Modern apartment. Good sized room. Comfortable bed. Good, reasonably priced restaurants nearby. Decent selection of breakfast materials with which to make your own breakfast except for the ubiquitous Sunny Delight style 'orange juice' ( solved by buying fresh oranges around the corner). Good value for money.
The walk from the nearest bus stop,which involves a 400m trek up a hill, the last part of which has no sidewalk and having to cross a busy road. Not recommended for anyone with a mobility, sight or hearing issue. Although not a problem for us as we were the only guests, the shared kitchen could be an issue for some.
The staff is perfect. Fabrizio and judith are always trying to make your stay nice. The coffee machine is great! Very clean placé. Nice common room.

Fabrizio, Fabiana, Judith - wonderful, friendly, helpful, nice and sweet people, thank you))) We came earlier than check in time - at 9.45. There was no problem with earlier check in, we left our luggage in our rooms and went to the city, but they needed some time to clean the rooms. The owner helped us in everything we needed, offered his help and organized transfer to the airport early morning the day we left. Very good location: just at the wall of Vaticano, so every day we went by this holy place and enjoyed it's beauty. Transport is very close, but we almost did not use it: 5 minutes to Vaticano St. Pietro square, appr 20-25 minutes to the center by walk.
- Poor soundproofing between the rooms, discourteous and ill-mannered neighbours can spoil your rest and sleep. And for sure in this issue you can feel a strong advantage of the Hotels with 24h receiption desk - you just inform them about any inconveniences and they settle it down. - Kitchen is without door, so late evening or early morning noisy neighbours' tea will not allow you to sleep well. Earplugs - best traveller's friend - can save situation)). - No rooms with bathroom inside having separate beds (((( I have to sleep with my teenager son in 1 bed. No alternative. - Towels should be replaced, it seems they have numbers of bullet wounds.

Very clean: the cleaning lady was very meticulous in cleaning our room. Great staff. The apartment was recently renovated and located right behind the Vatican City.

I liked that the staff were easy to connect with but were not on site. The atmosphere was really friendly and felt more like visiting a friend then staying at a hotel. If you want somewhere low key, wiht a good location then this is a great place to stay.
Too many keys for a bunch of doors!! Bu this was a minor bother.

When you have a room towards the train it is noisy. But during the week the trains seem to pause from 22-ca.6 am(?). Our bed was very squeaky and old. For a very good rating we would have expected a better bed!!

I really like this hotel and it is the best one we had in the whole trip. The bedroom is spacious and the staff is very friendly. Kids love this place too. We will come back again when we visit Rome in winter.
The coffee maker!!!!!!
Fabrizio was a wonderful host! He arrived with armfuls of groceries for his guests! The place was very beautiful, secure and clean! Our room had a beautiful balcony, overlooking a nice garden. The property is just gorgeous! There was breakfast and a nice espresso machine available for use that even had milk added for a nice cappucino. I would highly recommend this place. It's very close and convenient to the Vatican, within walking distance.
The WiFi was not functional at the time of the stay but they offered a computer, which was nice. The train goes by very close. It wasn't too much of a problem for us but some people might want to use earplugs.
