Good location, close to San Marco Basilica. There is a ACTV station nearby. Breakfast is OK. Very nice and kindhearted stuff.

The locations was perfect....near St. Mark's less then a 5 minute walk...staff was very personaable and helpful. We would stay there again.

Location was excellent, staff were really helpful … and piping hot water in bath and shower. (Great when we got drenched in colossal rain and had to wade through dramatic "aqua alta"!)
This is a minor criticism. We paid for a 3-bedded room. The double was huge, but the third bed was unfolded from the wall. This seemed to be the lower half of a bunk bed. The upper bunk (although folded away) overhung the lower bunk. Mind your head!

Value for money and very helpful staff.
Staff was very accommodating and always with a smile. Location was very close to Piazza San Marco and all the shopping and eating areas.
The proximity to San Marcos square, and water taxis was only a 10 min. walk. Really comfortable King size bed. Great breakfast, vend excellent staff.
We enjoyed staying here because the lobby areas and our room were beautifully decorated in classic Venetian style. Also, we loved staying in a more residential (and quieter) area. The little passageways off to the sides of the hotel and on from there were lovely and enjoyable, yet if we walked straight out the front door, we were right on the Riva degli Schiavoni in less than a minute. So, it's possible from here to stay in the neighborhood or to blend right in with the crowds of people and walk wherever you like or get to a vaporetto. This was very convenient and helpful, but if you can't use the stairs, be sure to advise the hotel when you book your room. The room we had was very nice, with a view of the other buildings and a courtyard, and the little balcony was a great asset.
For starters, we followed their suggestion of a vaporetto stop, but it turned out to be too far away with two major bridges to cross. We went into another hotel lobby, where a man at the front desk called the Bisanzio for us to see if they could send someone to help with the luggage. The answer was no. So that man kindly carried the two suitcases over the first bridge, and we were lucky enough to have some younger/stronger men offer to carry them over the second bridge. When selecting a hotel for this trip, my top priority was to find one with an elevator because I can't climb even a whole flight of stairs. I also needed a room with sufficient light because of a vision issue. The Bisanzio had an elevator and promised a room with lots of light. But when we arrived, we discovered that our room was up (and down) six steps from where the elevator stops. They had given us a room with great light and a nice courtyard view but couldn't change us to a room with no stairs. The only other (and minor) thing is that seem to cater to American tourists, so if you find this helpful, it works. If you want to pretend you live there or would prefer to be with people from all over the globe, this isn't that kind of place.
The hotel is less than 300 metres from the piers where boats from both the railway station and airport stop. Less than 10 minutes walk to major attractions.
The balcony and patient staff.
Don't provide packed breakfast for clients who have to check-out very early in the morning.
The staff were very friendly and helpful. Service, cleanliness and comfort are very good. The location of the Hotel is excellent, very close to the main sights and walking distance to the vaporetto stop. Very close to the "Plaza de San Marcos". Breakfast is adequate considering what you would pay for the same in any restaurant. Highly recommended. We return to this hotel with pleasure.
Hard to describe something bad.
This is a beautiful hotel, close to everything! Gondolas, water transport, restaurants and incredible views of st marco
Not enough toiletries and it would be nicer to have china cups and tea making facilities rather than polyutherene cups.
Facility, location, personnel and value.
The location despite there isn't a great view. The staff is very nice and helpful. The installations are good and the decor is good taste.
The wifi in the bedroom is very bad.
The location was perfect as well as the front desk assistance with recommendations for dining and transportation. Kudos to Gabriel & "Tony". Rooms were clean, quieter than expected, and comfortable.
The only critique I would have is regarding the breakfast. Having more variety would be a big plus.
Great location and easy to find. Staff was professional and very receptive. Rooms were very clean, good size and the bed was surprisingly comfortable. Breakfast was very nice and well organized. We would most definitely stay here again and recommend it to others.

Very spacious and luxurious but we definitely paid for it since it was 4 times more than what we would pay even in Hawaii. It was a great way to spend our last night in Venice though.
Very expensive for €440 per night but might be due to the fact that we booked same day due to bedbug issues we had at hotel we initially booked.
