My son and I enjoyed our time there. I hadn't been to Italy since 1978 and had not been to Lake Como before. My maternal grandparents came to New Zealand from Sorrento so feel linked to Italy. We enjoyed the fact that it is so easy to travel around and the cost is very reasonable.
The view was very nice it is close to everything

Bad atmosphere. The owners were an older couple that never smiled and it cascaded down to all of the empolyees. Not much fun at this hotel. Food was the worse we had on our trip. Was not worth the money we paid.
Location is excellent, right on the lakeside. Rooms on the lakeside have a fabulous view and are quiet and clean. Cleaning staff were very nice and friendly.
For the first few days we stayed in a roadside room. Very noisy and busy road. I had read other reviews commenting on attitude of some staff/owners to be not so friendly - and found this to be correct. Wifi was very difficult to connect to and became frustrating. Breakfast was basic and not value for price.
Young lady at reception and doorman are very kind. Pool OKish. That is all!
This is the first time I will write a bad very bad review to an Italian hotel. I don't understand why this hotel gets good reviews. It's fair to say that due to the location, the pool and the balconies with view to the lake, give the hotel big thumbs up, but really people, this place is terrible !! We decided to stay on the "cheap" side of the hotel, which is the rooms with street view rather than lake view, since we dont really care about "view" If you want view go an walk along the river, dont you think? Oh Lord!!! The worst sleeping time we ever had! I dont even know where to start!! First of all the rooms on that side of the hotel are so dated, a good example of that is the TV that somehow I have ever seen in my entire life, and the control, dirty as in very dirty, of course we didnt even touch it! However, we saw that the rooms with "lake view" are a bit modern so that made us think that they are definitely not interested in invest few euros in upgrade the rooms but they do overcharge you! The lets start with the bed, the things that they put on the bed that simulate pillows are like concrete bricks. I still cannot figure out what the lumps at one end of the bed are meant to be used for. If you are over 165cm tall consider bringing your own blow-up mattress. Otherwise your feet will get wet sticking out the window. Shower, well, consider using the outdoors shower at the swimming pool because the ‘en-suite shower’ is a very small cabinet with a hose to clean your feet (one at a time). Carpets haven't been clean in ages, or maybe I just did not get the stains / leopard motif look. Bottom line - if you are still keen on booking a hotel in Menaggio you will be better off staying in a different hotel. Now about the staff. I stated on the positive, the young lady at the reception and the doorman, oh yes!

The hotel was very clean and the views from our balcony were amazing. Don't expect to be greeted warmly but that doesn't matter as the hotel location is spot on.
Reception staff, I think the two elderly owners, should be happy to greet there customers.
Excellent location, right on the lake and close to ferry and bus. Our room (201, I think) was clean and spacious with a lovely new bathroom. For us worth the upgrade to a lake view room with balcony, but can also enjoy the amazing view from public areas of the hotel. Hope to return one day.
Location is very good especially to ferry and water taxi services. Little balconette very romantic
Pillows were like flat lumps of clay, on the second night we asked for soft pillows and got flat feather pillows with not much substance. If you are glutin intolerant they don't understand it, but there is a pharmacy right across the road that you can buy a heart stopping range of glutin free items!!

The position is fantastic, the junior/general staff are warm and helpfull.
The owners seem to have lost interest in their guests!! They were able to smile for locals in the restaurant but the Hotel guests appeared to have become invisible!!

Lovely restaurant area overlooking bay. Probably a family run hotel and was at a 'special rate' although I wouldn't have paid 'full rate for it'.
Grumpy staff, very non professional and as if every request was a bother to them. Rooms were the most disappointing with the smallest showers ever, really uncomfortable beds and very noisy - had to keep windows open for air!! If you want your room made up you had better fit in with housekeeping!

Old and very basic room and brass - similar to *, ** stars motels. Room with street view are very loudy. In order to Park in the hotel parking space you'l have to pay 10¢ and Day and walk two floors Down without elevator (the parking is near the hotel, Not beneath! ) And open by yorself the Gates Breakfast costs 10¢ a person and is very basic, noy worth the money
This hotel Is in a perfect position right on the edge of the lake, it has a nice swimming pool, a lovely seating area overlooking the lake to sit and eat or have a drink. The staff are friendly and helpful and the rooms are clean and comfortable,
We did have to close the shutters to keep out the early morning light, this made the room warm but there is air con so it was not too much of a problem
Terrible WiFi, the bed and pillows were so bad we both did not sleep well. The waitress was not accommodating Skip this place
Perfect location and a view out of this world ,room spotlessly clean also bedding and towels changed regularly ,food good and the outlook from restaurant beautiful

No iron or ironing board. WiFi kept dropping. €6 euro's a beer when same bottle was €1.60 30yards away in supermarket (by Ferry entrance)
