Good location near San Marco Pz. The room had a wardrobe, a desk, night tables, a kettle, a small selection of teas, a bathroom with a shower/sitting bath, a bidet. Staff was quite friendly.
The hotel staff is away in the evening and night, so you have to visit another property (just 50 meters away) to check in/out. I couldn't connect to the Internet. Floor in my room was uneven and a pool of water gathered every day at its center, next to the bed.
We had a bit of an adventure finding someone to ask about our hotel. When we did, our booking, although there, had not been made. The very nice staff quickly found us another room in a hotel the same square and all was well. They were very apologetic and helpful and solved the problem quickly.
Hotel location was very nice, the room was clean and breakfast was enough.

We had a back-room and our access to the room was through the reception - and the reception was constantly packed with (clean) laundry / linen that we had to move out of our way to get past. No Wifi and not even cell phone reception in our room. Wifi even dodgy on the 3rd floor Reception was never manned, so if you needed anything, there was no-one to ask. No view of any water from our room; Would probably be able to see a bit of sea when you are on the top floor; Not on a canal...
Very good location (though hard to find in the labirint of streets but Venice is all such :)
Definitely overpriced; room was very damp and not of a perfect smell, breakfast rather poor, stuff - only one lady which does everything, which of course makes everything too slow. But overally, rather good choice if you re staying shortly and want to be in the center.

The room was okay. Bathroom was not attached to my room so it was quite a hurdle given the distance to it. Breakfast was good.
The staffs were poor in English. No wifi provided. And there was no receptionist on duty at the lobby. The hotel location is really far from rialto port. It took me an hour walking aimlessly finding the hotel. I would say the price for the stay is expensive given such poor facilities.

Truly excellent location - 10 minutes walking both to St. Mark's and Rialto, next to a beautiful square, even Fondamente Nuove is a shot away. Nice, well equipped rooms (a/c, minibar/fridge etc.). Friendly staff. Good breakfast.
Prices went up since the last year, so the value for money wasn't that perfect. But such is Venice.

Bed bug bites. AC was advertised but refused upon request during a 95 degree heat wave. Bathroom was located on the opposite side of the hotel. No staff presence, ever. At one point an alarm started sounding throughout the hotel and continued until i personally walked to the hotel next store and asked for help. Staff woke us at midnight and demanded cash after i had already payed by my credit card 2-3 months in advance. Located in a very expensive area.
Location was good and relatively quiet
The water system in the bathroom was very noisy, no remote for the A/C so couldn't change the temperature or turn it off, breakfast was only at a set time

The hotel is hard to find. Venice is a maze, even when you have a map and are almost on top of the hotel, it's hard to find. The building is not signed very well. When you get to the hotel, there is a note on the door to go to a different location to check-in. The note is not entirely clear about where to go. It's a simple short walk, but a map would make it so easy.

You have to warn at the time of booking about: - room at the third floor without an elevator; - Office at the third floor without an elevator in a different building; - WiFi not in the room, but only at a different building on the third floor without an elevator.

The noise, it is quite impossible to sleep. The high humidity level in the hotel and bedroom. The tissues of bedroom walls covered with mold. The price of the room is not matching with the poor quality of the room. Very desapointed!

Fire alarm in another room was set off so after 40mins my boyfriend went to sister hotel to alert them. Alarm finally turned off around 1am. If my boyfriend hang got out if bed to tell sister hotel alarm would har rang all night. The gentleman from sister hotel then decided to then spend 40mins setting up for breakfast which further kept everyone awake
Fantastic location- but the set up was very different. We had to check in in a hotel around the corner - and our room felt like a spare room that is used as part of a suit, so only a thin door between us and our noisy neighbours. But to make up for that we ha a window that overlooked a canal, and enjoyed the gondelas passing underneath our window
We actually had the last room in the very top of the building with very high ceilings, very spacious. Breakfast was very decent and room was neatly clean.
This is a hotel located in the 4th floor of a building with no lift, so be prepared to go up 4 floors with your luggage and then every time you come and go from the hotel.
Staff are good and helpful, the young guy carried the heavy suitcase for us up to the top floor with narrow stairs. When we told the girl ,who look after breakfast, that we're leaving very early in the morning the next day and unable to have breakfast, she offer to leave breakfast in our room the night before. Dry bread with jams was there, Juice and yogurt in the fridge for us when we got back to our room that night. really appreciated.
Very hard to find, even police don't know the location. Conditioner and old TV not working. Room is small and got mosquito.
