    it was located very close to water bus station approximately 50 meters away from the grand canal, the staff was very convenient they give us a lot of information and a map.The apartment was spacious with a well equipped kitchen facilities, and finally i would definitely recommended it to my friends

    Rude staff. Here is the situation...we landed around 11 am or so and saw people leaving luggages all over the place near the entrance. My question: Since I did not want to block the passage..."Where should I leave my luggage" Answer: Where do you think? Question: What are some of the important points we should cover in Venice. Answer: You came to Venice and don't know what to see. You get the point...

    The location was nice to reach all places of interest by foot, the Cannaregio area is very nice and not so crowded with tourists, with many nice restaraunts and at the same time close to the train station. Breakfast is served in a lovely inner garden! We also really appreciated the receptionist's friendly help and advice, he really did a great job!

    Our room was very small and on the first floor on the canal's side, so we heard every word and step of all people walking by our windows, and had to keep the windows shut.

    Very efficient staff. Marco the manager was very professional. We arrive 1 hour before the room was ready so decided to leave our luggage and coat at the reception to go for lunch. When we came back Marco was there to welcome us and escorted us to our room.Luggage were already waiting for us in the room coat all nicely hanged up. He showed us the facilities and asked us if we had any question please feel free to contact him. Breakfast in the garden was amazing with the sunshine.Only downfall is double bed was a bit small for 2 people which we mention to Marco and he kindly inform us because all the buildings in Venice are compact and medieval it is a bit hard to do any modification and introduce bigger furnitures which we were quite happy with his explanation.Overall we enjoyed our experience and will definitely stay there again.

    Good quiet location.Air conditioner, modern bathroom.Big bedroom with a comfortable bed. Helpfull staff.

    Breakfast was a bit disorganised. No bowls for cereal.

    Apartment was really good, a bit away from the main building but i would definitely not consider it as a negative point. Staff was excellent, very friendly especially Marco, the guy has been really really good. He was very nice to everyone. I would recommend everyone to stay at this place. Marco, you rock, hope you remember me and my family. We clicked pics in front of river and in the garden too :)

    The hotel is near to the back waters of Cannaregio which is less touristy. Very close to the water bus stop so you can get to St Marks etc easily.

    We stayed 2 nights and at breakfast on day 2 I asked for a second coffee and was told was an extra cost whereas day 1 it was seved without question. After I ordered it they gave it to me as "a gift" but still .... I'd expect 2 or 3 coffees to be included as every other hotel I stayed at in Italy. Our bathroom had a musty smell because the fan was either inadequate of not working.

    room is small, just around 9sqm. looking dark inside. bed is small, just around 1.2m. blanket is thin

    Location was excellent, security, privacy. No noise at night as we had 2 young children with us. Air con was brilliant, WiFi really good. Apartment was very clean. Shower was good. We stayed for 4 nights and I would def go back.

    Little bit tricky to find it initially, despite very thorough directions but that could be just down to our sense of direction! Found the fold out bed not really ideal for 2 adults but we managed.

    It is easily accessible by water bus if you come from the train station. It is close to the second stop and need to cross over one bridge and you'll get to the B&B. The breakfast served at the garden is nice and sufficient. The staffs are friendly. Wifi works well in the room.

    + Staff was great, willing to help in any situation + The garden is a nice place to have breakfast, if you're lucky enough not to rain. If it rains, breakfast is served in a very tight room at the first floor + Location is good, close to Canal Grande vaporetto station and also close to the main street stores and restaurants. It's only a 10-minute walk from the train and bus station.

    - We got a triple room which is located outside the main building. It's basically a separate apartment away from the hotel, which they split into two. We got 2 rooms, one with double bed, one with a pull-out couch and 1 bath. I don't know how the rooms are in the main hotel, but this one doesn't look very good. It's not that bad, but definitely was not worth the money we paid (175 EUR/night in May). Some paint was coming off the wall in one corner, you could hear everything from the next room and the entrance is dark and musty. The floor is a cold mosaic and there was a patch of gray cement just in the middle of the bathroom door. - Breakfast was OK for an italian hotel, but not to our taste. Just croissants, coffee/tea, bread, butter, cheese triangles, nutella and jam. Some old and uninviting fruits were available too. - Overall we didn't think it was worth the money spent, you can find something better for that money, although the staff is very good.

    It was our second stay at this hotel, it is great, the staff is excellent and the location is very nice, quiet and very near the main attractions. We will return for sure.

    We loved the location. It is in a lovely part of Venice that is a little more residential and quiet but there is a Vaporeto stop 2 minutes away. The manager was very helpful and full of useful advice. He took the time to talk to us and to make us as comfortable as possible. The continental breakfast was lovely. There is a beautiful garden and, in general, a nice chilled-out vibe to the whole place. We would definitely go back.

    Really liked the view of our room which was the courtyard. Staff was nice and really liked our location. All in all, it was a good experience.

    Was told would add supplies when cleaned the room but room never got cleaned. The WIFI has such a poor connection that could only get reception in the small lobby which was frustrating.

    The location, just off the main pathway and so not busy. The breakfast, being served in the secluded garden, with plenty of food/drink. The customer service - very polite reception staff, and good english language skills.

    The bed was creaky and moved whenever you try to roll over, otherwise very comfortable.
