We had a great stay the staff was kind enough to upgrade our room. Also the location is great, far from the touristic crowd. Ideal for coming by taxi from the airport directly by sea. The breakfast was really good, room service as well. Rooms are spacious and comfortable. Very well decorated with a modern statement but still very venetian feel overall.
We had a problem with our bathroom leaking but the staff took care immediately of the situation. The wi-fi coverage area was a bit limited but still manageable. If you have knee problems or a stroller or any mortality troubles the area may not be suitable for you, but still the most authentic of venice to my opinion.

Distance from centre No complimentary water Wi-Fi disconnected when not in use Breakfast very basic. Additional eggs slightly expensive and for a 5 star hotel they should have been included.
The staff was amazing we were upgraded to a larger room for our honeymoon with an amazing bath tub big enough for two and a bottle of bubbly upon arrival. Breakfast is great lots to choose from and free mimosas!
The light inside the key holder that works the lights blinked blue all nught every night, and the breakfast eggs were not good but the rest of the breakfast was amazing

1. Location is nice on the grand canal (although on the other side of St Marks square). 2. Cleanliness. 3. Quietness. 4. The private boat dock. 5. Satisfying breakfast. 6. Beside water-bus stop.

Excellent location and design in the room and the salle de douche. Very good help with reserving tables at selected restaurants and the arrangement for transportation from airport and to cruising terminal.

The expensive price ..
The location was super if you don't mind a short walk or water bus to St Marks square. We got a water taxi from the airport to the hotel front door, which was amazing and well worth the money. The staff were all very helpful and answered any questions we had about getting around Venice.
Although our room was lovely, we expected something bigger for the price and the photos we had seen.

My room was adequate but was at the top of the hotel under the eves. I only had two skylight windows.

We booked superior suite room and was assigned one with split level with partial view of the grand canal; unfortunately the room smelled really bad and we had to move. We were assigned two connecting standard rooms with no view at the back of the building. Bathrooms have poor design, water always leak in the shower. Property shows sign of wear, not top notch like the Gritti Palace. Restaurant is okay but not great. Location on the other side of the St. Mark square which require €2 to cross by boat or a long walk across the bridge. Boat only operates limited time until 6pm and cost €2 per person.
