Location was central, close to everything, the room was very spacious, with tea making facilities (no breakfast is provided but there are plenty of bars nearby), bathroom OK, staff English speaking) very helpful and efficient, price was good.
The hotel is on the third floor with over 90 stairs (but if you ring the bell at the street entry staff will race down the stairs and carry your bags upstairs).
Near train station and walking distance to main attractions. Room is comfortable with complimentary mineral water and free tea bags. Kettle and fridge is also provided in the room which I appreciate a lot. The host is very kind and gave us many information.
We were bitten by bugs so we have lots of rash over the body. I am not sure if it is mosquitos as we did see some mosquitos in the room.
The advice on the viewpoint and cafes is very helpful. Thanks so much for the father and brothers for helping the heavy luggage. The private bath room is very nice with their original shampoo. Thank you very much for upgrading the room for me. I feel at home because of your service.

The location, while not directly near the center of town, was good. We arrived and left by train and the station was very close. The staff was quite helpful and welcoming. The stairs were not nearly as bad as some reviews state: there are a lot of stairs but the rise in each step is small.
The room felt damp and there was a bad smell - even when we opened the windows. Everything felt a bit run-down. Though the room was quite large, it was only sparsely furnished.
After reading the reviews, I decided to stay here, and it's proved a good choice. Good Value in peak season. Very close to train station, and in walking distance you can easily get to everywhere in Florence.The building itself has no elevator, but the owner helped us with all our luggage. The son was so kind and helpful making the plans for our 4-day stay in Florence and helped book tickets for Uffizi. They gave us many useful information before we get there by email. I will definitely stay there again when I visit Florence.
Very warm hosts who were willing to provide information on restaurants to try. Room was spacious enough to not feel cramped although the bathroom was small. No bidette. The bus station and train station are just around the corner so gettring out of town for self-guided trips is easy (like to Siena by bus or to the Cinque Terre by train). The hotel is four stories up so if you don't like climbing stairs this would not be a good choice. You do get help carrying bags up and down the steps. Air conditioning worked well.
We do not have anything negative to say. They do not provide breakfast but that was really not a problem as there are plenty of places nearby to eat.
The location is just great. The wonderful personalized assistance and service they provided.
The stairs are daunting and no lift but they provide assistance with the luggage.

Spaciousness of rooms
Very kind and helpful staff, help us with the heavy luggage, and give us a lot of advice on food, shopping and sight seeing. Special thanks for making a reservation of Uffizi Gallery for us on very short notice.

1. there is no lift, it's VERY important if you have heavy luggage. they are on the top floor, which is equal 6-10th floors compare to the normal apartment. I won't recommend it if you have heavy luggage. other than that, everything is fine.

Their son helped us with all our luggage(we packed for a year ) and assisted us to the train station. They definitely had a " Can do" attitude.
There are many hotels in Florence, but the Bellevue is something incredibly special. It's a gorgeous family-run hotel that takes pride in providing it's guests with an authentic and sincere experience Florence. The family (Luciano, Susan and Alessandro) are so kind-hearted and are very attentive hosts. They went out of their way to make our time in Florence wonderful, with Luciano providing us with details of fabulous authentic places to eat (we took him up on every one of his suggestions and were never disappointed) and visit (he got us last minute reservations to the Galleria dell'Accademia so that we could see Michaelangelo's David before we left for Rome), Alessandro went out of his way to help us numerous times, including finding us a cab at the last minute when we very sure we had missed our train (thanks to him and some Providence, our train was delayed just long enough for us not to have missed it after all!), and Susan is just the nicest person! The room we were in was very large and the bed was very comfy. There are stairs, but you get used to them and it helped keep us fit after all the gelato that we ate.
