Venice is fantastic and this B&B is very close to Campo Santo Stefano where you have several good options to eat and shop. It is very close to Rialto, San Marco and Academia. If you have several luggages, please take a taxi and not the vaporetto. |

The staff was great (signing up took place in a hotel nearby). The room looked ok but the smell of the room (room "Mask) was awful. It can't be normal that the room smells like moisture so strongly. There was also mold in the bathroom's walls. |

Perfect Location , Friendly staff , Room with window next to a little canal with boats passing . The room had some fungi problems , and the plumbing was not ok ,resulting in a bad smell . Although in Venice (hence the water) this should be fixed . |

Excellent location, quiet and misteriously hidden. There are some sounds coming from the music conservatory, but perfectly shut off when you close the windows and turn on the a/C. The only service you get is a furibund foreigner serving your breakfast. We arrived three minutes before ten ( thinking that 10:30 was the deadline) and he had already cleared the tables and was so furious that he actually threw our forks and spoons at the table, and banged the bread basket. I mildly asked what was wrong, and he said furiously he was not paid by his boss to wait for us that late...three minutes later we were gone and he was furiously banging things again. Then, we had to meet him at the main Hotel building and so I was glad I did not confront him earlier...But then, he was not italian. We were never treated like that by Italians. |

Our first trip to Venice and our host could not have been more accomodating. Hotel was located in an excellent location, within easy walk of the boat buses. |

The location is excellent and we could walk to the Rialto bridge and St Marks Square easily. Hotel staff were friendly and helpful. The breakfast was good despite the comments posted by others. We arrived at night and enjoyed our trip down the Grand Canal. I liked the sound of the water at night too. It was a bit expensive but staying a cheaper hotel would have meant more travel to and from the less expensive areas. I think we saved money by staying there in the end. |

Our room (The conservatoire) was beautiful, spaciuos and comfortable. The bathroom was amazing, with a jacuzzii tub that felt wonderful at the end of a serious walking day in Venice. Cannot say enough about this B & B! Alberto was a gracious host, with many suggestions to offer us. Our room faced the music conservatory and for the most part was a charming choice...however, a cacaphony of many instruments playing together was not always welcome! |

Friendly and efficient service, when available, and helpful tourism advice. Very comfortable and spacious room with good bathroom, flat screen TV and air-conditioning. The place is central but quiet, which suited us very well. This is actually a B & B related to a nearby **** hotel. Thus there is no service or staff presence there after midday and no facility for making or ordering tea or coffee in the room or in the building. |

Kind of a romantic get-away right in the heart of Venice! Different from the usual hotels...You could greet and talk to the gondoliere passing right below your window! Breakfast was, even for Italian standards, poor! |

The location was perfect, near to a lot of local sights, but off the main streets, therefore quiet. |
