The location 2 minute walk from Tiburtina tube station is very good. Emanuele is a very good host and really took care of us. Everything is perfectly clean and the room and the toilet are massive. Very comfortable bed and the fridge inside is really appreciated. My permanent stay when I visit Rome for sure.
The lift is a bit small but it works perfectly.

They divided a flat into several hotel rooms. It was a little hard to find.

It's in a block of flats, staff are off site, location not very nice. As double rooms go clearly there is one very nice and one distinctly average, shouldn't be considered in the same ball park!

Very friendly and also checked up on us where we were. Even though my mobile didn't work al the time the staff we every good in trying to contact me during my travels. Very good lodging and cleanliness and good rooms and showers. Very centered and good quality.
Just pointers for improvement as I run a lodge in Kenya. 1) always have drinking water or bottled water in the rooms and some information if the water from the taps are drinkable or not. Don't say you were not able to do shopping that day and that is why there is no bottled water and only give one. Does not look professional and especially as we are paying clients 2) in the downstairs area have some info or directions of where the hotel is. We could not fine the lift very easily and in that way it was quite worrying where we were especially arriving at 11 in the evening. 2)

Paper thin walls so we heard loud arguments and noise from the neighbours. We could not sleep well because of this. Difficult to find.
Loved the proximity to Rome airport. Loved the furnishings and decoration. People were SUPERB. Bed so very comfortable.

everything clean, very close to the metro Triburtina. helpful staff, the included breakfast was not spectacular, it was enough in terms of quantity and quality. Great to have kick back in the balcony at the end of a long day.
Most complaints we have of our trip is directed towards the city of Rome and not the hotel. But we did have to wait like 30 minutes the first day, waiting for someone to open the front gate, even though we were there during the regular check-in hours! finally someone came and opened the door and let us in. It did not look like the lady was apologetic or anything, which makes me think that perhaps we should have informed them about the estimated arrival time even if it is within the announced check-in time.
It is cloe to Roma Termini which is a plus point.
It does not have any shops arounds. It closes entry after 2200 hrs, however, we requested 2300 hrs entry which was allowed. Basic facilities like water was not available. Pull over was smelly.
For the price this is a great place. Very close to the train station from the airport and to the metro which gives quick and easy access to the entire city. The room was spacious and cleaned everyday. The breakfast, while basic, was appreciated and delivered every morning by Valentina (who always had a smile on her face). Overall, would definitely recommend it to anyone who a great place to stay in Rome at a reasonable price.
Unfortunately because this B&B is within an apartment building and isn't staffed throughout the day if we had any questions there was no one there to ask for assistance. You do need to contact them to inform them of your arrival time, otherwise you will have to wait until the owners can come to let you in. We were under the impression that we could have checked out and they could hold our luggage (since the listing did say luggage storage) while we did some more sightseeing since we had an afternoon flight. This was not possible due to the set up of the building and needing key access to both the B&B and the building. So unfortunately we had to carry our bags with us which was a bit disappointing.
The staffs were helpful especially the girl who served our breakfast. We enjoyed our stay :)
Very good value for the money. It is conveniently close to the Tiburtina station since I was arriving in Rome late at night by train from Paris. Though the staff were not fluent in English, they did their best to communicate. Room and toilet were clean with clean towels, etc. By the way it is located in the 6th floor and you have a private veranda overlooking the surrounding area (nice to open for fresh air).
I know it would be difficult to find the place at night. I emailed the owner for hopefully a better direction but did not get a reply. Navigating the large Tiburtina station to find my location/bearing in relation to the place (I used google map for direction) was confusing. However, once I found out the "real" entrance to Tiburtina station, finding the place was easier and very close (3-5 minutes walk). I will still recommend this place for the VALUE, location and cleanliness.
Hospitality and comfortable
The B&B is in a convenient location- short walk to the train and metro stations. The room was a good size and had everything we needed. Definitely would stay here again.

I have been in Roma 2 times and must say that this place has got the best location, price and quality service. The place is managed by the owner who gave us an additional discount once we arrived. He was very friendly and also mentioned a couple of places to try the best Roman food at the best rates!
Location is excellent - only a few minutes walk from Tiburtina station. The room is comfortable, modern and secure. It is incredible value for such great accommodation in Rome and very helpful , friendly host.
