room's small n musty. window opens to a scaffolding. shower's tiny. poor amenities - no room slippers tho floor's cold. location's not easy to find even with map downloaded from hotel website. we got delayed during check-out, apparently frontdesk printer's faulty. that costs us additional euro10 for having water taxi to wait. we weren't informed of this. felt cheated. will definitely stay away.

We like the fact that Paolo, the guy who checked us in, is a native and has a lot of knowlege of the places to see and visit. He tries his utmost to assist us and that makes us feel very comfortable. The room that was reserved for us was beautifully decorated but my husband found it hard to even stretch in the room! It's tiny!

We booked the annex room thinking that we would have access to the same facilities. Unfortunately, after eating in the main breakfast room for the first day, we were "banished" to the "servant's quarter" for subsequent days. The spread that was offered for the annex rooms did not have any variety and when my husband requested for the fruits that he saw in the main breakfast area, he was given some and was told that "actually this annex is more like a 3 star hotel" and hence we did not have equal right to the food at the main breakfast area. We also didn't like the fact that we had to go to the main dining area to get hot water and carry a hot teapot back to our room each time we needed hot water. It was no fun doing it repeatedly in winter

The lobby and hallway ambiance was nice but the room was not as per description. The breakfast was OK and the waitress service was good.

The room was infested with ants and crawling insects even on the bed. The heating was on all time could not be controlled and adjusted. The staff (front desk, concierge and the porter ) was very rude and non responsive. some how we spent the first night and in the morning, we (me and my wife) complained in person to the front desk and were told the room will be sprayed and heating will be fixed. When we returned about 5 pm we were very tired and wanted to rest. When we entered our room, it was burning hot and there were ants crawling on the floor and on the blank on the bed. We called the front desk and ask the person to come and have a look for himself. Very unresponsive and finally send a technician and chambermaid to fix the problems

We stayed in the one main balcony room that overlooked the canal. Excellent room for the price. The staff as well were very friendly, accomodating and pleasant. The room was always clean, the breakfasts appropriate and the location good fro tourists. The bathroom was superior. I rate it a strong 9/10 for the price.

The hotel is not as close to the Bridge of Sighs as I hoped. It was close to St. Marks, though. Also, be careful of arriving by boat. Hight tide makes it impossible for the transfer boats to get into the hotels canal dock. We had to walk with many bags and although I know Venice, the path was very confusing.

The hotel is very convenient, nice selection for breakfast and good, the staff was helpful with us and the room is well furnished and clean. We stay in the annexe and it was nice and quiet for an hotel located in the action.

This hotel is ideally placed, being just a five minute stroll from piazza san Marco, and the ponte Rialta.The reception staff were very helpful- we arrived too early to check in to the room, but they immediately offered to look after our luggage so that we could go and explore the city while they got our room ready- much appreciated! Venice is not a city to lug suitcases round!

the breakfast room itself does not have many tables and so some guests were turned away and asked to come back later as there was no room to sit down.

The hotel was lovely, clean, and well located. Most of the staff were very accomodating.

Front desk staff a little curt, sometimes sarcastic. I know the Venetians are not as friendly other Italians, but for the price we paid, I would not have expected sarcasm.

The staff were friendly, nothing was too much trouble, the decor was beautiful but most importantly one of the best located hotels for St Marks Square and not too far from Rialto Bridge.

Reccommended a restaurant for an evening meal, however I dont feel it was any value for money! The Antico Pignolo is a restaurant to be avoided as 20 Euro for pasta dishes are way too much. I have dined in Michelin star restaurants in London and never seen a price like that for a carbonara! The hotel though was good.

Everything was perfect, the style, the location, the room, the receptionists, and the lady in the breakfast room. Just everything, I stayed there with my wife and my 8 year old daughter and we all had a grade time.

Hotel Location was convenient, room was decorated nicely and had excellent bathroom amenities.

Breakfast could have had more choices. As we went through Italy we realized other hotels definately had a more extensive breakfast
