It was difficult to find even for me, being third time in Venice. I propose to the hotel to send to future guests a help with detailed information how to find them. To much air conditioning in the common halls. Expensive. No tea-maker in the room.
First, the location is wonderful. We had a room on the canal side, so it was perfect. The staff was very "client oriented". Very clean, so perfect vacation.

In an excellent location right on the corner of st marks square. Good breakfast. Clean
Loved the location right by San Marco square and seeing the gondolas outside the hotel everyday; also Hard Rock right across from hotel which our teenagers liked. Our room had a balcony which was also a plus, and we appreciated that there was a breakfast available every day included in the price.
Our room was across the hall from the elevator and we could hear mechanical noise when trying to sleep; also our bed and pillows were very firm.

This Hotel is ideal for anyone wanting style and value close to St. Mark's square. The Orseolo Basin outside provides great impromptu entertainment between Gondoliers and tourists.
Perhaps the breakfast could be a little more imaginative? Nevertheless, what was served was wholesome, and the staff were very welcoming.
The location is excellent 1 minute from Saint marks square, great to explore Laneways, great wifi too
Position and ambience.
The location was excellent...right on the lagoon surrounded by restaurants and bars and pretty close to Ponte Rialto and St Marks square.
Quite a walk from the water taxi stop to the Hotel and over a couple of bridges with stairs. If the square is flooded as it was, and that happens easily; we had to go around through the back laneways. Not really an issue relative to the hotel standard.
Wifi was good hotel was clean and at perfect location. Go to San Marco to find it easily
The shower head was terrible. It basically didnt stay up so you can take a proper shower. It kept sliding down all the way to your waste line. Very bad.
The location was perfect, staff was great.. the room was very clean....the washroom were up dated and clean and a good size...wifi worked wonderfully; no interuptions!!!!!!!!!! and breakfast that was included was great they had many choices in food.
The room could have been a little larger but it was doable...they had carpet that could have been replaced,but it was clean...I perfer no carpet ... but that is a personal thing.

The location was great! Breakfast staff and some younger reception staff friendly.
Older males on reception arrogant, and unhelpful. No running water for over 3 hours first night, no hot water for most of next morning...no apology, no discount! For Euros200 per night, not good enough! Bathroom and air conditioning covered in mould and smelt of damp. I realise it's Venice but other hotels keep higher standards.
At first the shower was cold and then there was no running water for many hours. After complaining we were transferred to another hotel.
We had a beautiful room over looking the Gondolas. Room was clean and neat.
The loudness in the morning of the people preparing the Gondolas for use. They needed to provide more towels for showering.
The location was perfect.
There are no lifts in the annex, this makes it difficult for the less able.
The location was amazing; very close to San Marco Square, but nice to be off the beaten path a little. The value is definitely there. Great central location to see the city. One big bonus as a visitor to Venice was that it wasn't hard to find. Since it's right off the square, it was easy if we got lost to just ask directions back to San Marco. Beautiful building, too. Especially with the gondolas right in front. It's certainly a spectacle at night.
This hotel has a lot of charm, but it's all on the outside. The rooms are a little small and to get to them is quite an experience. The interior of the hotel is like a maze of stairs and hallways. Budget an extra 5 minutes just to get to and from your room. I also wouldn't count on the bar there for a night cap or evening cocktail.
