Breakfast was very good. Staff friendly and helpful. Room adequate and clean. When you book online you think you are signing up for the main hotel which is advertised as Casa Priuli and if you book a less expensive room you get a confirmation for Casa Nicolo Priuli which is down the street and is not the same caliber as the pictures shown in their online advertising.

The exterior! There was confusion about the booking at the Palazzo Pruili with a room at a reduced rate. This was very misleading and the room was in an annex - called the Casa Piccolo Pruili. The room was very small and dark and poor value with no outside view. We were pleased that we only stayed there for one night Our room did'nt even have a number. Just 'private' on the door. We were under the impression that we were staying at the Palazzo Pruili and the picture of the room on your site was of a room in the much more upmarket building a next door. We have stayed in many hotels all over the world and this was probably the most disappointing and represented poor value!

I stayed in this hotel during my honeymoon in Europe. Among the few hotels I'ved stayed this is the only one I need to pay immediately during the booking. It cost 439 euro for 2 nights which is the most expensive one. However the room I got was so much different from all the photo that shown in the website. The room was located at the ground floor and was so small which just fit the queen size bed. My window is tiny and is facing another wall so there's no sunlight can be reached, it's a hugh contrast compared with the room photo from the website which has big window and even balcony. Me and my wife were both so disappointed and will not stay there again.

The location was really great. The staff was courteous and helpful. The room decor was charming and spacious and the bathroom was quite large and very modern. However, the beds were hard and the lighting is very poor (dim) if you want to read at night. We would stay there again and bring a flashlight to read by. Since you're walking all day, you'll probably be too tired to care about the uncomfortable beds. If you book by the internet, you will not stay in the palace, but rather down the road. However, it is very nice in that location. They do a bait and switch by advertizing a 4 star stay at the palace and then putting you in 3 star accomodations at the casa. But, the 3 star lodging is still quite nice. The breakfast was very good.

The staff were very effic ient and helpful . bringing me a cup of tea every night. The breakfast was great,with good choices and very fresh and the location was fabulous-just through the walkway from st. Zachariah water bus stop The bed was awful -two singles pushed together. The middle section of each bed rose so you continually slid into the crack made by the join . The pillows wernt great either

The location is perfect, situated on a side canal in the centre of San Marco Sestiere. You are 5 mins walk from St Marks, Rialto and more importantly the San Zaccaria Water Bus Station on the Lagoon. A 15 Euro Alilaguna Water Bus runs every 30 mins to Aeropuerto Marco Polo (1 1/4 hrs). The Casa is a b/b next to the parent Hotel Palazzo Priuli. Breakfast Is taken in a nice airy room with a few tables in an open courtyard. We payed extra for a canal view room, only benefit is a bigger room, view not really req'D. Professionally run, friendly, clean and tidy accommodation, reasonably priced considering Venice & location.

Best location possible - 5 mins from St Marks and 5 mins from S Zaccaria - where all the boat connections are. Beautiful comfortable rooms, great staff.

Wonderful old style hotel in the very city center of Venice - only 5 minutes from St. Marks square. Wonderful old furniture and antique paintings on the ceiling. Great breakfast buffet (in particular if you know the breakfast offered by other hotels in Italy :-) ) Had a suite with beautiful terrace and great view.

Excellent location. Nicely furnished room, spacious warm and comfortable as weather was extremely cold. A good sized bathroom with bath. Very buffet good breakfast. Staff polite and helpful. No glasses for the mini bar, only plastic cups.

Very well located on junction of 2 canals, in region behind the ducal palace. Nice staff, good level of english spoken. Great breakfast ! A really big high celinged room with antique furnishings, very olde venice!! We thought this was excellent value too, and ended up staying a 4th hight. Nearby restaurants can be surprisingly pricy so be aware when venturing out.

The Nicolo Priuli is in a very convenient location, not far from San Zacceria jetty and the San Marco area. San Zacceria is easy to get to (Alilaguna waterbus from Marco Polo airport), and the hotel is an easy walk from the stop. The rooms are beautiful and authentic, and the price we paid was very reasonable and included breakfast. The local pizzeria/trattoria restaurants ("Da Roberto") was excellent, reasonable and friendly. Staff at the hotel were good before, during and at the conclusion of our stay, even arranging a breakfast box for our early departure. It wasn't clear when we booked that there are three 'hotels' at this location: Palazzo Priuli, Casa Nicolo Priuli and Ca' Priuli - all the same company, but different buildings. While this was confusing when booking and checking in, I must emphasise that the room and service that we were given was excellent and substantially exceeded our expectations.

I was extremely happy with the hotel, it exceeded my expectations. The location is perfect. It has Venetian atmosphere. The breakfast room is very pleasant and there was a good choice of food. The hotel is spotlessly clean. The staff was helpfull and friendly.

We got this on an off-season deal so the rate was brilliant. The room was spacious, clean and had a canal view - worth it. Though not a classic room it was quiet and comfortable. The breakfast, a continental buffet, was served in a smallish room, but still light and airy. Food was great, all fresh and nicely presented with some deliciously indulgent pastries. The location is perfect with access to San Zacarria Vaporetto just minutes away. There is no lounge or bar - it's nice to have somewhere for a night cap or quiet coffee without having to go out and search for a place.

Excellent location close to San Zacaria / San Marco, price/comfort more than OK, large breakfast choice. Noisy for groundfloor rooms, breakfast room somewhat small. Despite asking for it, staff did not mention lobby on first floor when we were waiting.

The staff was very friendly and helpful. The staff went way beyond the call of duty and even made travel arrangements on our behalf for the rest of our journey. The staff was friendly and very helpful. The apartment was very well located, clean, decent size and had all the necessary requirements to make our stay pleasant. We chose to stay in an apartment as we were on a family vacation and did not want to split the family as we would have had to do should we have stayed in an hotel. This is definitely recommedned accomodation for families, we were 2 adults travelling with 4 kids aged 8, 10, 16 and 19.

We were given excellent directions Casa Nicolo Priuli, which was easily accessible via vaporetto from railway station. Easy, short walk from San Zaccaria. We were met at the hotel and our luggage was taken for us to Hotel Palazzo Priuli (a lovely Venetian Gothic palace), next door. We had been upgraded for our stay, which was a lovely surprise. Room was spacious, very nicely decorated & furnished, nice big bathroom. Lovely and quiet, and well heated (in Dec). My sister & family staying at Casa Nicolo Priuli - were not 'upgrated' to Palazzo Priuli, but also had a very lovely room. Breakfast was very good, a great selection. Staff very helpful and friendly. Well located - close to many attractions and easy access to canal transport. Excellent! We loved everything!
