Giulio was terrific, and very helpful. The location is on the NW corner of the town center (up the hill), easily within walking distance of most local attractions in Arezzo. The residence itself is on the 1st floor of a historic manor house, and has been refurbished tastefully, and still retains old fashioned twist locks with long keys for a touch of history. The town itself is lovely, and this was a very nice spot to stay, but it did require walking and climbing the hill on which the town is situated.
The only things to note might be that it can be stuffy, so allergy sufferers may want to open the windows and air out. It is not air conditioned, but a fan was available. The old fashioned keys with guards and wards took a little getting used to, especially if you are used to modern hotel key cards.
The rooms in the building were lovely and cool- very much appreciated as it was so hot outside! The mosquito nets on the windows and wooden shutters were great as we could leave windows open, thereby cooling our room. t was in a good location, very near to old town centre. Reception was welcoming and very helpful with info re places to visit and where to eat well at reasonable cost.
Lovely old flat nicely remodeled with a great shower.
A barking dog from the upstairs flat woke me both nights. The owner of the dog made lots of noise walking around and yelling at the dog.

very polite and helpful personnel/owner (?), perfect location - at old town, but there where no any problems with car parking, could be better breakfast, however breakfast was provided at a very charming cafe, almoust at next doors
