Very close to the Grand Canal, just far enough off the main walking traffic with a rear peaceful garden. Loved having breakfast in the garden. Very friendly, informative and accomodating staff.

Great location - only 10 mins walking distance to main train station, 1 mins walking distance to waterbus station. The breakfast is great. WIFI is pretty fast. Definitely will stay again.

Great staff - very friendly and helpful with good tips on Venice including food, getting around and things to do. Thanks to Marco and Edoardo! Also to the cleaning lady who gave us a great tip :-) Great location and very close to water taxi/vaporetto stop. The WiFi worked well at reception. There is a gorgeous little secluded garden.
The WiFi kept throwing us out after 2 minutes in our apartment. But this was not such a problem as it worked in reception.
Everything else is fine, staff gives very good tips for local supermarkets and suggestions for where to visit.
Wifi signal is very unstable and poor
The location was excellent and the staff were very helpful and pleasant. The apartment had some good aspects, plenty of hot water, the A/C and bathroom were adequate.
The apartment was very basic, and definitely due for a make-over. The worst aspect was the sofa bed, it did not make into a comfortable bed, our son spent 3 very uncomfortable nights and I strongly recommend that it should be changed immediately. The lighting was also poor. The kitchen garbage was full from the previous occupant and there was no toilet paper when we arrived. We spent 16 days in Italy and stayed in 6 different locations, this was the only one we wished we hadn't booked.

We had a good time there. Good location, perfect and kind staff, they gave us wonderful tips about good places to go, transports and so on. I really recommend it.

15 minute walk from the Railway Station (Santa Lucia) and very near the Casino water taxi stop. The place itself is very clean and well managed with comfortable rooms. Staff very friendly and helpful.
Friendly staff who tried their best to get the wifi working - successfully and help with my luggage - only one small flight stairs. Close access to vaporetto stop.
The apartment was without any charm. Very plain. Windows opened on to a small Campo which could be noisy sometimes. Garden was not always accessible. Fridge was working but iced up. Lighting poor in kitchen and broken over mirror in bathroom. Don't think it was value for money - but what is in Venice.
Staff helped with English, storing our luggage upon early arrival, and printing out boarding passes for air travel. Location is central. Breakfast was nice in their pleasant courtyard.
Towels were not replaced and Kleenex were not provided

Difficult to find
Good and quiet place
Location was quite near the st Lucia train station. Although it's hidden in the alley and had to call up the hotel to look for it. But once find it, it can be quite convenience as its near the boat stop. - garden was a plus, for breakfast in the morning was pleasure.
-the bathroom was the dirtiest I've ever seen. I had to mop off quite a few times things off of the wall. Doubt that they had never scraped the walls, black molds everywhere. Smell come off to the room ad it's quite small. -had a first floor room, not able to open windows since it's right next to the pedestrians. Can hear people walking and talking all night long. Even when guests come back to the hotel with the sound of door banging. -breakfast was very simple. Practically no service at all. The lady was quite lazy, not willing to work for her duties. -wifi was not that good. Only work inside the hotel, not available in the garden area. -no bathroom amenities. -tv always with no signals. We couldn't watch anything. -air con was on and off. Not working properly. I have stayed at the eurostar cannaregio back in March and it was perfect with almost the same amount of rate. I will definitely consider other hotels next time, even the location was good.

Double bed in too small
it was located very close to water bus station approximately 50 meters away from the grand canal, the staff was very convenient they give us a lot of information and a map.The apartment was spacious with a well equipped kitchen facilities, and finally i would definitely recommended it to my friends
Rude staff. Here is the situation...we landed around 11 am or so and saw people leaving luggages all over the place near the entrance. My question: Since I did not want to block the passage..."Where should I leave my luggage" Answer: Where do you think? Question: What are some of the important points we should cover in Venice. Answer: You came to Venice and don't know what to see. You get the point...
The location was nice to reach all places of interest by foot, the Cannaregio area is very nice and not so crowded with tourists, with many nice restaraunts and at the same time close to the train station. Breakfast is served in a lovely inner garden! We also really appreciated the receptionist's friendly help and advice, he really did a great job!
Our room was very small and on the first floor on the canal's side, so we heard every word and step of all people walking by our windows, and had to keep the windows shut.
Very efficient staff. Marco the manager was very professional. We arrive 1 hour before the room was ready so decided to leave our luggage and coat at the reception to go for lunch. When we came back Marco was there to welcome us and escorted us to our room.Luggage were already waiting for us in the room coat all nicely hanged up. He showed us the facilities and asked us if we had any question please feel free to contact him. Breakfast in the garden was amazing with the sunshine.Only downfall is double bed was a bit small for 2 people which we mention to Marco and he kindly inform us because all the buildings in Venice are compact and medieval it is a bit hard to do any modification and introduce bigger furnitures which we were quite happy with his explanation.Overall we enjoyed our experience and will definitely stay there again.
