Location was very good (in quiet area but not far from the main street) but it was little bit hard to find the hotel when we arived. Room was nice furnished. Breakfast OK, same every day but for three day stay not a big deal. no bathrobe and complimentary slippers (de luxe rooms should have offer this), would be nice if there was a kettle in the room, so you could make a cup of tea or coffee. There was a problem with the water in the bathroom - the water was salty. We would have expected some apology for this problem instead of the information that they knew about the problem and somebody was coming to fix it (at the time of our check out).

A sweet little hotel, well situated, quiet, and good value for money. Room small but adequate as I didn't spend time in it as was too busy enjoying Venice

We thought the hotel was wonderful. The location was probably the best feature. We could easily walk to everything we wanted to see, including the Pizza San Marco and the Rialto Bridge. Staff was very friendly and helpful. We weren't able to have our windows open to enjoy the canal and run our air conditioning at the same time, because the air runs on a computer program that won't allow the air to come on if a window is open. Good energy saving feature, but not great for people wanting to take in the view around them and hear the sounds of Venice.

Close to the ferry terminal, good shopping near-by, plenty of cafes and restaurants in the area, quiet. The bathroom was not big enough to swing a mouse let alone a cat!

We had stayed at this hotel on two previous occasions. The location is excellent and the hotel has obviously been enlarged since we last stayed there. It has a beautiful altana and lovely entrance with a well head. Our stay was very enjoyable and the rooms are spacious and very clean. I would not hesitate to book there again. I didn't like the breakfast arrangements - the room was very cramped for the number of guests and the coffee/beverages were from a machine - why? In Italy of all places, you should be able to get a decent cup of coffee at breakfast. Also the wifi was only really available in the reception are of the hotel, and not accessible from the bedrooms.

staff very friendly & helpful, all with excellent English. Good location close but not too close to grand canal. room comfortable with all facilities required,excellent breakfast. possibly level / brightness of lighting in bedroom, tho very small problem

Excellent location (5 minutes from Canal Grande) matches a beautiful renovated Venetian ambiente in an old palace prices for the low season were very agreable The lift was very small and very slow, staircases were not well indicated

Nice location. We got a room with the window against the canal. Very nice waking up in the morning and looking out on the boats and water. Short walking distance to shopping area. The hotel is located a few minutes away from the busy main canal, so prices in the restaurants in the hotel area was much lower. Plenty of restaurants in the hotel area. Clean rooms. We recommend this hotel. The breakfast was fair but not the best.No wi-fi access in the rooms.

This is a charming Hotel in a quieter area of Venice which appealed to me. There was no outside noise at all from my room on the side of the Hotel. The single room I had was quite small but comfortable enough and very clean. A male might have trouble in this sized room however, especially in the bathroom. Breakfasts were very good with ample variety for the numerous nationalities. Overall I thought the hotel was very nice and they even had a lift - I would return. They do need a new computer which was free to guests when it worked! The reception needs to engage more with guests instead of whatever they were constantly doing on the computer. I remember hotels by how well the reception greets and engages with their guests. When away from home, this sort of attention is very much appreciated.

An excellent hotel. Rooms beautifully decorated and very helpful staff who spoke excellent english. Good location as close to tourist attractions but far enough away so quiet and surrounded by reasonably priced shops, bars and restaurants. Arrived by water taxi direct to hotel - an expensive but good way arrive.

We enjoyed the quiet area. It was our honeymoon and the website said the room was air-conditioned, which we thought meant heated. When we were there the first week of October the nighttime temperature was down to 45 degrees f and the hotel didn't have their heat available. They said it was a maintenance problem that would be fixed in a couple of days. There was an "emergency" and the maintenance man couldn't be there. But then when we talked to the owner or manager about some sort of refund on the room and he said that they weren't allowed to turn the heat on until November legally. He was not interested in listening to us at all about the issue. We talked to other Americans and the heat was on in their hotels. It was cold and we ended up not spending much time in our room like we had planned. At over $340/night us dollars, we expected more. And we felt lied to either way.

Good location close to water taxi. Older hotel but well appointed and quite comfortable. Convenient to the sights and attractions of Venice. Excellent buffet breakfast. Very helpful and friendly staff. Free WiFi in the public areas. Would be more convenient if WiFi were available in the room.

The location was perfect. Equidistant from the Rialto bridge, St. Marco's and the railway station. Also, the water bus stop was just 3-5 min walking distance from the hotel. Right infront was the main shopping street of venice. The rooms were small but cozy and clean.

The hotel was clean and situated right by a canal with their own dock. It was very cental, walking distance from the main sites, but at the same time very quiet. The room was on the ground floor and although a good size (unusual in Italian city hotels) the windows were opaque. We were not able to look out, I presume this was for our privacy but net curtains would have been better and I would not have felt 'shut in'. The staff were polite and helpful at all times and the hotel provides a water taxi free of charge to Murano. You have to get the vaporetto back. The breakfast was good: fresh fruit, cereals, yougurt, ham and cheese. croissant and rolls. We would certainly stay there again. The only minor dislike was the 'snugness' of the breakfast room. The hotel was full all the time we were there and the room did get crowded.
