The room was very clean when we arrived but they they didn't clean it again during our stay(4 days).

Breakfast was nice, atmosphere of the place was also lovely, staff was also very welcoming and helpful. Room was well equipped clean, and roomy. Normal accessibilty with bus, but the 28 was hourly on the weekend so take care. Parking is easy.
Bathroom was not in the same room, but was only ours. Very well equipped, but still a bit uncomfortable to go out of the room to use it. (Not a major issue)
Good location, only about 20-30 minutes walking to the city center, convenient and safe parking. Тhe staff was very kind and gave us good recommendations about our stay in Florence and Tuscany. Room design is perfect.
The breakfast was the poorest of all we had in Italy for one week stay. In the room was very hot but the air conditioner didn't work properly and when you open the window is very noisy from the street.
1. It was in a quite and lovely neighbourhood. 2. Quiet environment, very suitable for those who love their peace and quiet. 3. Easy to access, provided you take the trouble to find out where to get on and off the bus. 4. Large common dining area for resting and eating, and great for waiting in till you need to leave. 5. Staff was friendly and helpful.
1. Reception is not 24 hours, so you need to contact them (either by email or phone) as to when you will arrive. There's a late fee if you arrive outside their reception hours. 2. Hotel is not in Florence city centre, so you need to take a bus outside the city centre, but it's only a short travel time of about 10 mins. Bus stop is on the left side of the main railway station as you arrive, which wasn't made clear to us.
Staff are friendly and helpful. They recommend good place to eat and how to go around. The place give a homey feeling.
The bathroom is outside the bedroom though it is private. It's just a little hassle.
Not much. Maybe the espresso machine and the changing of towels daily. Also did my own laundry. Staff was friendly.
To far from all the action. Had to take a taxi everyday to train station to then explore. Bus was to inconvenient. Air condition sucked, very weak and bathroom was OK. Not as clean as I would have liked since there was mold in a few places. I would not recommend this place unless you want to be away from everything. No restaurants worth eating at and the gelatoria is about a 15 minute walk. Probably the most exciting thing about our stay in Florence.
Very nice B&B, simply but cozy, located in a big appartement building. Unique place I would say, the staff is very nice, room decoration is also good.

The appartment was great, nice furnitured and close to the old city center. The staff was very kind helping us to find easily the turistic attractions and recommanding us nice restaurants.
We stayed in their apartment in quite pary of the street. There is a parking slot which is not included in the price but daily rate is fair compared to others. 15 minutes from the center with the public transport or 10 to 15 minutes and 10 to 15 eur with the taxi in one direction. You will have problems with mosquitos so ask on reception or buy in farmacy nesecuarry goods. Near to the apartment you have really good bakery and coffee shop. We can recommend this place especially to the families with kids.

The room is large enough, the private bathroom is good. The location is fair, it is possible to walk downtown, expect a 20min trip by foot. The bus stop is nearby. Breakfast is good, with daily different pastries The staff is friendly Wifi is working great
The bed is good, but short for a 1.93 person :-) But definitely not a problem. The rooms are a bit noisy. Funny, there is an elevator, but it only stops at level 3 which is private, while the B&B is at 2. However, the elevator does have a door at level 2 :-)
The cleanliness and the access to the bus stop were the key points. The staff were so polite and helpful
The comforter set was too small for the king size bed. Also 2 single matresses were put together as a king size which wasn't comfortable

First of all, it is nowhere clearly explained that BB is actually nothing more than an apartment with six rooms in it. So basically its like you are living in a commune with 6 different couples/families. Room can be either next to the kitchen and dinning room or next to the reception so it was very noisy. Noise from the kitchen, noise from telephone calls made by the receptionist, noise of new guests being explaiend houserules, noise of interfoon, noise of people having breakfast or tea in the dining room.BB use blankets for covers, so between a guest and a blanket is a simply sheet and I was sleeping affraid that a blanket my get in touch with my skin. Blankets are not clenaed after every guest. Sheets and towels are washed on 40 degrees celzius, which is not enough. We stayed for 5 nights - exactly the same breakfast every morning - very poor. By the way, private external bathroom means that your bathroom is outside of your room, so every time you take shower you have to go in completelly dressed and get out dressed if you do not want other guests to see you.
1. Big supermarket Coop nearby. 2. Room design and garden view (we stayed in Camera Pietra). 3. Common kitchen with dishes. 4. Friendly and helpful staff, fluent in English. 5. Location is ok if you use the bus (they run every 10-20 minutes and more or less according to the timetable which you can find at the bus stops). If you walk from Firenze Centrale railway station it will take you about 25 min.
1. Troubles with WiFi reception in the room - had to get to the hall to get the signal. 2. Some howling noise from the bathroom across the wall everytime people took the shower there. 3. Weak water force in the shower. 4. Some of the breakfast breads were outdated.
We had the separate apartment, which is quite spacious with a separate bedroom, Whyte the staff had helpfully put a baby to for our smallest. Pizzeria Brigantine is on the next square and had great food. We had breakfast (not included in the appartment) in another cafe.
The mosquitoes kept on appearing no matter how diligent we are with the windows. Most of the family was badly bitten and woken up by the buzzing. Quite some nose from the street Friday night and since one of the shutters doesn't totally close we woke up too early. Wobbly shower door is a danger with kids. Bed in living room quite hard. When you take Bus 28 into town the stop you leave from is called Grattacielo. When you return from town (count on 20 minute delay on Saturday night) the exact same stop on the other side of the road has a different name "Piazza Leopoldo", which the driver doesn't know. So it's not until a friendly local explains this that you are reassured you got on the right bus back.

Had to get the bus to get into the centre of florence, apartment is really big! But there is only one shower
Great location on bus line which provided easy access to the city center. Amazing access to local grocery store and a wonderful cafe. Really great restaurant located down the street that is open quite late and had the best food. Staff was very helpful and spent time going over the Florence map.
Mosquitos For our stay we stayed in the apartment. Since it is an apartment building the other two tenants are very strict with noise. Everything from going up and down stairs to phone conversation.

The staff was excellent, the decoration was very pleasant, concerns for guest needs and free use of kitchen and facilities, modest prizes for soft drinks, concern for ecology, very good breakfast. If returning to Florence we shall definitely choose this B&B again (we stayed in 2 nights a room with en suite bathroom, named Vetro). Thank you very much to Valentina and Chiara !
Lack of elevator to the second floor, and it would be nice to get a printed page with bus schedule from the hotel, for better time planning.
