Tranquil, beautiful old hotel. Small and very quiet but with a wonderful warm and welcoming feel. One of the very best experiences you could have. Nothing.

The position and history of the place . It is one of the many Palaces on the Grand Canal , with a beautiful private garden , where you can eat your breakfast in the morning , or sit and drink wine in the evening watching the activities on the Canal . And yet it is only 5 minutes walk from the station . Absolutely nothing .

This is a beautiful historical building in a great location overlooking the Grand Canal. It's also very close to the station (5 mins walk) and the bus station (10 mins walk) and a convenient Vaporetto stop. All this makes it exceptionally easy to arrive at the hotel and then get about and explore. The immediate neighbourhood of San Croce is absolutely charming: it feels very 'Italian' and local, and surprisingly quiet. We ate at some good local eateries and the hotel were happy to advise on where to go and helped book tables. The staff were all very friendly and pleasant - and spoke impressive English. The bedrooms are comfortably appointed with very good bath/shower rooms. It feels luxurious too with copious monogrammed white towels, monogrammed bed linens and towelling robes and slippers. Nice toiletries too. Inclusive breakfast simple (pastries, rolls, fruit, yoghurt) but generous quantities and a good variety. The warmer months must be idyllic as you'd be able to sit out in the very pretty canal facing garden and watch tout le monde go by! Ground floor rooms! I'd read some of the reviews, but wasn't quick enough off the mark when checking in. We had a highly attractive ground floor room (stunning panelling, stained glass windows and a round bed!!) which overlooked Canal de Marin down the side of the hotel. However, it was very noisy. You are literally an ill-fitting closed door away from reception so our late afternoon snooze had a constant backdrop of excitable Italian chatter and to'ing and fro'ings. Later at night it was quiet, until the receptionist started having loud telephone conversations between 3 and 4 in the morning. In the end I had to go out into the reception in my PJs and tell him to shut up. He had the grace to do so, but then started stapling paperwork!! However, in the morning we asked to change rooms and were put into another lovely room, but on the first floor. We still had our side canal view and it was another beautiful room. And quiet! So we were happy. And I must reiterate, this is a lovely, beautifully appointed boutique style hotel. We would use it again, but definitely specify a first or second floor room.

A well located yet quiet hotel looking out at the Grand Canal. Friendly and helpful staff, neat and tidy rooms. The hotel has the atmosphere of a wealthy Venetian house. Old luxurious furniture in the lounge rooms is curious and keeps up the ambiance of the past. The hotel looks like an oasis in the house to house line of buildings along the Grand Canal due to a well-kept garden, a wonderful place to relax and a blessing for smoking hotel residents. Despite all the good things, I think it’s a bit too expensive.

The garden which overlooks the grand canal. The kitchen staff. Unfortunately despite the 'luxury' status this hotel was very disappointing. We asked for twins beds which we found out were not available until we had checked in. There was no batyh but the shower was good. The manager was very rude for the entire length of our stay. The curtains would not shut, the air con did not work, there was very bad TV reception and no communal lounge, the breakfast was poor and there was little encouragement to have any other food or drink at the hotel at any other time throughout the day of evening, and if you did the drinks were increadiby overpriced . Very poor value for money.

great hotel, quiet area, but far from the "main" venice attractions. Walking distance to ground transportation far from St. Mark's and other "attractions." However, this may be a plus depending on your perspective

The helpful staff The magnificent garden by the canal where you can have breakfast or just relax at any point in the day The size and decoration of the room (junior suite) The superb location close to the railway and bus stations (meaning only a couple of bridges to go through with luggage), as well as its closeness to the gran canal and access to gondolas or waterbus

Everything. It surpassed my expectations. The hotel is beautiful, the rooms were great, breakfast outside on the grand canal was fabulous. The staff were all lovely and friendly. It is a 4- star hotel that is very reasonably priced. The location is both convenient and quiet. I would absolutely go back there again. I have absolutely no complaints. It was fantastic.

The best attraction was the Garden breakfast area overlooking the Grand Canal. The photo's on the website tell only half the story. Any quieter and it would have been less interesting, any noisier and it would have been too much. Just perfect sitting having breakfast or relaxing with an afternoon drink watching the gondola's and Vaporettas go past. Very Warm in July so we were glad the room had aircon (as much as I hate it, the aircon was a necessity as leaving the windows open the first night led to sleepless a night due to heat + mosquitos) The bar closes a little early and thus suits the more mature traveller. But then the whole of Venice is like that. We had drinks (from the minifridge in the room) on the balcony every evening though.

This hotel is wonderfully located; overlooking the Grand Canal and close to the Railway Station. We loved sitting each morning in the garden having our breakfast overlooking the Grand Canal and watching Venice wake up. The room we had was luxurious and beautifully designed.
