Large space for sitting and talking, in a quiet part of Venice with everything you need for the apartment close by. Quiet, we stayed on the fourth floor (top floor) with a lovely terrace which would be great in summer. Staff were helpful, met us near the station, allowed us to stay longer the day we left. All in all great. Much better than sitting around a hotel lobby.
V. little. There is some routine maintenance required for furniture, lighting and bathrooms but nothing that would put us off staying again.
Locality was great - close enough to vaporetto stops if you don't feel like walking to some of the more distant tourist spots, but away from the very touristy areas, so it was possible to feel like a local, and high enough not to be flooded during acqua alta. Local squares (campos) were a delight. Being on the corner of 2 canals also meant an ever-changing view of Venetian life on the waterways.
Beds were fairly hard, but not impossibly so. Wifi was intermittent, but I believe this is a Venice-wide problem. Heating was not working when we arrived on the weekend but was fixed on the Monday. There is no-one at the property on the weekend if there are problems.
Francesco and his staff (Maria and Pedro?) were awesome from the time they met us at the train station until the time we left. He made himself available to us for any questions we had, gave advice for enjoying the local attractions - do's and don'ts and even a map! - and was very helpful with suggestions when we had to change our travel arrangements at the last minute - his advice about the trains was spot-on! The apartment was spotlessly clean, very big, bright, and beautifully decorated. WiFi was very consistent as well. It is right on the corner of two secondary but busy canals. We very much enjoyed the balcony where we spent much time watching all the traffic of many kinds of boats, but it was very quiet at night. We used the washing machine and the very handy drying rack to dry our clothes. We cooked many of our own meals with groceries from the market in the piazza just down the way and there were plenty of pots, pans and utensils for us to use. Even some salt, pepper, and a little coffee was there as well. The apartment was away from tourist areas, but still only about a 15 minute walk to the Rialto Bridge, and about 25 minutes or so to St. Mark's Square. We were in a local neighborhood where we enjoyed the evening gatherings of residents who mingled and visited while the children ran around and played. We felt like locals, which is EXACTLY the experience we had hoped for. This is the place to stay if you not only want to be in Venice, but want Venice to be in you. This apartment hit it out of the park for us, and we would not only recommend it to anyone who asked, but would definitely stay there again should we ever be lucky enough to go back to Venice. Pretty location and near to some nice local restaurants. Characterful apartment. Great living room area with fresco ceiling. The apartment manager Francisco was charming and helpful and even came to meet us at the boat and walk us to the apartment which is just as well because I suspect it is not easy to find otherwise.
The canal view was promoted but the windows were very small and we were unable to open them because the mosquitoes were so bad. No efforts to prevent mosquito infestation had been taken. The apartment was not very clean, decoratively quite run down and the furniture was worn. Not enough towels were provided for a two day stay and I had to go and buy toilet roll.
The Location was excellent and the apartment was very beautiful.
Spacious, good facilities, excellent location in a quiet backwater. Well stocked supermarket very close by. Close to vaporetto stop so easy access to all parts of the city. Good value compared to a hotel. We'll be back!
Needs a coffee table in the lounge, bedside tables and lamps in the small bedroom and another mirror.
The apartment is quiet and has everything you need for a short sightseeing stay in Venice. It is a place with plenty of charm and character. It has a very authentic feel from its fresco on the ceiling to its marble halls and stairway. The apartment has two good size bedrooms, a large sitting room with kitchen area and a good sized bathroom. It is on the third level up two sets of stairs. It overlooks a small canal and is opposite a University building which is not used at night so there is no noise to stop you sleeping. We were met at the Piazzale Roma after taking the Aerobus from Marco Polo by Franceso who walked us to the apartment- I am good with directions but I would not have found this place on my own.

Location - midway between bus/train station and Rialto Bridge, and off the main path between the two - <10 min walk either way. Very roomy. Greeting by Francesco at the bus station and his advice were great! Very quiet, despite what we had read in some reviews. Very secure. Frescoes and art in the apartment. View of the canal below. Away from hustle/bustle of Venice. Nearby gelato shop: Alaska Nearby bakery: (can't recall name, but between bus stop and apt, I think on corner of Campo de la Lana and Calle Sechera - green and white striped awning) Close-by and cheap sandwich shop: Bacareto Da Lele (near Piazzale Roma). Trip to Burano - very scenic...went at 8 am...almost had the island to ourselves. Pizza 2000: cheap pizza Grocery store (Coop) at Campo San Giacomo dell Orio, north and a little west of apartment
Beds were a bit firm for our taste, and the twin beds were very low. Climbing the stairs to the apartment. Not an issue for us, but many bridges (and thus steps) to cross between bus station and apartment (you need to haul your luggage across these). We traveled light, so it was not an issue...and we informed Francesco ahead of time that it would not be.
the location and the quality of apt was good.
The flights of stairs up to apt was hard work as we had 4 cases between us and we all over 60. it nearly killed us). Whilst windows were overlooking canal couldn't open them as mosquitos would fly in.
the fact there was a washing machine and somewhere to hang our clothes was very good.
we couldn't get the oven to work. shower pressure wasn't very good - this is understandable in an old building. shower in ensuite was uncomfortably small.
We liked that Simine responded quickly to our emails. We really liked that Francesco met us near the train station and took us to the apartment. The apartment was huge. We were just the two if us but easily thus aprent could have housed two couples. It had two lRge bedrooms and two clean bathrooms, a bug living room, hallway and kitchen. The living room windows open on a small canal and some gondolas go by. So lovely! The apartment is not elegant, but it is clean and the location is perfect. Just 10 min from the train station (and only two bridges!), it is within am easy 20 min walk of almost everywhere. We wee very comfortable there and would absolutely come back!
Nothing. If you are a wifi freak it may bother you that the wifi is a bit spotty. We were patient and rolled with it and for us, it wasn't a huge deal.

The shower unit was very small and the door very rickety.No hanging space for clothes in the second bedroom.No small saucepans or toaster in the kitchen.Essential to bring insect repellent (mosquitos).
Lovely, spacious appartment in an area with good, reasonably priced restaurants. We felt like locals as our apartment looked out at a High School in the building next door.
The walk from the station wasn't far but there were a lot of steps along the way, so carrying suitcases was a problem. Their was no lift so again carrying suitcases up stairs was a problem for older travellers. The appartment was difficult to find at night.
Loved the first floor location looking out on the canals and the updated apartment was very nice.
Francesco met us near the station and escorted us to the apartment. Great location, beautiful roomy apartment, we had a marvellous stay here for our two nights. You could walk to anywhere and such a selection of cafés, pizzerias and gelati shops nearby. Loved it!
The beds and pillows were much too hard for our liking and so we had trouble sleeping.

Fabulous location and interior. Original frescos and canal views. Felt like true venetian apartment in a good quiet neighbourhood. Excellent friendly staff. Clean tidy apartment. Would highly recommend as long as you don't mind a 10 minute walk to the grand canal.
A 15 min walk with heavy suitcases to the apartment, however this is to be expected when staying in a city with no roads.
Apartment was ideal for us- we could come and go as we pleased. Location was good and central- only got lost once !. Very quiet area, no problems in sleeping. Facilities in apartment adequate for our needs

Excellent location, convenient to food stores, restaurants, churches, and central sites of Venice. Comfortable, functional large apartment, suitable for two couples. I would come again to this site when next in Venice!!!
It was a challenge to connect with staff upon arrival, and to access the apartment. Not all lights in the apartment worked. The apartment lacked a secure, functional safe for safety of possessions. There were small flying bugs, about the size of pepper grains, which invaded the apartment, when windows were open, and bit and left red sores on body.
This apartment is located in an old palace and the ambience is quite fascinating. The apartment Ca' Guardia has a nice little balcony and has a great view onto either of two canals from every window. Francesco our contact during our stay was very friendly, spoke excellent English and was very accommodating!
The apartment is only furnished with the very basics, which make it appear quite spartan and not very cozy. Although the kitchen has a reasonable size there are almost no condiments, thus making it neccessary to buy such basics as pepper and some common spices if you wish to prepare your own meals. The second bedroom has only 2 twin beds which can not be put aside of each other thus making it less comfortable if 2 couples are sharing the apartment.

No internal laundry facilities. in our unit but a laundry service supplied free.
Loved the location, away from hotels and part of "real" Venice. Easy access to everything. The apartment was like a mini-palazzo! Wonderful service from Francesco.
