We stayed a rever view room which was bit noisy even at midnight due to the central location and boats passing through the small canal right next to the hotel.
The location and the historical building were great. The stuff was very kind. Wifi worked much better than expected. Breakfast was OK.

Especially after the fabulous breakfasts we had everywhere else in Italy, this was not good. Terrible coffee from a machine. Factory made baked goods, some of which were the same ones for all three days. There are about 20 outside stairs up to the hotel, and a step into our room and the bathroom. Room was OK but pretty worn out. No light from outside, windows opened onto a cement wall.
The bright spot was Valentina at the desk, who helped me so much with a rental car problem. She was very sweet. (But aside the short time we saw her, there was NO ONE at the desk or anywhere around.) They did get us non-dairy yogurt and soy milk which I had requested, so that was nice. The location was not too hard to find (big pink church) and fairly central to walk to attractions.

the location is in some dark alley way and very hard to find. The rooms are very small and not how it is described on booking.

Reception staff not available in early morning and in late evenings Room 102 opposite to reception has canal view room but you can't watch gondola pass by because the chairs are very low height compared to windows They can't change windows but should have proper height of chairs

Only negative points : Having to check out before 10.00AM. The king-size bed was in fact two singles side by side. No bathrobes.
The charm of the house. The suite was large and comfortable. Staff were helpful and very pleasant.

Only problem was our room was very hot, got told to turn the heating off which we did but there was still heat pumping into the room so I think they need to get this looked at. Had to open windows which in November is ok but I did end up getting some mosquito bites.
I've visited Venice 4 times now & this is by far the best place I've stayed at. The location is fantastic, only a few minutes walk to Rialto & St Mark's Square. The building is beautiful, it's the family home of Marco Polo & absolutely stunning. The staff were so helpful & friendly & organised a lot of things for us. Everything was perfect.

The dark "alley" approach was a bit intimidating but once there the building was great. The card-activated electricity in the rooms made it awkward to recharge our electronics but we did manage.
We loved the ambiance and careful restoration of this centuries-old building. The location is perfect for exploring all parts of Venice. The staff was friendly, helpful and always willing to do whatever they could to make our stay enjoyable. We particularly appreciated the fact that they arranged an early check-in for us.The breakfast was fresh and filling. We particularly liked their coffee service which provided freshly ground coffee in an amazing variety of brews.

Venice can be confusing as loads of the streets and alleyways are similar but once you realise how to get back to the Rialto bridge or where the bridge is in relation to your current location, you can always get back to the hotel pretty easily. This wasn't a "didn't like" more a realisation.
Very quiet with loads of character, very olde world. Staff very helpful and loads of places to eat nearby. Venice is a great city to explore but be prepared to walk. The staff were happy to give advice and directions to wherever. We had a lovely break and would definitely return to Venice and this hotel.

Although our room was immaculately cleaned and serviced, it was probably the smallest in the property (standard twin) and I found it a bit claustrophobic as it was at the side of the house room facing a wall just a few feet away so not much light came in. That said I peeked in other rooms when they were being serviced and they looked a good size.
Liked the courtyard area entrance and fact that there were also family homes within the courtyard. Reception and dining area wooden ceiling beautiful and the fact that you knew it had been a family home (Marco Polo for instance!) Reception staff friendly and helpful and booked us a concert although we had to let ourselves in on arrival. Good location for exploring Canneregio and Ghetto districts and Rialto. There are a couple of nice restaurants 50 yards away with friendly staff and reasonably priced menus. Breakfast ok.

The location - very near the Rialto Bridge. The building - very historical and well maintained. The decor - in keeping with the building and city. Breakfast - Lots of choice and substantial.

Wifi had bad signal and low speed. Rooms with canal view have only window (no balconies), with limited views and it seems that the canal in front of hotel is quite busy and noisy (windows no sound proof).
