The location was great. The reception staff were very helpful. The gondolas just outside are beautiful to watch from the little portico of the hotel.
The room 2105 is located on - but not quite on - level 2A when you take the lift. You then have to walk down an absurd amount of steps to get to your room. And walk them up to get back to the lift. Very strange indeed.
Toilet not flushing properly and aircond not great
Great location (right behind the San Marco Square), big room, we choosed with view on the canal and gondolas (great choice), great view from the breakfast room direct to the gondolas gets you directly into the venetian mood, good riched breakfast, nice hotel staff.
Small bed (max 1,90 lenght), Hard matress for our taste, Instable WIFI (worked ~80% of the time), Breakfast coffe not worthy the "italian expresso" as you would expect from Italy :)
Staff and room are great! Across Hard Rock to listen some music.

The night receptionist was unhelpful and the noise off the cleaners in the morning was terrible.. no thought for people sleeping
LOCATION, FOOD, ACCOMMODATION.
NOWHERE TO SIT AND RELAX WITH A DRINK OR NEWSPAPER AS BAR DID NOT OPEN. CONCIERGE SAID ON SUNDAY 15TH MARCH, IT CLOSES AT 10.30 PM BUT IT HAD NEVER BEEN OPEN. HE LIED ABOUT THAT INSTEAD OF TELLING THE TRUTH.
Nice and clean, the staff were very nice. The breakfast's did get a bit boring, with continental each morning. Otherwise plenty of comfortable chairs to sit in and watch the Gondola's go past.
The only problem was there was no bar or evening restaurant, as March is classed out of season!!!

The location was excellent as it was only a five minute walk from St. Mark's Square. The staff at reception, Barbara and Sandro were very friendly and answered all our many questions especially regarding transportation. They recommended a lovely local restaurant where we had two delicious meals.

At the beginning they gave us a very cold room. After protesting a lot we received a warm room. Both rooms were without any nice view outside.

We were only gonna be in Venice for 3 days 2 nights so I booked this hotel due to location. It did not disappoint. Hotel is right behind st mark's sq and easy to get to. There are two buildings, the main when you check in and another across the way. We were across the way and found it nice and quite. The rooms are well decorated, clean. We had no trouble with room or wifi. Breakfast was more than adequate for fueling up before a day in Venice. People who complain do realize that this hotel is old, but that's it's charm. If you want state of the art with a lavish buffet...GO TO VEGAS!! Unreal how people can find the littlest thing to complain about when in a place like Venice. Do yourself a favor, book it and enjoy!!

30 seconds walk to San Marco Square! The staff was very helpful with all our questions. Also, they have a "water door" - this means one can arrive from the airport or train station and get a "water cab" right into the hotel - no luggage rolling on uneven Venetian "streets". For a family, it's expensive (80EU$ ride), but very practical.
Breakfast food was very nice, but the room was always a bit crowded... Also the rooms could be bigger. It also looks a bit old, not like a 4 star hotel.
