Location, old building, nice personel
The inside door handle was broken so it was hard to shut (I had read reviews that this was broken in 2014 but I figured it would be fixed by the end of March 2015-it wasn't).
Excellent location in city center! Close to many restaurants, cafes, takeout places, gondola services, bars, and St. Mark's Square. The room was cute in medieval fashion with a high ceiling and comfortable bed. TV channels could be switched to English. Free wifi at the check-in location
very small room and expensive for money but it still clean and well furnished. wifi is only in the lobby.
We get a room in the main building (reception is there). Location is very good: few minutes by walk to San Marco. very clean and well furnished very good breakfast. nice staff and helpful
The hair dryer did not work. The breakfast was extremely basic and this needs improvement. If there is a good breakfast then willing to recommend and stay again next year

If I could give them zero stars I would. When we arrived, no hot water. I asked, the desk clerk looked at me like “you really expect hot water?”. The custodian pressed a button on the tankless hot water. Still no hot water. He did the same thing a second time, later in the day. Still, no hot water. After that, I pressed a bunch of buttons on the tankless control, and I got hot water. The A/C was controlled by a TV remote type device on the wall. On the second day, it was missing. I was told by him “My boss said no more A/C. My indignation encouraged him to call his boss, and return the remote. Breakfast was an additional 20 euros/day (approximate). It consisted of a jar of instant coffee, and several packaged rice cakes and melba toast, even though the listing said we would go down the street for breakfast, implying a restaurant. The safe, that was listed, was a locked box, about 5 pounds, and not fastened to anything. There for anyone’s taking. There was not a key for it, so it was a mute point. My wife and I have never felt so cheated in my life. Stay at your own risk. By the way, the “desk” was down the street and 4 floors up (steps).

Atmosphere, furniture, breakfast, good location.
Arrived by early evening only to find out that they did not have the type of room that we had booked 5 months ahead. Given a room where our so-called private bathroom was located across the breakfast room from our room. Did get moved to what we had requested the next day and was better with regards to bathroom situation but beds in both rooms very uncomfortable and air conditioning was iffy.
Not very fresh bathroom-small fungus here and there....

This hotel group regularly takes bookings for the Corte Del Paradiso and places the guests in a vastly inferior hotel nearby. Including us there were seven other guest groups similarly affected. In some cases I wittnested screaming and shouting at the check in desk. The hotel they put you in is the ca Formosa and it is a total dump. Be warned.

Being asked for cash at check in, + communication difficulty (never did receive promised email explaining why they needed cash despite repeatedly requesting for an explanation again and again) and no understanding on why staff seemed hell bent on extracting cash, but were unable to back up their requests with any sort of credibility - quite sad that "old school" exploitation of tourists is alive and kicking at this place. The broken furniture in the room was dissapointing, as was waking up to a power cut that was never explained, nor any communiction as to what had gone wrong attempted. It's rough and ready, but cheap (ish) for people with cash on the hip. If you don't expect much, are happy to hand over cash at check in and just want a brilliant location, this is the place for you. I would stay again despite the weaknesses, you don't go to Venice to stay in the room, it's shortcomings are forgivable - just keep your eyes open and be prepared to go with the flow in terms of demands for cash at check in.
Location is superb. The triple room could be fantastic, but then they'd charge more for it.

Great value and excellent location. Didn't have a canal view that many people want, but it was tucked away in a small alley in the center of Venice. Close to everything and the price was amazing for the high season. AC was great and breakfast snacks/coffee/yogurt/refrigerator included. Felt like a local!

The wifi was not that good. It was very slow when it worked at all. We paid in full upon booking 2 months prior to our travel dates, they lost our reservation (but did upgrade us which was good) however upon checking out the lady who was serving breakfast was the only person there for us to check out with and she made us pay in full again because she didn't know how to look to see we had already paid in full. We are still waiting a month later for a refund on our double payment.
It was a great location, the breakfast was good. Everything was clean and tidy. They dis lose our reservation (which was bad) but they did upgrade us because of that which was really good.
Air con is not good, works loudly and don't give a cool. Wi-fi works only in lobby, but my reciever is good, so I used internet in my room.
We get room in main building (reception is there). Big spaceous room, nice design. It looks like room in palace of 16th century, but furniture is not old and beautiful ceil:) Location is very good: 3 minutes by walk to San Marko. Outside is not noisy, only seagull's screams. Good breakfast, we were fed enough. Good value for the money.
The shower stopped working. We asked for a discount but the lady persisted it was not her thing to decide. We paid the full price which does not feel fair without the shower. No wi-fi.

The room was in a building across from the check in location but the staff walked us to the room and made sure we knew where to go. Internet was not available in the room but you could go across to the check in location and they were happy to provide the internet password. A refrigerator in the room was very convenient and well stocked for breakfast. Both the room and bathroom were very clean. The air conditioning temperature was self controlled and was better than most other rooms I have stayed in Italy.
The breakfast was just packets of rice cakes & french toast with cubes of butter and Jam . We bought our own cereals milk and bread from the local Co-op. The mini bar was just a mini fridge with a couple of small bottles of water. No mirror in the room.The bathroom was an understair closet conversion which although clean smelt musty. Didn't dare use the hair drier due to corroded cracked cable/wiring. The main pull switch for the shower was located in the ceiling 6 inches away from the shower head.
The freedom to come and go as we liked. Comfy bed. Good air conditioning. The Glass chandelier on the ceiling was nice even though it didn't work. Great room to sleep in but not spend any other time in. Overall a good base but not for sitting and relaxing in. Reasonable value for money but would pay a little more next time for an upgrade. A bit too basic. .
