The Electric Kettle and heaters in common areas were very unclean.
I liked how close the hotel was to the train station and it was very comfortable for me to stay in for two nights that i was in Rome.

Close to central station. Lift & room with a view. Very pleased not to have hot afternoon sun. Great set up four rooms opening to breakfast area. Breakfast basic - yoghurt, toast, pastry, cereal, tea & coffee. Tea & coffee are always available. Good size room with fridge.
The recommended restaurant - don't go. Food not good.
Rafael and staff are wonderful very helpful even with getting extra tickets and printing off tickets for trips in Rome... Fixed problems ASAP and location close to train station all walking distance with lots of restaurants along the way... Breakfast basic but fresh...

The location is very nice. very close to the termini station.

- it is impossible to sleep there. The noise of the street is very loud all night. Plus EVERY morning at 7am!!! every guest has to wake up because the staff - wearing very noisy high heel shoes - is coming and prepare 1 sweet, terrible croassaint per guest on the corridor as there is no other place to eat. This show is going on at least 30 min long. - the surrundings is very dirty with such people you do not dare to exit the front door - the stack pipe is choked in the shower

The shower sprinkler didn't work well. The room was small. During our stay, an insect that I didn't know what it is was found.
Everything was easy and they were very nice. They kindly let us keep our bags at reception the next day after check out for a few hours.
I think the breakfast could be better. It did not look like what they showed in the online pictures and we had to call to ask where it was, however, they responded quickly when we called.
Dem guesthouse was in the perfect location for getting around Rome,as it was so close to the train station and using the metro was so easy.The staff were very helpful,and our room very clean and comfortable.
Only thing we did not like was the breakfast was very poor,also our room next door to breakfast area which was very noisy when breakfast was being put out each morning at 7:30 - 7:45.
Perfect situation to visit the city, since close to Termini station and both metro lines.

The hotel is a very short walk from Termini. The rooms where pretty nice. The policy is to have you pay at check in then you can leave your keys when you leave.
The breakfast was very limited and we ate in our rooms because there was not any tables as pictured. You have to know the address in-order to find the hotel otherwise you will have to read every buzzer by each door on the block.

If windows are on the street side, living on the first floor can be disturbed by the street sounds (such as loud cats or next door shopkeepers)

-Towels must be reused (only get a towel renewal every 2nd nights, wasn't informed so I have left my old towels on the bathroom floor. But guess what they have done. I hang that dirty towel on the floor back on the hanger) - no 24hr front desk - breakfast (only ONE croissants allowed) - not pleasant customer service - small room
This was perfect for someone who is traveling alone, needs an excellent location (a block from the train station) at a good price, and where if you need anything, the staff is truly on call. You truly feel at home. Never mind them leaving a whole basket of convenient food items...toasts, cookies, crackers, Nutella, jams, in case you're hungry at a different time than breakfast and you happen to be in the room!

- breakfast was in common place next to the room, so if you didn't wake up early and somebody ate your part (eg. croissants), you have no breakfast to eat.. - location was good in terms of public transport, but to take a romantic walk at night - not specially recommended ;) - our room was not so spacious, as it looks on the photos. actually, it was small and the bathroom was reeeally small :)
City centre is reachable in 15-20 min walking. Except the Vatican city which is 5 stops away with the metro line.
I asked for a large double bed and instead we got two beds put together. Unfortunattely beds were really unconfortable.
