It was very cold. There is only one radiator, and it was stop at night. We were almost freezing. That is big problem.
We loved everything ~ from the view of Tuscan countryside just a stroll out back, to the view of San Gimigniano out front; quaint country charm, wonderful breakfast, and proximity to town. The staff were sweet and helpful ~ will even do your laundry!

Very beautiful house situated near the town. Tasty breakfast with lovely cheese, freshly cut prosciutto, yogurt (non-sweet) and different kinds of fruit. Just as we like. Additionally, landlord cooked very tasty eggdishes for each guest, as desired.
Empty on arrival, had to call the landlord who would come in a minute. It took half an hour. Wished room for non-smokers, but were given one with a distinct smell of smoke. Fortunately there was another room for non-smokers available.
The young woman at the front desk, Papla (?) was excellent! She really made the experience because of her attentiveness, smile and enthusiasm; very helpful. Great breakfast. The rooms were large and very clean including the bathroom was a very nice size. Loved the close proximity to San Gimiginano. Liked being out of the city itself but still very close; could have walked to the city if we wanted to. Once outside, the property had good views. Loved the vaulted ceilings with beams.
I was expecting to have views from our room of the surrounding countryside which it didn't. The window was small for the size of the room which made it feel very closed in. Also, sound travels throughout the building from room to room.

The staff was friendky. Rooms gave a feeling simnilar to tuscan san giminigano and were clean...breakfast made on the spot to perfection. ..just perfect

There is only one person working both as receptsionist and cook. She was very nice and helpfull but
- Room was very noisy, just by side to road. - Room was cold during our time and heater was not working efficently. - You need a car to go to center otherwise do not stay.
Breakfast:i think the cereals were way past expiration date. The room had a lot of big flies. I didn't like the shower.
Very good location. Stunning views of the surrounding countryside. The weather was very nice with an average temperature of about 26 degC each day. The design of the building was quite nice with typical Tuscan architecture. There weren’t that many guests around the pool during the day. There was plenty of free deck chairs. San Gigagnano itself was beautiful town only 5 minutes drive from the Villa. There was lots of stunning architecture, plenty of little restaurants and craft shops and of course, the best ice cream in Italy. I would recommend the local delicacy of wild Boar tagliatelle with a nice glass of local chianti. There was a good bus connection to a lot of the larger cities in the region like Siena, Florence and Lucca. These cities are great for clothes shopping as you can get a great bargain on good quality, designer brands at a fraction of the price you’d pay back home.

Did not realize that the rooms were on the second floor of the building, so up a flight of stairs. This was difficult for my parents who has mobility problems. No airconditioning although each room had a fan.

Location okay from city of San Gimignano, maybe a bit too long walk (even we like walking) at least with high temperature. We had a car, so it was okay to drive to parking just outside the old town. Very nice owners and clean room and area. This is a hotel, not an agriturismo property (wine yards), this is good to understand. Secure parking comes from hotel, which is good. We booked a room with kitchen which was okay for small cooking.
Hotel area is rather small, spending time at the area is a bit limited.
Beautiful location, small number of other guests made it feel pretty private. There are several opportunities to travel around (by car) but it's nice also to enjoy the time at the swimming pool. The staff were great. They were helpful and made our stay perfect.
A nice house with very familiar atmosphere, very friendly and helpful hosts, excellent breakfast - freshly made bruschetas and eggs with prosciutto crudo, tomatos, olives and cheese!!! Walking distance (20-25 minutes) to San Gimignano. Very nice and refreshing swimming pool.
