Close to everything
Location was terrific
The dining room was not sufficient for the number of people staying at the time. Wifi did not work for my Apple devices. The bathroom was in need of an update.
Accommodating staff, fantastic location and very traveler friendly. We were just off Piazza San Marco, gondolier service right behind the hotel. The oldest hotel in Venice and very comfortable.
Nothing! The experience was very good indeed! Paulo went out of his way to make sure everything got done from dinner reservations, destinations and transportation...he is an excellent asset to the hotel!
The room was very nice, quiet and the morning meal was excellent. Staff always helped with any questions we had. Stefano was very personable when I checked in and out.
The shower was very small and could barely fit in this shower, if you are larger it is tough for this smaller shower.
Very small & noisy room (was overlooking the canal so I could hear people talking and laughing until very late); no blackout curtains (which meant the light came into the room as soon as the sun rose); no proper sound insulation; the reception staff were not very helpful; needs refurbishment (e.g. the walls need to be repainted). No value for money!
The location is great close to St Marco square.
Room was old, small seemed a little dirty. Front staff seemed overwhelmed with all the people was confusing checking in. Only some of the staff seemed friendly. This is not a 4 star hotel by any means.
Breakfast was very simple To connect to the Wifi was a need to re-enter the password, every day.
There is a bad smell coming from the canal besides the hotel. One woman working at the reception needs to learn how to smile

The noise from the lift and the mosquitos. I spent a great deal of time trying to kill them. Couldn't spray because of asthma. Bathroom very small.

Old design, too many stairs
For American travelers i can see why i read so many reviews and they are really mixed opinions. Hotels in Venice and other parts of Italy are not like the US. they are pricier and smaller than what we are used to. so having said that i would like to say that this was my 3rd trip to Venice and my first stay at this hotel. I would stay again, even though i thought it was expensive. The rooms were very nice, comfortable and clean. WiFi worked and breakfast was just fine. The staff was always helpful. We stayed for 2 nights and had nothing but a great experience.

The location is great
We called a head to make sure they have an Elevator so we shouldn't need to use stairs, when we checked in they gave us a room in the other side which need stairs to reach it. After we insisted to get different room they gave us the smallest room they had The breakfast has no vegetables but great fruits
Rooms are a bit tired and a pretty average breakfast. Definitely only a 3 Star Hotel. After a couple of months on the road, this was the most expensive Hotel we stayed in and it rated possibly the worst as value for money, but everywhere in Venice seems overpriced for what you get.
We liked everything - room was tiny and very nice. Great staff, decent breakfast, Gondola Central on canal. Really like this place.
