The location was fantastic. So close to st. Marks square and the basilica.
We stayed during the off season and there was no staff in the hotel. Found it difficult as we needed directions and information but there was no one to ask.
Very nice and big room for Venice, no problems with hot water or heating. Great stuff. Room is a really Venice style with cute furtniture.
This was a fantastic base for easy access to the sites and attractions of Venice.
It was a great location, less than five minutes from St. Mark's square. It was also right near the boat stops. It was great value for money, seeing as Venice is expensive. The rooms were cleaned and well looked after. And you receive free water bottles every day, which is a nice touch.
The main issue was that it was poorly run. There is no real reception. The man running the hotel is on the fourth floor, so you need to go up there or call him if you need any assistance. Also, he is not always there, so you may not always be able to get in touch with him. This can be problematic upon your arrival, so it is best to let him know of your approximate time of arrival in advance.
Location is ideal being so close to San Marco.
The hotel is hard to find without a GPS
Had difficulty contacting the hotel when we arrived as there was only 1 person per shift managing the place.
- Close to San Marco's Square/Doge's Palace and 10-15min walk to Rialto Bridge. - Hotel sent a detailed map and instructions on how to get there from the airport etc.
- Walls between rooms were thin; could hear our neighbours conversing as if they were speaking to us. - Note that the card we used for securing the booking was charged before we checked out of the hotel so make sure you don't need to change this!

Location is 5 minutes walk from San Marco's Square and 3 minutes from Vaporetto No.1 - Giglio. Coffee maker in the room. Friendly staff.
Room No.35 - The bathroom is tiny! You sit on the toilet and your face is in the sink. You have to close the bathroom door to be able to get in to the small shower. Then when you're brushing your teeth and bend down to rinse your mouth, you hit your head on the shelf above the sink. This bathroom is like a converted cupboard. The safe which is only big enough to put your passport and money in, is not fixed to the floor; so somebody could actually still your things just by taking the whole safe. I could easily pick it up and I'm only a 5'5" female.
Close to La Fenice, St. Marc's Square, shopping, Vaporetto. It's the location, why I would book again for a fairer price
No reception, very small bath room (shower was very tiny), carpets in the staircase would need a cleaning.
Only location is good but even then if you are carrying heavy luggage you need to carry over at Lear 2 bridges with stairs. You also need to carry your bags up 4 floors up.
The room is not clean as me and my friends got bed bugs. We booked 3 nights but cut short to 2 without refund for the last nights. The staff is unfriendly as they cannot change dates. They try to cheat by having some rooms that you can book without paying first but some you pay once you book. Not a pleasant stay there.
The room was clean and more than a closet. Nice desk with coffee machine, small refrig with bottled water each day. Our room was on the street side with two windows. We liked the view and also the street noise (we live in a urban area) during the day. At night it was quiet. The decor was Venetian and appeared to be freshly painted. Some may call it dated. Wi-Fi was very good. Some may expect luxury for the price, but this is Venice everything costs more. Outside each room is a large sitting area that had the A/C running. It was cool so we did require the A/C The location is off the main street Marzo XVII on top of the shops within a few blocks of San Marco. Down the alleyways are many restuarants.

So close to St Marco's, so you can get an early start to your sightseeing. Close to cafe for breakfast.
The three flights of stairs, with heavy suitcases and no air conditioning on the way up was heavy going for this middle aged couple. Concern for bedbugs from previous reviews was unfounded for us.
Walking distance to all the major sights and water taxi stops. Designer shops and choice of good restaurants close proximity. Ideal for a city break.
Very central and friendly staff
The rooms are literally five minutes walk from St Mark's Square and from a Vaporetto stop. Although only rooms, they are clean, modern and have everything you need. There is a coffee machine and maid service with towels changed daily.
The main door is hard to find down a dark alley. The cooling function of the air con in our room did not work, with the result that on our last night we opened the window and became a meal for the Venetian mozzies.
Location is great. 5 min from st. Marks. Staff kind and helpful.
We seen a big rat inside hotel. I dont know maybe it is normal for Venice but after seeing a big rat inside hotel it is hard to sleep comfortably.
