Nice and cozy rooms. New furniture and new sink/toilet/shower cabin, which is totally unusual for a "not too expensive" hotel in Italy. Good location, no need to take a taxi to the travellers coming by train (Milan Central Station). During my winter stay my room was really warm, heating system was working good and almost all the day long, which is also rather weird in Italy... this point was very important for me, since I go to Italy very often for the business purposes, and have been frozen in other hotels during my winter stays, where heating was turned on mostly couple of hours a day. During hot summer you can use air condition, which is cool. Every time I go to Milan this hotel is one of the 2 hotels I check availability the first.
No kitchen thus no possibiliy to have a breakfast in the hotel. All the rest is perfect.
I arrived via train late at night and was leaving again early in the morning, so the hotel was perfectly situated for me (literally across the street from the central train station). Staff was friendly and accommodating. I was able to easily take the Metro into the city center and see the Duomo and have a nice dinner pretty late.
Because it's close to the train station, you can easily access downtown via the Metro, but otherwise the location isn't ideal for a Milan experience. But if you're only going to be sleeping in your hotel room and don't care about being IN the heart of it all, this is the PERFECT place for you!
I didn't have great expectations, but it was quite comfortable. It seemed like a tiny studio rather than a hotel, so I had to ring the doorbell whenever I came back to my room. At first, it seemed like it was inconvenient, but it turned out there was no problem. The receptionist was very kind, and the bathroom was nicer than I expected. The location was great. I think this hotel was good value for money.
The room was great! Cool modern design with a very nice bathroom. Nice surprise the led light-waterfall shower! The reception staff was really kind and nice with us! We were in need of a room close to the Milan Central Station and this is so far the best place I've ever tried! Very very recommended!!
I booked my room with House Beatrice 2 weeks before staying and a few days before I received an email saying something had been wrong with the CC and that the room had been cancelled. By the time I saw this it was the night before and had to re-book the room. The only room available was a triple room. I got there the next day and they still had the original room booked and the new room. They wouldn't let me cancel the new room booking because it was passed the 24hr cancellation notice period. I refused to pay for the other room and only signed and authorised the first room and the cleaner who I had been dealing with because the owner didn't speak English told me this was all right. I have since checked my bank account and both room payments have been taken out even with the email stating that they had cancelled the original room. $179 to stay in an a $60 room for the night was definitely not good value for money.
It's really good location, close to everything, clean and new room, confortable! The air conditioning worked properly!! Kind and really helpfull staff!!! I really can recommend this place.

That we fortunately only had to stay 1 night. It was horrible!!
After I made the booking I made several attempts to email them but never received any sort of reply. When we arrived we were met by the rudest woman ever. We arrived there at about 10pm and all she kept on telling us was to keep quiet as we would disturb other guests. This after we received no directions to the place and even though it was close to the train station, we did not know in which direction so we walked around with all our luggage (and we had a lot!!) for about an hour. Then me and my fiancé couldn't both fit in the lift with all our luggage. So I had to wait downstairs with half the luggage as he took up the first bags and then came back for the rest. We had paid for breakfast and beforehand I emailed to make sure they could give us breakfast (even just a sandwich and coffee would be fine!) before our train left. That evening the lady just said no, sorry it was too early. But this could not be told to us beforehand for some reason. The room was advertised as air-conditioned but when we asked how to turn it on the lady rudely informed us that in "all of Italy" air-con only works in August. Which is a complete lie as everywhere else in Italy we had air-con. For what you get the price they charge is ridiculous. The payment was taken from my credit card directly after booking, but on arrival we were informed we had to pat another 5 euros in tax or something before we could get the room key. We were just too tired to argue. Rather pay the bit extra and stay in a proper hotel. Staying here was not worth saving a bit of money. It was the worst place we have stayed in the whole Europe.
Very close to the train station,this hotel is easy to find.It is located on the 6th floor of a building.The room was extremely clean and modern,well kept,very modern shower.The breakfast was good,it was served in the room at the hour we wanted.
The lady at the reception was very kind and helpful but she whispered not to wake up the other customers which seemed strange to me because I had other expectations from hotel.Basically, the hotel was built on the entire floor of a building, and the noise could be heard easily from room to room.The pillows were not very comfortable ,shower gel too little,bad soap.Surroundings frequented by prostitutes and strange people by night,it's not a place to walk alone.No minibar in the room.The wifi is not working in the room.

No air-condition!! They went in to our room and closed the air condition when we where out eating. We asked to get the AC back when we comes back, but they refused. First the told us that it was not working and then they said that it will turn on when it's hot outside. When I said "we have paid for AC" the night porter gets angry and threatened with the police twice, and told us to go to bed. She was very rude and unfriendly. I´ll never recommend this hotel to anyone.
The hotel was very near the Milan Central station, which makes it close to everything, and yet not noisy at night. The room looked new and modern, and the bathroom had complete amenities with an amazing showerhead. The person at the reception (Jem) was also very helpful, giving us tips on which places to visit in Milan. Would definitely recommend this place!
The rooms desing is great and expecially the bathrooms, with rain showers. Breakfast is served on the rooms and was correct

Location - very close to the railway station, and direct line to the centre. Room and bathroom are clean and modern, with "fresh repair" - seem to have been recently renewed. Price is ok as for Milan, though high in absolute terms as for the quality.
1) Awful breakfast - you get a cup of tea/coffee, some bread, jam and a croissant. That's it! There was no even butter, not to say about cheese or sausage. They bring the breakfast into your room. A good breakfast could definitely make our impressions better! 2) Difficult to pay by card, they have some problems with this, so be prepared to pay by cash. 3) It was very-very cold in the room (we stayed there in late February). Though there is an air conditioner in the room, you are not provided with a remote controller and can't regulate the temperature. 4) The hotel is not actually the hotel, but a kind of a flat on one of the floors in the building, where a family lives and rents out the rooms. If you prefer the hotel, with a lobby, dining room, etc. - that's not your option.
