Breakfast was at cafe down the block. Not a problem in itself. But breakfast was meager and the cafe was closed on our checkout day, which was a Sunday.
Excellent location - a great place to stay in Rome. The flat was not luxurious - but the location was for us more important. Not too much noice at nighttime even though the street outside had many resturants.
The position was good. The apartment was clean. Plenty of clean towels which were changed during our 4 night stay. The kitchen area was clean and adequate except there was no kettle or saucepan to boil up water. The young man found us 3 mugs on request at the start of our stay. Being on a busy thoroughfare it was noisy but double shutters at the windows cut out much of this. We were aware of the position at the time of booking so a certain amount of noise was expected.
The apartment we were first shown wasn't the one booked. Luckily I had printed out all the details. The young man changed it without delay. The leaving of the key at the end was tricky. Anxious not to be charged another day we tried to give the key back but office was closed til gone 10am. I left a note to say we would be back regularly to check. Only by chance was the office open and we were able to give the key back in person. I understand it was ok to leave the key in the room on leaving but this wasn't made clear at the start of the stay.
Lack of light in the room. Not well decorated It was the type of hotel to just sleep at and not spend any extra time in the room.
Shower facilities atrocious! No consistent hot water. Beds were as hard as a rock. Pillows inadequate.

When I arrive they give me room that was awful with very small toilet and without window as in jail. They don't tell about this and don't show this on pictures. After one night when I insist on giving me another room they was very "kind" and give us another room. Please ask about good room before booking.
We were happy with our stay but the facilities were not fancy. However, this depends on expectations and this was balanced by the excellent location just off Piazza Navona. Very central and conveniently located for our walking-based visit. Lots of good restaurants very close by along with Rome's best Gelati 2 blocks away. Receptionist was very helpful. This was overall, pretty fair value for money.
The big down-side was we had a room above the street and, while interesting, this was very noisy until sometimes 4am. This was a problem for me but not my wife or kids.
Location, staffs advice,
Location is near Piazza Navona, which is very active day and night. The entire piazza is filled with artists selling their paintings, and encircled by restaurants. The rooms were large, clean, and there was free wi-fi.
This B&B occupies the third floor only of what seems to be private residences. There is no sign outside to let you know that you are in the right place. We must have looked lost, because a waiter from the restaurant on the street knew to lead us to the entrance. There was no way to get in, only to press a button to get "buzzed in". There was no elevator, and the entrance hall was unlit. Getting up to the third floor was a challenge with luggage, and once there, we were greeted by a young man who quickly charged us for the entire stay, collecting cash for the city tax. He then gave us a set of three keys; one to get in the building off the street, another to get onto the third floor where there were a total of 5 rooms, and finally a key to the room itself. He was very quick to leave once this transaction was completed, so when we had a problem (one of our rooms had no toilet paper) there was no one to help us. We felt it was kind of a shady operation.
I can't understand how this place ever got a decent review. The location is excellent. Luckily there are many more b and b's in the area to choose from next time!
Where to begin will all the problems at this place? I set a time to meet someone outside the apt to get the key, he was half hour late (it was only 9.30 pm but we were in the rain.) the fellow at the desk was iNCREDIBLY unhelpful. There weren't 4 towels first night (we were 4..at least one per person would be minimal reasonable), the rooms were dirty, the fridge disgusting, he could only give us 1 key (for 4 people, 6 nights!) and the most important, there was no wi fi in our rooms the whole time. We had to go outside to the smelly dirty steps early morn and late at nice to get reception. The fellow at the desk would just laugh. Hot water to shower a problem. I chose this place because of the wifi and location..it was expensive and not at all worthwhile.
The room was spacious and clean. It had several secure doors to gain entry so was extremely safe. My room overlooked a piazza which was nice. I had all conveniences I needed - wifi, bar fridge, hair dryer that worked efficiently. It was good value for money.
I liked the location
The steps... We was told 2. floor, but the rom was located high up and it was difficult to bring big suitcases up the stairs. It was in the beginning difficult to find the reseption.
