The location is great, very close to the bus station and to the railway station but also very quiet.
The floor has not been vacuumed for ages and there were lots of mosquitos in the room.

But when we arrived we made arrangements with the person at the desk for an early breakfast the next morning because we had to leave early but there was nobody at the desk nor at the breakfast room at 7hr so we left without breakfast. We were bvery disappointed with that issue
Very easy to get to the hotel from the train station. Good overall location, although nothing is very far in Venice. Beautiful roof top breakfast location. Staff very helpful with arrangements to get to the airport after our short stay.
Location was close to train station but a bit always from the main touristy areas, which we loved. Francesca was an amazing host, very kind and helpful. Breakfast was good (great cappuccino).
The location was good in that it was close to the train station and right on a canal with promenades. There were good restaurants nearby, but you have to look for them- not the ones in front of the inn.
Though the room was large and had a good view, there were few amenities. None of the staff seemed to think it was their job to ensure a pleasant stay or provide information about Venice. The breakfast was extremely poor.

Convenient to coach station where we arrived and from where we took the people mover to our ship the next day. Only two bridges to navigate. Nice and quiet with reasonably priced restaurants close by.
Not the easiest hotel to find as it has no outside signage. We realised later that one has to rely solely on the number of the hotel above its door. But it is worth looking for as it is a characterful establishment

Our room was very nicely appointed with high quality windows, doors, decor and linens. We loved having use of the living room, dining room and rooftop terrace for breakfast and relaxing. The neighborhood is terrific. Its close to major stops on the vaporetto and has lots of nice restaurants and shops. Its much less crowded in Santa Croce which is a welcome relief from the hectic San Marco and Rialto areas.

Could of done with two pillows on the bed. There was no order form for breakfast you just had to tell reception whether you wanted tea or coffee. No milk delivered with cereal.
The rooftop area was great. The location was easy to get to from the station.

Great location---a bus from Marco Polo airport gets you within 5 minutes walk of the hotel, and only one small bridge with steps to cross-- also easy to get to the port using the people-mover,if going on a cruise. A very interesting 30 minute walk from the hotel to St Marks Square, and a water bus brings you almost all the way back along the Grand Canal. There are good restaurants close by. The hotel is historic, and has been beautifully refurbished. The rooftop terrace is a delightful place to while away an hour or two, (there is a lift!) breakfast is adequate, and Francesca and her staff are very helpful and pleasant, with Francesca insisting on carrying our suitcases up and down the stepped bridge when we left. I would certainly be happy to stay there again
The numbering on the buildings makes it quite difficult to find the hotel, and there is no sign outside
We had a night before our cruise and stayed at Ca' Dei Polo. It has a great locattion close to the bus station. The owner gave fantastic customer service. We would stay there again.
We wish it had better signage. The only way you know is the small placard outside the door by the call box. So it was a little difficult to find at first.

Breakfast pretty basic but that's Italy so didn't bother us that much only thing I could think of. At least it was included.
My daughter and I spent the night here before joining a cruise the following day. Everything was perfect and we loved the bedroom and roof terrace where we had breakfast. Very helpful staff.
The location was fantastic, right near the main train and bus station, but on a quiet street away from the bustle and I was easily able to roll my big suitcase there in about 5 minutes. I could reach the main parts of Venice easily either on foot or by vaparetto. The hotel was quiet, clean and the rooftop terrace was just charming and a wonderful place to sit and catch up on my journal or to have breakfast. The room was nicely appointed and I felt very safe. I felt the price was a steal for such a nice facility in the heart of Venice. Breakfast was plentiful and tasty, in line with the usual Italian breakfast with many choices and little extras. The service was polite, prompt and very friendly.
