The rooms are comfortable.The location is excellent. Near everything, yet removed from crowds. Lounge area near lobby is very inviting, and relaxing to sit there after a long day of exploring the city.

The hotel was very convenient for all the major sights to see. Also some excellent dining facilities within easy walking distance.Very close to 2 waterbus stops. The decor was excellent and the breakfast although very hectic was a good standard with helpful staff. The room and ensuite was quite small but adequate. The Hotel was very hectic with a lot of people checking in and out at most times of the day.

It was a very fancy decor and comfortable. We also liked that breakfast was included in the room-rate. The only negative I have to say is that at check-out the staff did not return our passports. I realized this later in the day after arriving at another destination quite far from Venice. I called the hotel the next day and they could not find the passports. When I called several days later, they had found them but said it is my responsibility to arrange to have the documents shipped to us.

Every thing is fine.Great location just 5 min walk from boat taxi station. If you have many luggage, it was not a good idea to walk from train station.the way is 30 min but with many steps and bridges.Take boat taxi!

excelent location, friendly & helpful staff, lovely terrace, easy access, close to main boat stations, close to main attractions and shopping. small rooms but who needs large rooms in venice. WIFI for the stay duration Euro 5 only in lobby & terrace none

I like the place where it's strategically located near the water bus station zattere. The breakfast buffet is also great, and I like the interior of the hotel. Moreover, it's a nice hotel and worth a stay, I would recommend to my friends The air con is not working, good thing the weather is cold, or else it's going to be hot!

Location, clean room, quiet but still very close to everything There seemed to be a bit of unnecessery hassle from some of the stuff around the coffee machine at breakfast, every time we wanted to make coffee, we were politely pushed away and got the feeling we were almost not allowed to touch it. Maybe they just wanted to serve us better but it was all a bit weird.

So much. Very easy two-stop 10 minute vaporetto boat ride from main Venice bus/train stations to Zaterre halt on the main waterway, thus avoiding the slower, multi-stop alternative ride along the admittedly more scenic Grand Canal to the equally accessible Academia halt. Both boat stations only about 200 metres away, with very frequent services. Easy walking to main Venetian attractions. Hotel features an interesting verandah style entrance area with comfortable outdoor seating, next to a generous, tennis-court sized paved patio with seats, tables, shrubbery,etc.so rarely found at many of the town's spacially constricted hostelries. Internally, the lobby, reception area/bar and dining room are light, very clean and well-presented, as are the stairs and three-person capacity lift. Our bedroom on the fourth floor (No.405) was quite large enough for two, and with a decent-sized, well- lit, fully-tiled, scrupulously clean en-suite in first-class condition, with everything functioning properly, we very quickly began to question the accuracy of some of the negative reviews we had read before our arrival. Particularly useful were the bedside controlled external shutters for both our windows, from which a pleasant southerly rooftop panorama, including the occasional mega sized passing cruise ship, was available. Good carpeting, red fabric wallcovering, bedside and occasionl tables, chair, coupled with several undoubtedly expensive Merano glass lightfittings completed the furnishings. The dining room was rather small for the hotel guest capacity, but the varied range of continental breakfast food and drink available was perfectly adequate. The staff were fine, and were particularly helpful when we needed some local transport information prior to our departure. We booked a three- night special offer costing about £70 per night, which was excellent value for Venice in early April. We would certainly be willing to stay there again. Just small things. We missed having a bedroom tea/coffee tray and kettle. An additional pillow (only one provided) for tv watching support would have been welcomed to soften the rather uncomfortable, heavily carved bed headboard. Finally, in a world-class tourist location attracting an international clientele, surely it would be appropriate to provide a tv service capable of receiving more than a small number of purely Italian speaking channels.

Pretty, nice and helpful staff! Intersting decoration, lovely outdoor cafe. Location is amazing - boats stop on both side of the hotel on some 1-2mins walk (also direct boat to the train station (the 1 and the 2)) - Walking distance to San Marco - some 10mins If hotel is full you may have to wait on line for free tables for breakfast, but the food was decent and staff tries to serve you as fast as possible. Rooms are quite small, but what do you really need space for. if you are to spend the day cruising around the city.

Picked up a great room heavily discounted. The decor is so Venetian, it's brilliant. Very quiet too. Excellent! I'm not sure is pay full rate of 230 Euros. Very glad to have got room at discount.

The location is good, at the center of the city, you can pretty much walk anywhere from there. I booked double room for 2, when we got there they says double room but for 1 person only, so they try to charge extra for the other person on top of the price they already charged! We paid €380 for 2 night, plus €180 they ask on top of that!!! So €560 2 nights for 2 ppl in a very tiny small double room... They charge €5/hr for wi-fi even it says wi-fi included on the booking.com! Their breakfast service is bad as well. Over all, it's a scam for the price you pay. Don't book this hotel...

Excellent location, close to Canal Grande and close to vaporetto stop of Zattere (less than 1 min); Good value for money, Good continental breakfast, not very variety but enough for what you expect on a 3 star hotel in Venice; Confortable Venetian style bedroom with a large bed, Air conditioning is controlled on the reception but that wasn´t a problem; There are some members of staff that only speak italian what makes difficult to understand them and explain them what you need.

I liked the location of the hotel. Value for money (I had an offer) in the breakfast there are few things, no eggs, only mortadella ham. No internet in the rooms, the staff was not able to address the needs of the clients, with no flexibility at all.

The rooms were charming, the staff was friendly and the breakfast was delicious. The bed was hard and the pillows were like rocks, and seemed very old. I did not sleep well.

Beautifully designed room which was clean with a nice bathroom. Also the location of the hotel is excellent, in walking range of almost all nice places in the city. Lastly, the included buffet breakfast was delicious. The girl at the reception desk was a bit rude when we checked in.
