We loved the location. The Hotel couldn't be closer to St Mark's Square....unless it was actually in the Square! This enabled us to stroll along the waterfront and enjoy the atmosphere of the Square when it is at it's best after the majority of visitors have left, a magical experience having this extraordinary space almost to oneself. We also appreciated the availability of free Wi-Fi. There are still far too many many establishments that erroneously believe that it is acceptable to charge their guests extra for this essential service. The multi-lingual staff's tolerance of our inability to cope with Italian pronunciation and their overall geniality was a very pleasant aspect of our stay. On the morning that we checked out the hotel lobby was flooded to a depth of several inches by the Aqua-Alta. The staff remained resolutely cheerful throughout.
The fact that the air-conditioning is only available from April to September seems to deny the fact that the Venetian weather is frequently hot and unpleasantly humid at other times. We were fortunately able to counter this by keeping both of our bedroom windows wide open throughout our stay, thus overcoming the unpleasantly stuffy and hot nature of most hotel rooms. It should be mandatory for all hotel rooms in Venice to contain a highly visible notice, in several appropriate languages, warning of the Aqua-Alta alarm. It is a truly heartstopping experience for people of our age to be wrenched awake at 3.40 AM by the deafening wail of what sounds like an Air-Raid siren! Venetians are accustomed to this....tourists are not. When the Hotel is busy, as it was during the middle of November when we were there, the breakfast room is totally unable to cope with the number of guests trying to breakfast between 8 and 9.15. You really need to dine outside of these times to enjoy the experience. It is also unacceptable to offer guests cereals which are a poor copy of the original. Kelloggs Cornflakes are universally available and inexpensive. There really is no good reason why any hotel should expect it's guests to tolerate a very poor substitute. This is particularly galling when the quality of all the other foods on offer is excellent, as was the case with this Hotel.
The location near Plazza San Marco
Staff were helpful as we arrived early and our room was ready. Staff helped with local information and directions. We were also able to leave our luggage at the end of our stay with the hotel staff as we were not returning home until that evening.
Very noisy room as our room overlooked the canal but the night noise was relentless and then the Gondoliers were preparing their Gondolas every morning at 6am and insisted on shouting to their colleagues constantly. Room was too hot and eventhough I turned the heating off the maid turned it back on again when she'd cleaned the room. We kept the windows open as much as possible but due to the noise we couldn't try to keep the room cool and quieter at the same time. Furniture in the room was a bit tired. The showerhead was unadjustable as part of it was broken. Fine for me but tricky for my 6'3" son. We specifically requested Twin beds but our beds were in fact single but pushed together and there really wasn't much room to move them apart. Not ideal! Our minibar was not stocked as per the tariff list. I advised the staff of the discrepancy so as not to incur a charge.
Fantastic location and what a view. The staff were very helpful and friendly and spoke English and french. They made a fuss of kids and made us feel very at home.

The staff was very friendly and helpful. Just a few minutes walk to San Marco square. Very nice breakfast .The airline lost one of our luggage so the staff called the airline for me. I got my luggage in time for my cruise. So thanks to the staff.

We were in the annexe, across app 150 metres from main building with key storage and breakfast room. The high tide flood started at breakfast time, and the hotel knew it. It seems it's common in November. They didn't provide wellies that were on sale all over Venice. They easily could have done, but we arrived wet (or in bare feet) for 3 breakfasts, and back again!
Booked this room 4 months out. When we arrived we were notified that our 'triple room' could not be accommodated HOWEVER they upgraded us to a 3 room apartment across the way!! Spectacular place on a canal. Clean, great shower, very spacious! Breakfast far exceeded our expectations. Staff exceptionally friendly. Gondolas right out on the back canal. Though Venice is small this place was close to everything! Staff arranged for a water taxi pickup for us upon request. Would definitely stay again.
The only thing I can that was not adequate here was that the bar never opened when it was supposed to. Inevitably we left and opted for a very cool wine bar, Osteria San Marco, just a short distance away.

Pros: Location--on a canal, steps from Piazza San Marco and a quick walk to the vaporetto (water taxi). Be sure to sit on the small balconies over the water for aperetivo, and enjoy Piazza San Marco early in the morning or later at night (after 9) when the crowds have left. Staff--very friendly, willing to help with a smile. Breakfast--full buffet (but dining room is small).

Breakfast was a real scramble. Too many people in too small a space. Very limited choice and same every day.
Staff on arrival were polite and helpful. Room was comfortable, although even taking the lift, we still had another two and a half flights of stairs to climb... Bathroom was clean and well appointed. Room was peaceful and with the shutters closed it was easy to sleep. The breakfast was plentiful and good. The location was very convenient for Piazza San Marco and the main tourist hub, but staying in that area exposes you to the worst of Venice's rip-off prices in shops, restaurants and bars... It's worth exploring the quieter areas of the city to find slightly better value.
The breakfast room is too small for the number of guests the hotel can accommodate and at peak time (i.e. between 9.30 and 10 am) it involved a lot of 'dancing with strangers' to get to the buffet and back to the table. The lounge area flooded on the second morning of our stay - high tide in Venice - and had to be pumped out! The hotel had a slightly impersonal, 'corporate' feel, but then it is part of a chain...
I requested transport to the cruise terminal and the staff arranged for a water taxi to take me and my family (6 in all) from the hotel directly to the cruise terminal, loaded all of our luggage etc. The cost was 120euros which for 6 of us was not excessive and the route was picturesque.
It was a pity that the main restaurant was closed.
