the hot water in the shower didn´t work properly during the first night.
The location is excellent, in between the biënnale and san Marco. The room was very clean.
No WiFi in the room but only in the very small reception hall. The room was in another building so it was not handy to get there, often the only space to sit was occupied by luggage. Being there for business the absence of WiFi in the room was quite a problem! The room was quite dark and smelt moist! modest Breakfast!
We had a lovely stay and would definitely stay there again. It is in a very nice, quiet, central location. The staff were friendly. We arrived really late but this wasn't a problem. Breakfast was fine and served in a lovely small courtyard. The room was very clean and nicely decorated.

Good location, many restaurants and bars close by. The room was very good, excellent bed. The staff was helppful and friendly. The recepcionist doesn't speak english. It was not a big problem. Totally recomended!

We lived in the room apart from the main building of the hotel. The hot water for shower can only last for 3 to 5 minutes, and most surprisingly, the owner said it cannot be solved and ?! He told us that he sold the room for a couple of years and nobody has this problem. It doesn't make sense!! After complaining, he changed the room for us after 2 days. It looks like a perfect room. However, there are a number of mosquitoes at night (more than 10 !) It was a nightmare living in this hotel.
Location - excellent. Accommodation - we had a double en-suite which was spacious and comfortable (I like the extremely firm mattress). This is my second stay at this hotel and I would happily book again as it met our needs for a lovely sight-seeing/ two-day getaway.
The room was quite hot - even for October! It was cool enough at night though so maybe the heating/hot water system had kicked in during the daytime.
+The owner actually came to meet us from the waterbus. Finding places in Venice can be difficult so this was great for us.
The "dining room" was, to say the least, intimate. Got to meet fellow guests really easy!
The room was very nice. We enjoyed our stay. The breakfast was delicious. The hotel was close to saint mark square.
The front desk lady didnt speak english. A little tricky to find. We walked from the saint lucia train station and took us 40mins. Make sure you use google maps for direction

We were close to St. Mark's Square and several restaurants. Breakfast was more substantial than most Italy breakfasts. It was quiet.
Wi-fi available only in lobby and in one room on the first floor. Owner not available as much as other B&Bs we had stayed in in Italy. He was the only one who spoke English and was not on site most of the time. Air conditioning did not really cool the room which made sleeping not as comfortable. Would have been nice to have a shower curtain to cover the length of the tub. Water faucet in shower came off in my hand. The walls need cleaning. Not sure we would stay here again.
Staff very helpful. The breakfast was very nice. Room was very clean. Very close to St. Mary's Square, etc. so easy walking.

It's small and tough to find but that's it. Everything else was perfect!
Room was clean and within walking distance to sites.
Somewhat difficult to find as lots of narrow dark alleyways and lots of odd angles in streets. Had to leave too early to try out the breakfast . Owners don't live in so if you arrive at an odd hour there may or may not be someone there to let you in. Only person the we saw couldn't speak English very well at all and we never did see the person who could speak english.
Great location, good beds, large room and bathroom with spa (which we put to good use). Arrived by sea so were able to catch ferry to Arsenale stop and only had to pull the cases over 1 bridge. Good breakfast with extra coffee. Helpful staff. Full of Australians!!
Down a dirty alleyway, the "hotel" sign was a piece of paper taped to the wall on the corner of the alley !! Complete darkness in alley at night.....had trouble attempting to unlock front door in the dark......no employee in "hotel" to help us. The light bulbs in a couple of lamps were 10 watts....we could not read by them. The small refrig did not work. The air conditioning was a joke. No instruction how to use it.....we had to call the owner from his home to get it working......the room was hot and no fresh air. This is a place we would NOT recommend to anyone !!

4 floors up no one to help with bags or greet on arrival. Very old and tatty furnishings hard uncomfortable bed no tv reception no wifi unless downstairs in lobby. Not impressed would not recommend.
Good location handy to St Marks. Staff are friendly and helpful. Rooms looked as they had recently been refurbished.
Stairs take a bit of managing if you have suitcases. Also took a bit of finding.

Breakfast is basic With fi is not available in rooms, only at the small reception area and at breakfast No reception staff available if you arrive late afternoon. Press the doorbell in the laneway and hope someone answers. They eventually do but nevertheless we and another couple felt stranded.
Easy to get to vaporetto, restaurants and St Marks and quiet. Breakfast continental ok, ground floor room 'tired' but comfortable and staff pleasant.
