Location. Lovely hotel decor.
The hotel was well located with close proximity to both the coach and cruise terminal. We had a room with a window overlooking the Grand Canal. This was a highlight for my wife as she could sit with a glass of wine and watch all the boats go past the window. A good location for those arriving from the airport and going on to a ships cruise. The building was old, could not be considered flash but was clean and fresh. We would stay here again
The hotel was some distance from San Marco Square but this was more than compensated for by convenience in proximity to transport and cruise terminal

The location is perfect. Just across the train station and you can easily walk everywhere. Lots of places to eat nearby.
The rooms are tiny. You can barely walk between the bed and the wall. Bathrooms are very tacky so you dont even to take shower there. The staff tried to make it up by designing rooms in some venezian style which was quite good idea but still everything looks very old and used.

We wanted to be close to the cruise port so that we could walk to the port. This hotel was great for that. The free breakfast was great too.
There were 2 bridges to cross and porters kept pestering to help us. One took it upon himself to take hold of one bag and took it down 3 steps and wanted more money than we offered. Narrow stairs to rooms. Shower very small. Expensive for what it is.

Unhelpful staff, dingy, no atmosphere. "Garden" breakfast a JOKE, standing on open drain to get cold coffee!! Bathroom not even 2 star.

Expensive for what we had to pay as facilities were very poor i.e. no wi-fi, breakfast was inedible and eating area not very clean - room was clean but very noisy

The rooms were exactly how they were described. The location was perfect. Room was facing the canal which was a bonus. Room was quite. Love the outdoor breakfast area was nice too
It was marvelous to open our window and see the canal, to watch the boats in the daytime and the peaceful waters in the night.
Internet access is poor, not free. Bath facilities need some improvement, not too clean and awkward shower.

The great location before Grand Canal. Our room 208 was "corner room" with lovely wievs to Canal from two sides. Room with "old fashion" atphmosphere. Near to Bus Terminal Station and Train Station.
Room was clean and comfortable (although small). Looking out onto the Grand Canal was wonderful and the hotel was well located to get anywhere on (or off) the island.
Continental breakfast was of poor quality.Hotel is somewhat cluttered and the outdoor eating area should be spruced up to make it more attractive.
