were told by the person who checked us in that he was going to buy coffee right now for when we return from sightseeing, but upon return offcourse, no coffee! Altough Booking.com stated that your card will not be charged, a hold was put on my credit card about 3 weeks prior to my stay. This amount was not deducted, and I had to pay the full amount of the booking and was told that the amount on hold would be released in about a month! Lots of promises without delivery!
It was my third stay in Rome and this B&B was definitely the best one including the previous ones. Simone was so kind to check us in and gave us lots of precious hints (what to see, where to go in Rome etc.) and free map of the city. Our double bedroom "New York" was very comfortable and silent and provided with private bathroom inside, Wi-Fi network which was working briefly and free breakfast served at Miky Bar (very tasty). It reflected pictures on website what was nice. A location of this B&B was marvellous - just few minutes walking from Termini Station and a tube. Also, we received one pair of keys so we could come back anytime we needed to. Next time I will definitely come back there!

This is a small hotel unit composed of 4-5 rooms. the rooms are not sound proof...it is not a negative point really ;)

Well, if you are looking for real privacy, its not the right place, you can hear everything from the corridor, so i guess its the same from the other side
Close to Termini, felt safe and were able to avoid expensive restaurants in Rome. Staff were patient waiting for us and were very helpful. Adequate room for luggage.
Room was so narrow that it was difficult to get round the bed. Soundproofing between apartments was not effective. Limited choices of kitchen appliances (kettle and microwave) but plenty of utensils.

Wonderful staff, so welcoming on arrival and giving us excellent tips for Rome. Modern bathroom and bedroom. Very peaceful as set in a building a way back from the road. Breakfast down the road at a cafe was small but adequate. Great location for the sights of Rome we wanted to see and for the Termini Station.
Shower curtain made the small shower even smaller as the force of the shower sucked it into the shower cubicle. Had requested twin room but got two beds covered with one duvet, so we had to redo bedding with extras from cupboard.
