We rented the appartment. My husband called it the "hobbit house" because half of the appartment was situated in the basement. The rooms were dark, dank and had an unpleasant smell. There was no hot water and the heating was mysteriously turned off at midnight. We woke up shivering the next day. Breakfast consisted of one pastry, one slice of melted cheese and one slice of toast with jam. We asked for our money back for the second night and found a superb appartment near the Vatican for double the space and the same price. Avoid if you value your time and money!

We found this guesthouse to be very comfortable and safe. 24hr reception made check in/out and access very easy and safe. Very close to metro stop, and close to Termini without being too close! Comfy beds, good shower, wifi access fine; overall a really good stay! We stayed on the lower of their two floors near the reception; some noise if you're fussy about that but we slept fine.

The elevator was small and old. The neighbourhood was a bit scary at night.
The staff was very kind and helpfull, they were there 24h, they indicated places to go out and transportation that goes there and they even kept our luggage after the check out. The room was comfortable and clean. It was warm and had hot water. Wifi connection was fast. On the corner there was metro station Vittorio Emanuel. Breakfast was very tasty, coffee/tea/chocolate, juice, croissants, bread, cheese, yogurt.

A bit noisy, I could hear people outside my room talking, walking and also when they lock their rooms with key.
The wifi connection is relatively fast. I like the breakfast menu. They change the towel, soap and shampoo everyday. Also the location is not far from the metro stop.

Amazing location (3 minutes by walk from S.M Maggiore and 5 from Termini Station), the area, even if it's close to the station, is safe. The staff is amazingly kind, and available all day long.

The handle was broken. We came, closed the door and we were locked inside... You could only OPEN THE DOOR FROM OUTSIDE. The first night they told us that we should sleep with out luggage behind of the door so it could not be opened ... or just close it totally and be locked until someone in the morning could help us ... It was just so unfriendly that they were telling us lies at the beginning. First they told us that the would repair it at 9pm, then that the boss isn't there and the can do nothing ... Well next morning the door was fixed and the boss didn't say even a 'sorry' or something. That was the most annoying part. Bed and also so unconfortable. I don't know how it has an 8.
Breakfast was good, the problem to other guests was that the woman who is in charge of breakfast didn't speak English. We understood almost all because we speak spanish. Bathroom was ok too. Nothing espectacular but ok. You only have 1 account of internet per person. That was no problem for us but I don't know how can you do if you need more. Location was EXCELLENT. Near to Termini station. (Taking the metro A you can also go out in the next station because that's even nearer). We went on holidays so the price we high but for that dates it was affordable,

Front side rooms are too noisy. You hear everything from the street, which is a busy one. Containers are being emptied every evening at 10 and every night at 2. Lots of busses through the street, which makes a lot of noise on that cobble stones. The windows don't hold outside noise. There was an A/C unit in the room, but that didn't work - not to cool, anyway. Thank god we weren't here in summertime. Matrasses are like solid rock and totally not comfortable. Breakfast is as expected: poor and all sweets. The neighbourhood makes a shabby impression, especially at night, with all the graffity and the park nearby which also seemed to be the city's urinoir.
Walking distance from Termini Station and Coloseum + Forum, near Basilica St. Maria Maggiore. Small elevator available for vcarying luggage up to second floor. Private bathroom. Possible to store luggage on leaving day, so that day can be spend in Rome.

The beds are very unconfortable as they are very old. Also we were completely dissatisfied with the level and quality of breakfast. No butter no eggs no cheese. Only jam, tea, cake which tastes not good and honey. I'd higly appreciate if they develop their breakfast for good.
The rooms were very clean, also the staff were very friendly.

The aircondition wasnt working but the temperature at the room was very good even though it was raining all night so it wasnt a problem for us.
we stayed for three nights.the room was small but functional(there was a safe,a little fridge and tv and a hairdryer in the bathroom).every day we had it cleaned and the towels and soaps was replaced.the breakfast was simple as we were told but very satisfying.the staff was very friendly and helpful.it is very close to termini (5 minutes)and to the center (10 minutes from colosseum for example) so this made our movements very easy.

being English, we missed our "tea making facilities" ......
Excellent location, 5 mins walk from the train station, good Restaurant minutes away. area not too "touristy" but easy walking distance into town. Nice old fashioned hotel, very "continental" feel, and caring staff who speak english.
