Last day there was too much water in the streets,we couldn't go away for few hours.
Short walk from water transport on the Grand Canal; lovely small boutique hotel atmosphere; friendly and helpful staff; good breakfast. Great place from which to explore Venice on foot, less than an hour's walk to San Marco via fascinating ancient alleyways and bridges. Quiet at night.
Tables in breakfast room have hidden ledge at knee height so beware of injury!
Each room has a unique color scheme. Clean room, confortable bed, friendly staff, perfect breakfast, quiet place...everything's just awesome. Will definitely come back to Venice and stay in this hotel again.

No WiFi in rooms, only the breakfast area. The hotel access directions - get your map and work it out yourself. This will be much easier than following the provided directions.

Its easy to find, and that's an important consideration. Also, intentionally booked this to avoid the extremely busy, congested tourist areas of Piazza San Marco. We had a main-floor room that opened to the public courtyard, but it felt like it was private (not many people used the courtyard). The bathroom floor is heated, and I enjoyed the décor, and was pleased to have a refrigerator in the room. The breakfast was one of the best we had in Italy. There's a grocery store nearby, as well as some nice relatively affordable cafes. It was very quiet at night and an easy (15-20 min walk) to San Marcos and Rialto. The staff was extremely friendly and helpful.
Nothing really, but my boyfriend (who arrived separately) got totally lost following walking directions provided by hotel 3 days before arrival from the bus terminal (cross bridge by foot) rather than following direction via taking the water bus. I took the water bus and it was an extremely simple and easy direct route to the hotel so I recommend spending the 7 Euros/pp because its very easy to find from the "bus" stop (first stop from train station on Grand Canal). No AC that I could tell in the room.
Close to the train station but in an area that's a bit quieter than some of the more full-on tourist drenched places. Very comfortable bed, good pillows, quite luxurious for the price.
Wifi in the rooms would have been good. Museli added to the breakfast offerings would also be a plus.
The staff were amazing, friendly, helpful, and ready for anything. The room is really cozy with a small internal terrace. Breakfast was good, the location is really close to one the water stations that takes you through the Grande Canale. Will come back again for sure.

The breakfast needs improving - it seemed that nothing was fresh and everything came from a packet (industrial bread, cereals in little boxes, fruit from a tin, chewy scrambled eggs). No tea or coffee making facilities in the rooms. The bed was not very comfortable.
The breakfast area was literally outside my door. Unfortunately it felt a little uncomfortable.
Loved the door in a little lane with the inconspicuous entrance. A very clean, modern, friendly place which was a refreshing change to most other similar priced hotels in Europe. Very close to everything, and a very short walk to the grand canal.
Didn't like that we had only very short stay. If I knew how lovely this was I would have booked for longer.
Room decor was beautiful, bathroom floors were heated, desk staff was friendly and helpful, breakfast was delicious.

good staff , clean hotel , the location of the hotel is very close to the train station ( 10 minutes walking max ) but it might take you up to 25 minutes to reach the center of Venice walking for me I found the location to be more romantic than the crowded center .

Close to train station. Excellent staff who were very helpful to us with public transportation and restaurant recommendations and reservations. We had the mini suite which was very nice and spacious. Breakfast was quite good.
WiFi only works in the breakfast lounge, and then the signal fluctuated greatly. Had to constantly log in to use it.
Professional, friendly and helpful staff. Great breakfast. Nice rooms and great en suite facilities - good size bed but a bit hard. Quiet location and easy access to Vaporetto (water bus). This hotel is modern, renovated about 7 years, with an elevator and classy while retaining architectural parts of an earlier era. WiFi connection was fine - our room was on the first floor. We would stay again.

Location was great and away from high tourist areas but still close to the hotspots. There's some great, inexpensive restaurants nearby. Customer service was exemplary, hotel design and styling was unique and so tasteful. We really enjoyed our stay!

hotel is very nice we had the triple room which is very beautiful and included a jacuzzi bath just what you need after all the walking round venice. hotel was very clean and quiet. breakfast was sufficient but sad to say not the best. guiseppe on reception was friendly and helpful.

Comfortable renovated boutique hotel. . Great location to train station. Easy to then make your way around venice . Staff happy to provide hot water and tea / coffee at our request anytime .
