How quaint everything look. Lovely staff warm and welcoming. 3 flights steps. But is was worth it . Nice bed n breakfast.

This place was fantastic. The staff was very friendly and accommodating. The room was very clean, the location of the hotel was right next to St. Marks square, the Rialto Bridge, and the Grand Canal. The breakfast is worth getting up for. Beware, the hotel is on the fourth floor and there is no elevator. So if you have a lot of luggage like we did, it can be kinda irritating. But, the hotel is worth the trouble.

1) Location: close to the main tourist path but quiet place. 2) Tiny but everything is available. 3) Good free WiFi. Which is a must nowaday but not many hotels have it. Everything is so small. But one can't expect spacious rooms for this amount of money in Venice.

The location was very good and the staff was helpful in finding good local spots. Our room was incredibly HOT the first night we were there because of a heated towel rack that somehow heated up the bathroom and the entire bedroom. We brought it to the attention of the staff and it was fixed the next day.

3 bedrooms and a washing machine were nice, also the breakfast supplies were nice to have. (Simple--a few pieces of fruit, juice, milk, toast and nutella/jam) Very quiet location. We stayed in the Elena apartment, which was North (farther away from the Rialto bridge) of Ca'Riccio itself. Okay location, just farther away than we expected. Although we had indicated our expected arrival time, nobody was there at the time and we had to find a restaurant (with all our luggage, in the rain) to bide our time.

IF possible please avoid this hotel since it does not care about its customers and when booking please read all the terms & conditions properly. Hotel staff is very unfriendly and they do not respond properly to its customers

Friendly staff, clean, fast wifi, good breakfast great location for day trips to other island and near the centre but still feels away from the tourists Reading some of the other comments the main complaint is its hard to find. Its Venezia unless your hotel is next to the station its going to be hard to find.

Excellent location, the mail from management giving the directions to the hotel with pictures was excellent. Free wifi in the room too. Check in was in 3 mts! did not have tp pay money up front. Managment promptly sent reminders for winter time change. Good value for money. 1. Street gets flooded during Aqua Alta. Management should provide disposable wellingtons, at the market rate. 2. Problem for guests with heavy luggage as no lift, same has to be lugged up three floors over a narrow staircase, but was not a problem for us, as had only backpacks. 3. Breakfast starts only at 8.30

4 minute walk to Realto Bridge one way and 4 mins to Fundemento Nuove boat station No elevator so there are 4 flights of stairs to climb

Friendly staff, nice bathrooms and a good breakfast selection. As in most of the less expensive Hotels inVenice the room was very small, we had a family room(3 adults) the 3rd bed was not very comfortable.

It is a typical ancient small and beautiful building in Venice, surrounded by trees and flowers. The owner is very nice and helpful. The room was so small that it could not even hold our luggages. Besides, we had to clime up the stairs with all our heavy luggages since there was no elevator. But we were fine with such inconveniences. After all, when you were attracted by the terrific scenary, you just ignored these disadvantages!

Location, near Alilaguna Fondamente Nuova. Renovated apartment. Staff confirmed there was no wifi in the room but on the last morning we found the code. Very unconvenient and a bad service, wifi nowadays is as basic as water. Sofa bed extremely uncomfortable. Even though other guests say you get breakfast with apartment, we got nothing at all.

Great location, only 5 minutes walk to Rialto Bridge. The Cannareggio area is more authentic and cleaner than the tourist area of Venice. Clean hotel and nicely decorated giving an authentic feel. Customer service. We arrived at the hotel in Venice at 20:30 only to find there were no hotel staff on sight to let us in. We were left standing in the pouring rain for an hour until returning guests let us in. They also explained they had to stay in a house of the hotel managers friends the first night due to a mess up with the bookings. We found a list of emergency numbers and after the 6th number we finally spoke to the hotel manager who checked us in 2 hours after arrival. No apology was given. We actually received written confirmation and arrival time 2 days prior to arrival so there was no excuse. We never saw any of the owners again for the duration of our 3 nights stay. The only staff you will see are the waitresses at breakfast who will happily brush past you withou acknowledging your presence. On check out a single traveller arrived with her booking.com confirmation.... surprise surprise she didn't have a room confirmed. 1 is a mistake, 3 in a week is a warning to avoid this place. Could be good, unfortunately is the worse place I've ever stayed. SHAMBLES.

Great hotel, located in a venetian neighbour (not touristic at all) but with all the main touristic places at walking distance (10 minutes to San Marco, 5 minutes to Rialto Bridge..) Great value for the price you pay considering hotels in Venice are quite expensive

The only thing I liked about my stay at this hotel was the location. First, This hotel is on the top floor of a coop building so it doesn't look like a hotel. On top of that there is no porter and no one is willing to help you bring your bags up 4 flights of steps. Second, our room wasn't ready when we arrived, which is fine, so they let us leave our bags at the front desk, however, they charged us before we even checked into the hotel which is shady since most hotels don't charge you until you check out. Third, the hotel closes at 2100 or 9pm, and by close I mean the entire staff leaves at that time and they don't return until 7 am the next morning. This wouldn't normally be a problem if you and your party plan on staying together but if you split up you only have one set of keys to all of the doors and if someone falls asleep there is no way for you to get back into the hotel. Forth, the staff was not friendly or helpful at all. Finally, there free breakfast starts at 0830 which is fine if you are leaving later in the day, but most breakfast start at 0700. There's was from 0830-1000. Overall this hotel was unacceptable and I would not recommend this hotel to anyone.

Good sized apartment, clean, comfortable, modern and homely. A great place to relax after a day walking round Venice. As it was away from the main hotel it was like living in Venice for the w/e. Also the location was literally 10 metres from the waterfront restaurants and waterbus stops of Fondemento Nuevo but peaceful and relaxing. Although we didn't self cater the kitchenette was a bit basic.

There is not a reception where someone is on duty. We struggle with wifi and there was no one to help us. When we arrive we have to struggle to get the door open.the breakfast was late the first morning, breakfast is only from 8.30 and when we leave the diningroom at 9.00 then only come the eggs, so we only have half of the breakfast..the kitchen staff was not very friendly or helpfull.with breakfast you have to pay extra for the orange juice.
