The man we believe is one of the managers/owners, with some terribly bad acting, pretended he wasn't aware of the fact that the air conditioner (well, that is if you can really call that piece of junk an air con) was completely broken and was only good for making a really loud noise and leaking water. The bathroom smelled really badly of cigarette smoke and was in a really sorry state (despite the claims that 3K euros had recently been spent there - 'wasted', as my husband said!). The room in general was dirty and had this been anywhere else, it'd have ruined part of our holiday. But because Venice is so beautiful, we tried to block the terrible experience with the hotel and concentrated on the other lovely things we experienced during our visit to this most amazing city!

Hotel was exactly as described. Clean , comfortable , good value for money and a pretty decent breakfast . All in all was a very comfortable stay and would stay here again.
A long list of not likes : When we first arrived we were shown a room that smelled strongly of mildew. The AC had leaked all over the floor to the point they had laid a plank across the the worst area so as not to get your feet wet -- UNBELIEVABLE!!! I refused to take the room. In the room we spent 2 of our 8 days in -- Poor to non existent AC. Mosquitos were quite bad in the room as were BEDBUGS!!! We moved to another room that was on a lower floor and was cooler, but something was still biting us both ... Not Mosquitos. The second room was more finished in terms of the walls and floors and cleanliness, but our first room was broken down in every way!!! Needed painting. Shelf in bathroom was broken and had no place to put toiletries. There was no niche in the shower for anything either. There were exposed wires INSIDE the shower (covered by plastic). The shower head spewed water in every direction except on my head. Only three of the four nozzles for the wall spray worked. It was 78 stairs up to our room at the end of a long day. The room did not smell good -- mildew... . In addition to not working, the AC was extremely loud in the 1st room. Scant cleaning during maid service. The fridge did not have a control that we could find and kept things barely cooler than the room ... Overall, if they fixed the place up it could be a really good hotel (good bones), but as it stands it is definitely not a 3 star hotel.
The exposed beams and the period decorations were nice. The included breakfast was nice with freshly sliced meats -- could have included some fruit ... 24 hour desk is an advantage. Nice having a fridge in the room.

The room was full of flies and extremely humid. When we told the receptionist about the flies, he sprayed them and we found the room stinky and full of dead flies (min. 50!!) everywhere until our departure the next day. The window didn't close. There was no wifi in the room, only at the reception. The shower curtain was not waterproof and there was nothing to step into the shower, just the floor, so the water was all over the bathroom after we took a shower.
The hotel is close to the water bus and piazza San Marco. The breakfast was ok...
When we first arrived we were told we were late and were given the worst room up three or four flights of stairs with no one around. The room was really strange. Tiny and resembled a hall. Musty, hot and not all like the image we were shown. We complained and asked for a new room and were told we arrived after five do they had to give our room to someone else. We asked for a refund so we could seek alternate accommodation and were told no. I was told to go away by the manager on the phone. The next day they put us in another room which was better but the when experience was quite traumatic for tired tourists with young children.

Room 204. Too gloomy, dark and uncomfortable and with those two huge wardrobes in the middle of the room it felt oppressive. It could be a nice room!!
The location, as I was born near there I felt I came home to visit my roots!! The next morning when I expressed the fact that I did not like my room, I was quickly given a much better room 108. Well done!!
The dining hall was a little small for the amount of guests,the upholstry in the rooms could do with a bit of a dryclean.
