Absolutely love the location. It is just a hop away from the Venice San Lucia train station. There is a stretch of water bus stations near to the hotel, Ferrovia. You can walk also inwards if you love walking by foot. Accomodation-wise, this charming family run hotel is great. I love the ambience. Receptionist is warm and kind. Breakfast was simple but reasonably good.
Slow wi-fi. Only one wifi per room, so for guests sharing it is not good at all. No lifts, have to take the stairs up. Audible noise of those climbing stairs in room.
Close to train station and harbour. Clean hotel with very friendly, helpful staff at Reception. Good breakfast with good coffee.

An old man front staff is very bad manner. He let us wait him to talk in the telephone for long time. Price is quite expensive. Child had to pay as adult.

Friendly staff,excellent location - close to the train station and the people mover for cruises.
No elevator, no porter - carrying luggage up and down several sets of stairs when you are a "mature" couple, is not the way you want to live.

This is my second stay here. I choose it for the location which is steps away from Santa Lucia Train Station. It is a neat and clean hotel. Not cheap, as all the "station location " hotels are in Venice. But given the fact that you'll suffer with your baggages as a family to reach a further hotel , it is reasonable. Don't expect a romantic stay. The breakfast is plain but fine. If you come to enjoy the city and not the hotel, it can be a good choice.
The steep stairs...No elevator. Also the wifi was broken upon our arrival but perhaps it was a temporary obstacle.
location close to train station and the grand canal is good. large room, good bathroom were able to check in early the restaurant just up the street TRATTORIA IL VAGONE did a good dinner for a reasonable price (given its Venice) and very good personable service.
it looked like a quieter street on the map - turned out to be rather noisy. opened the window for some air but the noise and mosquitos were terrible. And not a problem for us as only on first floor, but FYI there is no lift.
So clean. The front desk staff was nice. It's an amazing value for the money.
This hotel was superbly located in Venice, just metres from the Grand Canal. The accommodation was simple, clean and quiet. For the price, you couldn't do better. We especially liked the friendly chap behind the desk in the afternoons and evenings!

Location near to train station, water buses, access to cruise terminal and transport from airport. Staff were very friendly.
Suggest you request a first floor room if you are mature as there are no lifts. However the manager carried our cases up to our first floor very large room on our second visit.

I thought the staff was too stuffy and they behaved as if the were working at a 7 star hotel. It was a 2. I am sure at one time it was elite.I really appreciate the staff trying to carry on the air of this hotel being regal. There were three of us. The bathroom was tight! Whats the point of a bodet? To wash your bum bum? There was barely room for a toilet. The staff I dealth with were all stuffy and annoyed! ICK! I am being polite! They were so uptight about internet access. ARRRGHHHH! Thank you kind sir for allowing me to use your internet! The room was cramped.. No air circulation unless you left the window open. No screens. PS. The staff. They are jerks . At least the 4 that I met.
Location of this hotel was excellent not far from Piazzale Roma and room was quite comfortable with a nice size bathtub. Great for a nice long soak after a day walking around Venice. Bed comfortable.
Breakfast ordinary with not very fresh bread. Air conditioning worked when we arrived but for next 5 days didn't work??? This led to us opening windows at night to sleep but was then attacked by mosquitoes! When questioned staff about supposedly broken air conditioning they gave us a small plugin mozzie zapper!! No lift, be prepared to carry luggage up stairs.
Unfortunately there wasn't air conditioning. We had to leave the windows open which did not have screens. I woke up the next morning with several mosquito bits all over my face!
A/c was not working, Cigerette smell in the room, Even hotel front staff was smoking, Breakfast was very min.We stayed 2 nights but they have given wifi only for 24hrs.

I only stayed for one night. The horel was comfortable and very clean. Good proximity to train and sights.
