The room was new, comfortable and spotless, the location excellent, the staff, when there, was very helpful in every way, quiet street.
We had the triple room and were provided with only one key for three people. Keys are needed to enter the building at the street, to get into the Hotel, and for our room. We requested additional keys and were told not possible. When the hotel is staffed, (no set hours) we could ring the street buzzer, however for most of our three precious days in Rome, we had to negotiate our schedules around the key, coordinating our return, getting up to let the last person in at the door to the street etc. For us, this was extremely inconvenient and significantly impacted our stay. I travel a lot and have never encountered a hotel with this key limitation and for us it was unacceptable (won't return won't recommend). The paying guests should not have to work around the hotel in this way. If you are a single person or group who will do everything together, then everything else was very good.

Breakfast was very poor (tosted bread in packages (not freshly toasted), Nutella, few apples and bananas, cruisans and 2 types of "cakes", small glass of orange juice (available if ordered), coffee (also served by the staff). Absolutely not suitable if you have for instance flavour alergy or if yhou do not eat sweet products; Besides all that, the owner (or staff member?) of the hotel checks your movements in the extraordinary small breakfast room. Really uncomfortable feeling and we simply refused from the breakfast which we had paid for the days of our stay; The hotel is very small - 4 rooms; We were in room No. 203 - no sight from the window and although it had to be quite, the nights were noisy and early in the morning there starting the normal life, so we did not see the benefit from this; The mini safe in the wardrobe was a butafory - if someone would wish to do so, you can simply take it and go - it is not fixed to the wall or anywhere else; The hotel is positioned as a non-smoking, however, due to the fact that at the reception there is none who would control the situation, the last day of our stay was very uncomfortable, as the hotel was full of cigarett smoke and smell; Size of the room probably was more or less close to that indicated in the room specification upon reservation, however, due to the fact that it is full of faux leather pillows it appeared to be small.

A bit more variety for breakfast each day, and there was a bit of a smell from another floor that permeated our room at a few points which was unfortunate,

Very clean, comfortable and stylishly set up space: I travelled with my parents who are in their 70's and no longer interested in "roughing it". They wanted comfort and style and they got it! And the room was just enough space for 3 people, unlike some of the other places we considered that seemed really really small. Location was perfect: within walking distance of the spanish steps and about 15 min walk to the "trident" (the shopping district, along the three avenues that funnel into Piazza del Popolo), and yet on a side street so that there was little noise at night. And Donatella and her colleagues were really really nice, so friendly and helpful. My parents are very particular, and they were very happy with the accommodations, so that says something.
We thought there would be an elevator that could help my parents get up to the second floor, where Domus Spagna is located, as they are in their mid/late 70's and have a little difficulty with steps nowadays. But the elevator is TINY - never seen anything like it before - and could only fit one person and one suitcase (barely). And we still had to get our suitcases up the stairs to get to the elevator. Wasn't so easy. The place is totally worth it, but just a forewarning to plan for this…. Also another forewarning, which i had read in another review - because it is a B&B, it is on the second floor of a building shared with other businesses and residences, so it is not marked with a sign. I had no issue with this because someone else mentioned it and had researched the area on google maps so I knew what else was in the area. It is across the street from Sofia restaurant (very yummy)… so plan for this!
Donatella was most helpful. We needed help figuring out logistics and she assisted us. The location was good. My teenagers really appreciated the WiFi. Liked being able to open windows for breeze and city ambience but able to close at night and use air conditioning. The location near the Spanish steps was good.
Being Americans the Italian breakfast seemed a little sparse.

Having to take my heavy suitcase down the small elevator specially if you are travel with older people . I was traveling with my 83 mother otherwise would have been not a big deal. When we arrived at the b&b had a man to help us but when we left at 8:00am he wasn't there .
