The location and general willingness of the staff to help you. The desk staff offered friendly tips and advise without us asking for it and didn't do so because they were pushing or selling anything, they did it because they simply wanted to be helpful. Loved this hotel!
There genuinely wasn't anything negative about this hotel.
The décor and ambience was lovely and the staff were so professional and still had a great sense of humour. It was one of the cleanest hotels we stayed at and a perfect location. Very high standard of service and loved the nightly turn-down service. Thank you
The location was fantastic. We were in a quite place only 150 meters from San Marco. The hotel has a pie which we could use to arrive and leave with a water taxi.
the location is perfect for sight seeing cant ask for better, restaurants and shopping. the staff very helpful. i enjoyed my staying a lot thanks to the hotel staff.
Hotel was easy to Locate, with ideal water landing entrance. Staff were brilliant and very helpful, the room was Clean and bed was comfortable, its a great point to explore Venice, Perfect!
Stayed in January & although it was Chilly outside the room temperature was too high! we turned the thermostat down but this had no effect, the Hotel temperature seemed to be Too High which did make it too hot to sleep some nights, we had to open the window at night!
Several of their employees were rude. The beds and the decor in the rooms were very dated and worn. The location was great so it is unfortunate that the owner does not invest in updating this very worn and outdated hotel.
Staff did not mention at the first place that the boat from hotel go to Murano island is direct to the glass factory instead of colourful murano island that we have seen in the picture, in which i have to stuck with the tour 1-2 hours and have to come back to the peer to buy ticket to get to color Burano island (boat no12)
The location is fanstatic. Not only is it near St. Marks square but it has a canal view. The breakfast is great and the staff organizes tours for the guests. The rooms are spacious with a wonderful character but modern bathrooms which is great.
The wifi was kind of annoying but that happened everywhere in Italy. They given you different codes for different users and the codes are not easy to remember. That was the only issue.
i like every thing in this hotel , near to St Marco plaza , nice staff especially our friend Marco , he really helps us , he offers us some tickets for a good restaurant to get quick service, moreover the arrangement for the required Taxis and some other advises breakfast was good , many options even for the kids they enjoyed for that . Good experience , Good option

The decor matches with the Venetian environment. Nice breakfast. Hardly 4-5 mins walk to San Marco square. The reception staff, especially Signor Marco, was very helpful. We had checked out but when we expressed our desire to offer the Islamic prayers, he went out of the way to get a secluded part of the hotel opened for us which we could have for ourselves. We were greatly touched by his gesture. They have a free trip to Murano as well (one way only)
The rooms could have been a bit larger, but I guess that's asking for too much in Venice!
excellent location, the staff gave us a nice room with a balcony from which we can see the bridge of sighs , I have asked the hotel to prepare a surprise for my husband's Bday, and we found a cake and petals decoration in the room, they also offered him some cooking with a card
poor breakfast selection, very very limited choice, no boiler in the room you have to ask for it, only Italian tv channels, not a large choice of foreign channels
Location about 100m from San Marco,about 5 min walk to the grand canal, and loads of bars and restaurants.

We booked a twin room and the hotel set us up for a double so hey had to change everything. The 'cooked' breakfast wasn't too good but everything else was quite good. Some of the staff were lovely, but some not so friendly. Having said that I discovered the Venetians aren't great with customer service. Room quite small - the website is a little deceptive by only showing pics of the larger rooms.

We had a fabulous room that overlooked the canal. We spent most of our afternoons on our private balcony enjoying wine and watching the gondolas go by. Very close to everything, but tucked away well enough to escape the crowds. It was perfect.

Venice itself is an amazing, beautiful, incredibly historic, cultured and special place to be, especially out of the main tourist horde areas around San Marco. Get away from this area, and in only 15-20 mins you can get away, get deliberately lost, start strolling and suddenly come across a gorgeous local campo/canal and/or little local bar/cafe full of Venetian people to start to get a taste of the real City. This is why we chose Venice to celebrate our wedding/honeymoon and meet up with my elderly parents from the UK so they could attend. The hotel is in a fantastic location, only 5mins stroll from San Marco, 10mins from the Rialto and overlooking the Bridge of Sighs, canal view rooms 201 and 202 (which we were changed to after we complained about room 405). Fantastic chambermaid/cleaning team - bedrooms and public rooms very well kept (Elena/Goia) and very helpful porter Mario. Also very very good laundry service, given how wet we kept getting with the rain/humidity and flooding. Delightful/very pleasant cocktail/bartender and good breakfast selection (although in our second week, this became quite repetitive and the quality of the Expresso coffee making was really very dependent on who was working). Concierges Anjol and Daniele were certainly very helpful, but the service was not at all consistent (hence our scoring) and really depended on who was on - in the end most of them were genuinely willing to help (only 1 rotten egg -see our didn't like comments), Our main problems occurred in relation to water taxi booking (in the end it was easier/cheaper to deal directly with the Taxi driver when we got their business card).
Inconsistent concierge service. who although they generally tried to be helpful, they were clearly stretched but mixed up a couple of important taxi arrangements for our wedding. Also Marco, the concierge, whilst chatty on the phone/counter was very unprofessional - he let us down badly, making (unsought) promises to give us assistance with arrangements with our wedding (at a distance when we were dealing with it in NZ) , which he was (we came to realise) unable to fulfill, he then let us down and failed to apologise. Luckily we were able to find other wonderful professionals/kind Venetians to work with us through our own research efforts. In the hotel itself his loud chatting/giggling with the breakfast staff/other team members and eating his breakfast as he walked through the public rooms of the hotel were also examples of his lack of professionalism. Room 405 - don't be fooled by the clever publicity shots (wooden ceiling/green upholstery in the gallery) - it is very small/cramped/humid (no aircon unit) with a terribly cramped bathroom/tiny half-bath shower and reached by a flight of horrible rickety ship-style stairs up from floor 2. The 360deg views from the balcony are lovely BUT this is reached by a very slippy/dangerous set of wooden steps which need to be refurbished. Some uncomfortable beds and all very horrible thin & hard pillows which need to be replaced. VERY poor WIFI service/connection, poor code/logging in system and 24 hour max usage.
Location is great! Decor good. Assessible-Disabled bathroom needs to have shower damned up (with towels) before use! Some concierges really nice - others...interesting! Breakfast really good, but if you are in the annex you don't get a cooked breakfast.. so try and sneak in to the main dinning room!
mosquitoes.. even in November.. keep windows closed. Not that I minded but check for high tides in Venice in November and December--bring wellies.
