We spent four nights at Casa Fenice! Lovely comfy big bed. Cosy warm bedroom cleaned every day and nice filling Continental breakfast (toast, croissants and even panetone with tea/coffee/juice) delivered to our room at our preferred time every day. Bathroom products also replaced daily (E.G. shower gel and soap). Friendly helpful staff emailed us soon after we made the booking to ensure we could be let into the hotel, as we arrived in the city after 6:30. Really great location - five minute walk from the shopping areas and main sightseeing zones, and near some great restaurants (E.G. Rosa Rossa was especially good and signed picture/jacket of Johnny Depp hangs on the wall from when he filmed the Tourist last year). Highly recommended! Our only criticism is that our room was on the ground floor, across from the main entrance, though we were told soon after booking this was to be the case and suspected it would be noisy. During our stay, we could occasionally hear people coming in late at night and were woken in the morning by the door closing and people chattering. So, if you can ensure you get a room on the other floors above we have no doubt you will love this hotel!

The location is very good - in the very heart of Venice. You can easily access most districts of the city by foot. Only 5-10 minutes to San Marco square, the same to Rialto bridge and market. The staff is very friendly and helpful. All our requests were answered quckly. In general the hotel is very small and cosy, and will be the most suitable for couples coming to the city for the romantic getaway.

Staff was really friendly. The rooms was perfectly clean, and they provided towels, soap, wifi, refrigerator. The room was small but charming and the hotel was located right in the center...very convenient and with nice cafe just around the corner. Also when we checked out they allowed me to store my luggage there until it was time for us to leave venice, this was specially appreciated because we didnt have to run around with our luggage for 6 hours :) I tried taking a nap during the day, but the room was freezing cold, no way to turn on the heating , but when I came back in the evening heating was on, I guess they just turn it on at certain times. Would've been nice to have access at least to a kettle to prepare tea or coffee, specially because sometimes it is not possible to turn on the heating

It was a pleasure to stay at Casa Fenice, first of all because of the location, being close to all the main attractions of Venice. The room was nice and clean, and Elisabeta is a very nice person. Despite many negative reviews regarding the breakfast, we loved it. It was a typical italian breakfast, with warm croissants, bread and a variety of drinks to chose from. We also enjoyed the fact that it was served in our room and at the exact time that we asked for it. It was the best choice for us and we would definetly recommend it.

Nice Location, friendly staff, clean room. The perfect place to stay while visiting Venice. The Locanda (guesthouse) serves an Italian breakfast, this consists of toast, croissants, marmelade, Nutella and drinks. We don't consider this a point of critisism because we are used to this kind of breakfast when we travel to Italy. Furthermore it's a guesthouse, you'll get one pair of clean towels for your stay. So know what to expect and you will not be disappointed, it's a good place to stay.

1.The location halfway between Rialto and Marco Square. 2.The friendly and helpful staff 3.The decor of the room 4.The bathroom 5.Being able to come and go as and when you please, with your own key for the length of your stay. 6.The quality of coffee at breakfast These things more than made up the few faults The instructions for arrival did not come when we booked, but while traveling, which is difficult and expensive using global roaming on a smart phone---this was our mistake, but the hotel could have initiated contact earlier. Lack of WiFi, TV that didn't work (but really we didn't care as who wants to watch TV in Venice?) The rest of breakfast was really pretty pathetic---something that could be fixed with just daily purchase of fresh bread rolls---for three people it was a tight squeeze having breakfast in your room.

It is in a perfect location for both St Marks square and Rialto....convenient for local resteraunts ....homely place to stay...more like a bed and breakfast....very comfortable bed .....realistically priced considering the hotel options in Venice which is a very expensive city. Owners very helpful about local things to do and places to see and how to get around the city. It would have been nice to have fresh rolls for breakfast ....but having breakfast in your room is a nice idea and a most welcome cup of tea or coffee in the morning sets you up for the day. Bathroom quite small but plenty of hot water throughout the day.

The effort by the staff in serving warm pastries and hot beverages to our room in the mornings and cleaning up the room every day. Its proximity to the St Angelo vaporetta stop and St Marco, and nearby restaurants are added pluses. The walls are a little thin as we can hear the opening and closing of doors in the night.

The location is excellent. It's just up the road from Teatro Fenice and a few minutes walk from the Piazza San Marco. The room was very big, and very quiet given its central location. It is also decorated in a charming way. The staff were polite and friendly. The lighting was very dim. If only they would provide a few floor standing lamps, it would be massively improve the comfort of the room. Also, we could not get the television to work.

Ideal place to stay for convenience, comfort and quietness. 5 mins walk to San Marco square. Very secure, room soundproof against any noise from outside. Elisabetta and her partner were charming, helpful hosts. Lots of great places to eat and shop within 2 mins walk and just 5 mins from vaporetto stop and Rialto with its markets and huge variety of shops. An authentic Venetian experience1 Wi-fi connection not reliable

Very clean, comfortable room. Friendly staff. Small hotel - a house with 6 rooms all decorated in ventian style. Very well located. There is no breakfast room but breakfast was brought to the room eah morning. The hotel provided excellent directions and were able too acommodate very late arrival with no problem. All hotels in Venice are expensive but I would say this was good value - I would definatley stay there again and would recommend to others for a short break to the city.

The room was decorated and furnished so elegantly. I chose it for its venetian style and it did not disapoint however still added comfort to style with the little touches like air conditioning, luxury towels and a phone. There were also some little extras that added to the comfort of the stay such as a mosquito repellent plug and mini bar as well as miniture soap etc. The location was just a few minutes walk to the main venice attractions, like the vaporeta water bus and St Marks Square however be warned trying to negiotiate the tiny venetian streets isnt easy and a map or google maps is advised. Make a note of the address of the hotel as the name is not visible outside the hotel door, which incidentally looks just like a house door, though very stylish again. The breakfast was unfortunately very basic, continental style was what we expected but fresh instead of prepackaged food items would have been more in line with the venetian theme. The lady who ran the hotel was very obliging and obviously works very hard, seemingly alone and therefore hasnt got time to bake or make fresh food items however this would have been a perfect way to end the stay. Also be aware there are new taxes in Venice, which by law have to be paid so the hotel will now cost you more than you expected.
