Location is great, the room itself is stylish and authentic. The district is quieter than San Marco and close to the main attractions at the same time.
To get a key you need to go to the Hotel Belle Arti (across the same street), because there is no reception in Domus Cavanis. It's OK, but it's a good ides to write it in Booking, because we spent time trying to get there.

Empty reception, a sort of sel catering room with remote service from a nearby hotel. The room is very small at limit of ridiculous. The price is incredibly high considered the quality of room/building.
The heating was not on the first day we arrived and the room was cold. Also one of the receptionists was rather rude to reply some of my queries to basic information. I would suggest further training on Customer Care. The hotel was changed and not explanation was given.

Toilet broken and personnel did not repair it. Tiny room and shower, only a small youth could use that glass shower. No reception. No working phone. Sink faucet had no pressure. Room was not vacuum. Hotel = youth hostel. 1 Star. View leading to a dilapidated interior patio.

I liked that it seems to be a way of providing a hotel service at a hostel price - the facilities, location and service were that of a good hotel, and I paid a very reasonable price for that.
It wasn't a bad experience but I was expecting a hostel, with the more personal setup of a host who you can text or talk to if you need them. Because this was a hotel, it was a much less personal experience than I have had before with booking.com, which for me was something I missed even amidst the relative luxury.

We were given a room at Belle Arti. It was very clean, friendly & helpfull staff. Good breakfast. In a very good area for sight visits. Will visit again.

Very good location, easy access with the public boat transport (1 and 2). Close to St. Mark's Square and other main points in the city. The room was very nice and we had a good sleep. No name of the hotel in front of the building, Check-in has to be made at Hotel "Belle Arti" on the other side of the street, but it's not written anywhere. Breakfast is at Hotel "Belle Arti" so you have to leave the building in order to have it. First day there were very frequent black-outs, last day there was no hot water. Bed is very uncomfortable for a couple. Very tight room for breakfast at Hotel "Belle Arti", not a lot of choices on what to eat.
Breakfast really full. The check in is made on the other side of the street hotel. Not far, but nobody tells you that. The hotel is a little empty, you need the service from the hotel in front of. Cold shower if everybody is using it.

Quality of the breakfast was quite poor (even though the buffet had anything you need), but tasteless pineapple juice and watery coffee.
