The location. The size of the room. The swimming pool and the wet areas. The staff at the reception (very helpful)
The hotel is mainly oriented towards large organised groups of tourists. The lobby (and the common areas around it) was packed with people either trying to access the wifi or simply having a beer. We booked a room with a lake view. Unfortunately it was not in the facade of the hotel but on the side. It did offer a view of the lake but it was limited and obstructed. Quite different to what we expected and payed for (we were quite disappointed). So make sure you get a front room! The parking was always full. However, we were aloud to leave our car in front of the hotel as long as we did not obstruct the coaches that were bringing groups of tourists.

Stayed at room 503; it has enough space, comfy bed, love the room design. The 'floating' Infinity pool in front of the hotel was great! This is the only reason we book this hotel.
The cleanliness is very, very poor! I never seen something like this before, even I am from Asian background. From the room floor, the dusty furnitures, the carpet along the hall and at the restaurant: the floor (bread crumbs everywhere) coffee machine (never been cleaned for decades, I guess), buffet table. They only need to pay attention how to clean in proper way, very simple! Or hire a better Chief Housekeeper, please! They can do so much with this property! Very pity..

The hotel was filled with 7 coaches of British Seniors each day. The breakfast was awful and don't expect bathroom amenities or extras. We had to ask for towels for our room and two were provided for our triple room. There is a charge for pool towels so bring your own. Be prepared to walk to find good restaurants for dinner. Upgrade to a "'lake view" or be prepared for a view over the back street and parking area.
The location. It's near the ferry (10min walk), Villa Carlotta and offers a great view of Lake Como. The floating swimming pools were quite nice as well.
Although it says 'free parking' the hotel has only 10 parking spots available. There is paid parking nearby at €8/day (between the blue parking lines). The breakfast was just horrible.
Location on the edge of Lake Como. The Scottish lady is the reception was very knowledgeable and helpful.
Hotel focuses on coach tours rather than individuals. Whilst the front of the hotel is rather splendid, behind to scene it is not particularly well managed. The rooms are not that clean - although we were on the 5th floor we still had ants in the bathroom and water in the shower took ages to run away and lapped onto the floor. The restaurant is more like a huge canteen. We watched the waitress clean the crumbs off the table straight onto the floor before laying the table for the next user. Hotel parking was not available, we had to park in the Local District paid parking away from the hotel. Really very disappointed as we visited this hotel in the 1980's when is was much smaller. Now it has lost all its charm and seems to be just a stopover for coach tours.
As they say in real estate: location, location, location.
The lack of insight on the part of the owners as to how easy it would be to turn this into a first class property while not having to really jack up the price to the customer. Some staff great; some staff rude. Obviously poor staff morale. Mediocre food.

This hotel is absolutely beautiful and the views, food and service are truly unbeatable, I fully recommend this hotel and location to anyone that's thinking of staying here.
Very nice location, not difficult to reach by car, with available boats and ferries for going across the lake to other tourist locations. Rooms were of decent size, well furnished and the whole hotel was very clean and well maintained. Nice view from the front and the side rooms.
The 2 parking lots are way below the hotel's guest capacity, so the 'free parking' claim on the web page is a huge over-statement. Please assume that there will be no parking spot for you. And the local control authorities are quick to slap a 60 to 80 Euro parking ticket on your car, because even the limited paid parking spots are taken, but you still have to leave your car somewhere... The reception staff is not proactive at all to warn you upfront or give advice, and they refuse to assist in any way after you see the parking ticket on your car! A guarantee to sour your stay :-/ The choice at the breakfast buffet is very poor. The is no front- or back-yard, neither there is a playground for children. Both open swimming pools close too early in the afternoon and open too late in the morning. No internet in the rooms.

Only positive is the location. Even so you need to pay for parking.
Poor staff attitude and poor condition of room. Does not have kettle or basic stuff such as shampoo and tea cups (they only offer plastic ones). When we asked for kettle and tea cups for coffee we were told by the staff to head down to the restaurant and get ourself a glass of hot water. Arriving at the room and found out the electionic key lock has ran out of battery (which we have never experienced before) and had to wait 30 minutes for the reception to send someone to change the battery. Poor value for money as they charge a premium given such bad experience from our stay. Strongly discourage fellow travellers to stay in this hotel.

-lakeside view -"Grand Budapest Hotel"- Flair (movie fans know what I mean) -comfy beds, clean rooms, an overall very interesting building, suitable for time travellers ;)

Excellent location and ambience of faded grandeur. Wonderful lake view from our room which was spacious and elegant. Beach club was great.
Bathroom was smelly and quite unpleasant and breakfast was very basic (although cheap). Staff were not very focussed on service. We were told it was ok to park our car on the road behind the hotel, but found a parking ticket when we returned to our car. But despite all that I would stay there again for the location and the beach club.

Very good value for money. Good brekfast with a lot of choice. Excellent location overlooking the lake & with the lido across the road it was the perfect place to relax & unwind.
The only thing I could moan about which didn't effect our stay is the decor in some parts of the hotel is looking a little tired & in need of a bit attention. However this would not put us off returning

Air conditioning couldn't be switch off in one of the room. Shower in one bathroom couldn't be used (drain clogged)

Staff (Jeanette), very ,very helpful made dinner reservations and recommendations for the same as well as looking after minute details to make for an excellent stay. Also Ross and Dorianas advice and help before arrival and throughout the whole stay..will return soon
Manner less coach parties who seemed to forget other people exist , especially at breakfast !
1)We went to the hotel before the check in and they gave us the card at the reception without mentioning that the room was not clean, so we went upstairs and the room was a mess 2) all the free parking spots of the hotel were taken, so we had to pay for a parking spot which was not expensive it was just 1 euro per hour but still 3) in the entrance it was smelling like a fishmarket 4) it was noisy.
