best feature...location. Proximity to local transportation was ideal...not even a block. Right near St. Marks Square as well. Very nice breakfast.

1/2 block from water bus, and great walking distance to St. Marco Square and great restaurants. Breakfast was a great value.
If you visit on a full moon and high tide, the alley entrance to the hotel is flooded and you need to walk an extra 1 1/2 blocks around the hotel to reach the entrance.
Location, studio room and breakfast with enough variety.

Excellent location, fews steps away from water bus station and San Marco Square. Staff could have more helpful with carrying of luggage as we have to lug them through very narrow stairways. However, the male staff at the front desk was very helpful when we approached him on the day that we checked out. That is the spirit that we would like to see for the rest of the hotel staff. Nevertheless, I will still recommend this hotel for its good location, security and good breakfast

There was nothing to dislike
The proximity to the Water Buses and St Mark's Square was ideal. No dragging suitcases over bridges - the water bus is ideal for the Cruise Terminal and the Airports.
Breakfast Room was a bit cramped. Some plates could be placed nearer the cold meat and pastry section.
Actually enjoyed our location and the comfortable bed. Rested well and woke to a nice breakfast with good choices. I'm not fond of bread, so the meat, cheese, and fruit options were great. And the cappuccino machine did a fine job.
A lot of difficulty finding this small hotel, but after inquiring around, we eventually discovered the narrow alley where it was right off the square. At first, we objected to a room right beside the elevator, but it didn't prove to be a problem. The staff weren't as warm and welcoming as we had hoped until the last day when a very nice gentleman happened to be attending the desk. He was most pleasant.
Excellent location literally 2 minutes walk from St mark's square but in a quiet area , very clean hotel and friendly staff . Hotel was very easy to find just minutes from the water taxi stop , will definitely return .

Hotel was very close to the ACTV stop and St Marks but wasn't noisy at all (room M) Breakfast was great, somewhat limited variety but good continental food staff were helpful with locations and directions
carpet in the room was a little dirty and the bed was two singles pushed together and not as comfortable as others I have tried, balcony was great but we didn't use it as views were somewhat obscured by other houses/rooves

Location. Just off airport ferry landing and near Doges Palace and waterfront. Not on front therefore price reasonable. It was value for money as long as you didn't expect the Ritz
A bit cramped and breakfast facilities very cramped. Croissants were good but they were hot at 7.30 but then there were no more fresh ones. Hotel looked a bit 'tired' and could do with a freshen up.
Hotel staff gave helpful directions over the phone for driving into Venice, parking the car at 'Garage San Marco' and catching water taxi no 5.1 to a stop near the hotel. A short walk with luggage and we arrived at the door! Brilliant location in a quiet square, a short walk away from the Bridge of Sighs, and many major attractions. We were upgraded to the apartment, which had dining table & chairs, lounge area with large sofa and TV, ensuite kitchen with fridge, cooker, sink & utensils; two excellent new bathrooms; huge double bedroom with w/in robe and second TV. Quiet at night, a sense of exceptional comfort and rest. Nice breakfast included, served in dining room off main Reception (fresh fruit & juices, cereals, yoghourt, fresh or toasted breads, pastries, cakes, cooked eggs & tomatoes etc). Friendly helpful staff, communal lounge area & guide books near Reception, facility to mind luggage. Definitely recommend this hotel.
Door lock to apartment was a bit sticky & key did not turn readily (a minor maintenance issue). Nothing else!
location just perfet, next to Piazza San Marco Staff is professional and polite
rooms OK but the bathroom is smaller then a 777 AirplaneToilet, very noisy once people start wakeup you hear all kind of things...to say the least.

The reception staff were lovely, very friendly and professional. Location is great if you want to stay near the port, just a short walk from the arrivals area.
Hotel itself is very noisy after 7am (kitchen, cleaning maids) and rooms have virtually no sound isolation. Once a cleaning maid broke into my room at 8.30am while I was still sleeping (did she think I've already left the room?..)
