The staff helped us to change to a much bigger suite (with extra cost of course) which totally (positively) changed our opinion of the hotel. We didn't like the rooms we were given in the ground floor. But the first floor rooms are nice and quiet. Nice oriental antique furniture a in the public area - my favorite. Nice big gardens.
Location- we have very heavy luggeages and I carried them up and down two bridges. One of the bridges was really high! It's closed to the train station, yes. But too close that a water taxi only takes 30seconds(just across the river), or you walk 500 steps. Room is slightly cold but there was an extra blanket so it was alright.
Being close to Santa Lucia station was perfect for us as we arrived by train and left by bus for Treviso airport (it was 10-15 minutes walk to get the bus) Staff were so friendly and helpful; phoned a few restaurants for us, made a booking, and also gave us hot water, milk and tea bags late at night (no tea making facilities in room) The hotel is very nice, quite grand, room comfy and unusual but a little dark. Shower very small but worked well.
The breakfast was pretty poor and not 4* at all. The strangest orange juice ever that was a bit fizzy and quite red in colour - it was disgusting! Only other option was grapefruit juice which I didn't try. Cheese and ham didn't look very appealing as it had been sat out and had dried up quite a lot. Scrambled eggs and bacon not terribly appealing either. No nice bread other than frozen white bread for toast. Bread rolls rock-hard. Good cereals, seeds, fresh whole fruit, yoghurt etc. The fruit salad was not nice. Sweet pastries all looked good! Overall the selection and quality seemed poor. We did feedback to the reception when checking out and our feedback was very welcomed.
The hotel is a small old Palace that has been refurbished to high standards. Situated in between two gardens, a square and two canals, it is one of the rare quiet places one finds in the bustling (and overcrowded) town of Venice).

Hotel very convenient to vaporetti stop & Piazzale Roma (Bus Station) Hotel staff very friendly. Breakfast was good...typical European breakfast. Probably would stay there again just 'cause I'm familiar with location, etc...
Room was noisey - you could hear people at front desk talking & noise from other rooms. The bed was just so-so!
The terraces overlooking the grand canal were quiet and so special, we felt as if we were old Venetians in their own home. The management were cordial. And welcoming. I will definitely go back , and recommend it to all.
A restaurant in the hotel would make this absolutely perfect.

Hotel location is very accessible to everything. staff were nice and very accommodating , very clean hotel.
I was told upon check in that my room was upgraded for free which I appreciate very much. On the first night we were very tired and want to have a good rest,after long hours of travelling. But unfortunately the aircon was not working and it was too warm in the room.Contacted the reception but I was told that because it was cold outside so it's due to the sensor and nothing can be done because it's night time.I was told to open the windows but it was noisy and the smell of the canal.. In the morning I had mosquito bites on my arms and legs. The manager of the hotel said that if still the air con is not working on the second night he will transfer us in another room. And it was fixed until we check out.(we stayed for 4 nights)
The hotel was very convenient to the train station and getting to all the attractions was very easy. Opening a window and seeing a gondola pass by was an extra special treat. Overall, a wonderful experience!

Every things was awesome starting from the staff at the reception to the cleanness of the room and the great location just near the train station.
The internet connection not was very slow and it could be better.
This hotel is in a great location. Just across the canal from the railway station. The outdoor areas are great for having a drink and watching all the action on the canal.
There is no wifi, we need to use the hotel's wifi nearby. Be careful that they will reallocate you to another apartment. The environment is not clean, there are flies and very noisy outside. The apartment that we were being reallocated was super far away from the train station,45-mins bus. If you have luggage with you, we highly-recommend you to another hotel because the stairs are too difficult for moving luggage. Breakfast was so bad. There are 7 little jar of jam with the same flavour. I don't know what to do with these.

Location was wonderful, room was large, some staff were very helpful but not all.
Breakfast tables were never setup outside on the Grand Canal which is a wonderful spot to watch the boat activity. We always had to setup tables for ourselves which is poor. Breakfast was ok, but that is normal for Italy.

Reception staff were snooty. They thought they were really special. They should learn from the Four Seasons at Sultanakhmet Istanbul. That is what customer service is about!
The garden is an excellent venue for both breakfast or an evening glass of wine watching traffic on the canals. The bathroom in our room was quirkily separated from the bedroom by frosted glass panelling.
There was a fair bit of noise from the reception area audible in our ground floor room. Whilst it mostly stopped by midnight, we were once unaccountably awoken by the concierge thinking the room was unoccupied at 4 AM.
Five minutes walk from the station, with a private garden on the Grand Canal. Easy access to vaporetto stops. Helpful staff. Great breakfasts. Excellent shower. Stored our bags until 6 pm on day of departure. A haven of tranquillity in overcrowded Venice.
Arrived back one day at 4 pm to find room not yet cleaned. Just a minor niggle, but not what you would expect in a classy hotel.
We liked "living in a past era" and the exclusiveness of the hotel....Even George Clooney stayed there after us!
The check-out of 11 am is too early ; however, we were allowed till 12 noon, which was fair enough. A little pricey, perhaps, if just to sleep!

The best shower ever and a good sized bathroom. And good air con. Also had a lovely garden area, over looking the grand canal.
This is a great hotel. It's location is not central but still close to great restaurants and catching water taxis is super easy and accessible. Breakfast at the front garden area is beautiful with the view of the grand canal. Would stay there again.
Great location on the grand canal about a 5 minute walk from the train station. The staff was friendly and helpful in recommending restaurants and negotiating a gondola ride. Also the attached garden (also facing the grand canal) is one of the few green areas in the venice area -- great for having a favorite beverage and to watch the activity on the water.
The pigeons in San Marco square are very friendly. They will roost on your arm or hand if you offer food. Unfortunately, some of these same pigeons frequent the garden area at Ca Nigra -- so you will need to tolerate the pigeons if you are enjoying the garden.
