Location is excellent. Staff is kind, and helpful. Very clean room, and beautiful decor. Wi-Fi is free and works well. Breakfast is freshly homemade every day. More than a B&B, it felt like being hosted by a friend.
There is no elevator. It was a minor discomfort for us, but it might be a problem for mature couples.
Great staff and accommodations in an excellent location. Charming building with a home-like feel. Excellent breakfast in the upstairs dining area. An excellent alternative to any larger hotel - but a much better experience!
Stairs were tight and thereby difficult with the luggage, but it was of no consequence to our overall impression of this great hotel.

Casa Fabbrini Roma Boutique B & B has lovely rooms, a gorgeous sitting area, bright kitchen and very helpful and accommodating staff. There are designer touches throughout and it is located in a quiet street just off a main shopping area, not far from the Spanish Steps. Would very happily stay there again.
We liked everything about this place. The only point to note is that people who find stairs difficult might struggle. No problem with bags though - the lovely staff carried them to our room.

Wonderful homely atmosphere in beautiful surroundings , the central location perfect for whatever you would choose to do in Rome . Staff thoughtful and helpful don't be afraid to ask for warm food at breakfast.

This was an outstanding location to stay for our trip to Rome. Within walking distance to all the big sites. The staff is outstanding and the food (breakfast included) was some of the best we had in Italy. I wish we could have stayed here longer and look forward to staying in their sister location in Tuscany!
It was a very relaxed atmosphere, you could come and go as you pleased and help yourself to refreshments. There was a wonderful selection of freshly baked homemade cakes on offer. The communal areas were comfortable and homely.

There were times that no staff was at the place. Also th little side street that it is on is so small that some of the cab drivers didn't even know it.
Excellent staff. Beautiful house, especially the communal areas which are a real treat after a hot day of sightseeing. Roni made the most amazing breakfasts and cakes while we were there, fantastic! We were travelling with our 1 year old and this place was a great, quiet and easy option for Rome.
Nicely furnished rooms. The salotto on the top floor. The breakfast - staff will almost cook anything to order and there were lots of options. As the realtors would say: location, location, location. Very, very quiet in the heart of Rome!
Stairs - narrow and ceiling was height challenged. A/C control given to us on arrival didn't work - which we discovered on returning after dining and there was no staff around to assist.
Great staff and wonderful breakfast with all day access to cakes made on the premises. Gorgeous linen? Sheets and pillowcases. A very homelike feel .great eclectic design features

Fantastic room in a stunning B&B. The location was perfect, a stones throw from the Spanish Steps. The breakfast was delicious and plentiful and the staff couldn't be more helpful. Would definitely stay here again!
Just a beautiful building with opera music floating in the window on a Sunday morning, breakfast waiting for you when you decide to get up and fabulous restaurants on your doorstep. Peaceful and stunning.

Lovely B&B on a great location. Quiet place just across from Plaza Spagna. We loved the decoration of the entire place. Very comfortable beds. Nice staff who helped my husband to arrange flowers for my birthday. Breakfast included tortilla and mozzarella with tomatoes.
Ask for a room downstairs. We had a room under the kitchen and we could clearly hear the employee preparing breakfast at 06:30 AM on a Sundaymorning.
Hotell is very close to subway station and easy to find my way. House is very clean and well renovated, beautifully decorated inside.
Breakfast was not ready until 08:30 in the morning , kind of late when we had full av plans to do in Rom ! On the first night, we heard strange noise from bathroom , probably from ventilation (sounds like old refrigerator running heavily) . We didn't sleep very well because of it.
This is a beautiful little hotel near Spagna, within easy walking distance of many shops and eateries, and easy walking distance to the metro at Spagna to visit sights further afield. The decor and ambience are excellent, and the selection of food (and homemade treats) was great.
Our overall impression of the hotel was very positive and we would happily go back there, but be aware: 1. it is a little difficult to find, particularly as our taxi from the airport would not take us all the way (as this would mean entering a pedestrian zone) so we had to find it for ourselves. In the dark and in the rain this was a little dificult. 2. There are no lifts in the hotel so we had to carry our bags up two floors of stairs. 3. When we arrived (late) the only staff member, though extremely pleasant, spoke no English. We managed to work things out fine, and it was kinda fun, but some people might struggle.
