Breakfast hours seemed overwhelming for the staff since they deliver food to each room and also getting requests from guests. However they try to accomodate every request and do their very best.

The location in San Polo was great because it was away from the throngs of tourists. The directions to reach the B&B via Vaporetti were perfect. It was very quiet and comfortable and breakfast was cereal, yogurt, pastries and fruit and coffee (or tea) which was perfect for us. (We've heard that B&B's are not allowed to cook breakfast). Vanessa was a wonderful hostess and truly loves her city.
The wi-fi comes and goes but you are in Venice, get out and enjoy it. The neighbors across the canal were a bit noisy but closing the window resolved that.

The friendly welcome of Vanessa and the good information about Venice provided was very valuable. Breakfast was good and the room beautifully furnished and clean. From the window of the bathroom you see the gondolas passing. Near the rialto bridge in a quiet street it's the perfect location to visit Venice.
Excellent breakfast with coffee and just the secure feeling of the number of gates/doors to go through. I feel bad for not knowing her name, the staff/host made us feel very welcome with a bit of a personal touch. We arrived late, thus we had "ring/buzz" to enter...after that, little notes provided were personally written making our room easily assessable. If only I had known she was going to leave us a map, I could have saved 3 euro earlier. :)

Could have done with little light by the door so you could see where to put your key. (That is really being nit picking). Cant think of anything else at fault with it. Perfect for us.
The b&b is in the San Polo district which is walking distance to San Marc square and other places. Very close to Rialto bridge. All weather ways are very close to the property. The host is amazing and explained everything. Very helpful despite our late check in.
Great location, a quiet sanctuary from the hustle and bustle of Venice. Easy walking and water taxi distance to everything. Fantastic breakfast and Vanessa was very helpful with local information. Close to good cafes and restaurants.
We were told it was easy to walk from train station at information desk there. It was very difficult with cases and very confusing. Take the water taxi - email Corte 1321 for instructions before arrival. Much easier. One trip is expensive so take the plunge and buy a pass for the number of days you are in Venice - much more economical.
Great B&B. Vanessa our host was fantastic and very helpful with what to see and how much things should cost. She went out of her way to make us feel at home. The B&B is close to everything and has a great private courtyard where we had breakfast.

Nice B&B in a 15th century palazzo. Room was beautifully renovated, very clean, with airconditioning and wifi. We had our breakfast outside in a cosy courtyard. We stayed 3 nights, the location was excellent: quiet, close enough by the grand canale, very nice to walk around also at night and many dining places in the neighbourhood. Vanessa was very helpful on everything, ranging from practical information to giving historical insight. We truly enjoyed our stay and would love to come back!

We were a family of 7 staying in 2 apartments. We very happy with our stay at Corte 1321. Our host was excellent and gave us a wealth of information each day which enhanced our visit to Venice. The apartments were clean and the location is superb. It is located in a queit courtyard yet just a few minutes walk to all the best that Venice has to offer. We would definetly stay here again!
