Hotel owner is great person! He told us everything about city, restaurants, interesting places. Hotel is clean, rooms comfortable, breakfast good, wifi was everywhere. Also lovely view from the window!
Right next to the Santa Maria Novella train station. Don't bother taking a taxi even if it is raining... 2 min walk. Friendly staff, nice breakfast buffet (you can even bring a tray to your room!) Although my single room (double bed) was next to the reception area, it was quiet (could hear a few voices between 8am and 10pm but that seems acceptable to me.) Small elevator to fifth floor location in a building with other hotels. If you are used to North American chain hotels this isn't the place for you. Typical european small hotel, friendly and helpful staff, clean, nicely decorated, and of course ... una bella vista.... incredible view from my window!

We loved being able to eat our breakfast on the balcony whilst enjoying the view. The location was excellent for us as we arrived quite late on the transfer bus from Pisa airport.

The location is fantastic near the train station and bus station. Close the the big market and bars stuff. The room is clean and had a really nice view. Definitely would recommend to go
Arrived in Florence by train, so location excellent as only one street from station. Found all staff to be polite and very helpful, particularly with information about getting around Florence. Room very clean, and larger than expected, with no street noise as on 5th floor at rear. If going to Florence would certainly stay again.
Only complaint that we had room next to Breakfast room so some early morning crockery noise. But could be I am just a light sleeper.

Hard to find. Breakfast was included but not served until 8:00. We had to meet a tour at 7:45.

Wifi in our room was abysmal
Location with regards to the City Centre access - right on the edge of the Traffic Limiting Zone and with all sights/attractions within fair walking distance. A couple of members of Staff spoke very good English and were quite helpful. There is a small rooftop balcony that can be used in the evening, with excellent views over the City centre.
Hotel location is in a very busy area of the city - driving there (as we did) isn't recommended! Also due to the following... Hotel Parking is next to non-existent - 2x Spaces only, within a very small and busy/shared courtyard with restricted access and manoeuvring space. We only just about fit a 2014 Mazda 6 Estate into the access passage with regards to width, let alone getting ourselves into a space within the courtyard. Very limited breakfast selection.
Very close to the railway station, has lift to reach the 5th floor. very helpful owner and good staff. Excellent spacious and clean rooms. The breafast was adequate and good. The cost is quite reasonable.

Bathroom very small
The hotel is in an excellent location, two minutes walk from the train and bus stations and five minutes walk from The Dome. All the other amazing places to visit in Florence are within walking distance of The Bellavista. The hotel is located on the fifth floor of an old building and has spectacular views out over Florence's red rooftops from one side and out over The Dome and the whole of Florence from the other side. Best rooms in the house are No. 12 and 14. All other rooms are still lovely and comfortable. Spotlessly clean, nice breakfast and excellent and very friendly staff. Thanks to Andrea for all his help on our recent visit. Would highly recommend this hotel.
Hotel was on the 5th floor of the building, clean room "old style", friendly staff, family hotel, close to train station and to buses, around 5-10min to cathedral. Breakfast in the kitchen or u can take in your room.

I liked the fact that it was close to the train station but, of course, I didn't know that. The cab driver was new at his job & he asked another cab driver where the BellaVista hotel was. He found out it was about a block & a half away. I was glad to take the cab because the hotel was one of many hotels in this building, and I think if I just walked in that direction, I might not have realized that it was on one of the upper floors. I also liked the fact there was a terrace from where I could take pictures of the city. The breakfasts were good, and there was a good selection of breakfast foods. Also, I liked the location because it wasn't too far from the Uffizi & the Academia (I'm not sure of the spelling) museums. It was a good place to stay for a moderately priced hotel, and I really enjoyed talking to the other guests during breakfast. Some were Americans, and some were from South America. Sometimes when you stay at moderately priced hotels, people are more apt to visit. As a solo traveler, I always enjoyed meeting new people.
I kinda wish my room was not so close to the reception desk.
