We stayed here only one night while passing through the area, with a quick visit to Cortona.
All of the rooms are new, in an old farm house that has been recently remodeled. We loved the room. We were on a corner of the house and were able to get a very nice breeze through the room when opening the windows. The private bath was all new as well, with everything provided (soap, shampoo, etc).
The house itself is a short drive from Cortona, and you can see the city at night up on the hill from the property. The house is in a nice, quiet area, and is very relaxing. If it hadn't rained that night, we would have enjoyed a bottle of wine outside while viewing the city lights of Cortona in the distance.
The breakfast that was cooked for us was one of the biggest spreads we had for breakfast the entire 10 days we were in Italy. There were hard-boiled eggs, fresh baked muffins and other freshly baked bread products, some fruit, yogurt, and coffee. We dined in the shared kitchen with another couple. It was cozy and fantastic.
Our host was wonderful, very pleasant to talk to and fluent in English (and familiar with Spanish as well).
Since this is outside the city, a car is probably required to get there, and there is ample parking.
We stayed only one night, if we were planning on visiting Cortona again for a longer visit we would definitely stay here again.

If you are driving there, I would strongly recommend using a GPS and programming in the Lat/Long coordinates. Our GPS took us right to the house, but it is in a rural area, with narrower roads that could be confusing unless you plan ahead. Like I said, the GPS got us there with no problems.
Since the B&B is relatively new, the banks have not yet approved the owner for a credit card device (as of July, 2014).
Email before coming to double check, but plan on paying for your stay with cash.
