My flight coming in was delayed by over two hour after the guesthouse's usual closing time at the front desk, but somebody stayed and waited til I finally came in, gave me the full tour and was so nice about it. Couldn't be in an easier location to get to from the train station, plus there's a beautiful little park with sculpture or ruins right outside. The room was just what I needed. Not the most comfortable bed, but it was nice having the ensuite bathroom to myself, plus the mini fridge was an unexpected amenity. I had an early train the next morning so didn't have much time for breakfast but they had a good coffee/tea machine that was free. And Nutella.
Only complaint is that it was dark in there, could have done with some more lighting.
The staff is very helpful and nice. I recommend!!!

The location is good, close to Termini Station and the metro. The room was small but comfortable and we slept well for most of the nights. I thought the value for money was decent, but the breakfast was very poor.
The breakfast was poor, and not what was advertised. The is exactly 1 croissant per person which seem a few days old, there are no bowls to eat the cereal from (we had to ask for these). The sandwich bread is old and not used at all, plus the same half that was left behind was still there 5 days later. The Guesthouse only puts 1 litre of milk, pineapple and red orange jucie out - not enough for 6 to 8 people staying on the same floor. We had to ask about this and the guesthouse staff delivered 1 litre of juice and milk each to our room. There is a common eating area between the rooms and this can be noisy especially if other guest decide to have a full blown conversation at 8am outside your door with a cup of coffee in hand. The staff was good, but on the last day at 10:45 there was a knock at the door where we were rudely told we had to be out by 11:00 as the next guest (who was sitting having a coffee) was ready to check-in. This is not right, we knew the check-out was 11:00 and we were ready, but check-in is from 1pm. I think this reflected poorly on the staff.

I liked how close the hotel was to the train station and it was very comfortable for me to stay in for two nights that i was in Rome.

Close to central station. Lift & room with a view. Very pleased not to have hot afternoon sun. Great set up four rooms opening to breakfast area. Breakfast basic - yoghurt, toast, pastry, cereal, tea & coffee. Tea & coffee are always available. Good size room with fridge.

Rafael and staff are wonderful very helpful even with getting extra tickets and printing off tickets for trips in Rome... Fixed problems ASAP and location close to train station all walking distance with lots of restaurants along the way... Breakfast basic but fresh...

- it is impossible to sleep there. The noise of the street is very loud all night. Plus EVERY morning at 7am!!! every guest has to wake up because the staff - wearing very noisy high heel shoes - is coming and prepare 1 sweet, terrible croassaint per guest on the corridor as there is no other place to eat. This show is going on at least 30 min long. - the surrundings is very dirty with such people you do not dare to exit the front door - the stack pipe is choked in the shower

The shower sprinkler didn't work well. The room was small. During our stay, an insect that I didn't know what it is was found.
Everything was easy and they were very nice. They kindly let us keep our bags at reception the next day after check out for a few hours.
I think the breakfast could be better. It did not look like what they showed in the online pictures and we had to call to ask where it was, however, they responded quickly when we called.
Dem guesthouse was in the perfect location for getting around Rome,as it was so close to the train station and using the metro was so easy.The staff were very helpful,and our room very clean and comfortable.
Only thing we did not like was the breakfast was very poor,also our room next door to breakfast area which was very noisy when breakfast was being put out each morning at 7:30 - 7:45.

The hotel is a very short walk from Termini. The rooms where pretty nice. The policy is to have you pay at check in then you can leave your keys when you leave.
The breakfast was very limited and we ate in our rooms because there was not any tables as pictured. You have to know the address in-order to find the hotel otherwise you will have to read every buzzer by each door on the block.
Very good location, next to Termini station and Santa Maria Maggiore church. Good price.
If windows are on the street side, living on the first floor can be disturbed by the street sounds (such as loud cats or next door shopkeepers)
