Room & bathroom condition was good(It looked newly remodeled) and the staff was very nice.
Regarding the location..since we had very tight schedule every morning, we were very busy walking since there's no close bus stop.
First of all the location is really perfect - we were spending all our evenings in Trastevere. Our arrival time was within the reception working hours, no issues with that. Thanks to Gio who gave us a map and advised on transport and all the details, also gave his email to contact just in case. Room No 3 was spacious, with a window facing the street, but sleep was good, with window closed and aircon on. Comfortable bed, spacious bathroom, towels provided. Coffee, juice and cruasans for breakfast, it was enough for us ladies. We got the keys from all the doors, so no issues with the time we wanted to go out or come back. I give it 10, nothing negative to mention.
Trastevere is the perfect location, all sites easily accesible with one quick bus journey, the best restaurants in Italy situated in this area - perfect for sites during the day and strolling out for dinner & drinks at night. Excellent Flee market round the corner on Sunday mornings.

I liked the place. Trastevere is the best place in order to go out at night, and as far as it concerns the day-outgoings you can use a tram which is costless (1,4 euro) and you can be in center in 10 mins. I also liked the stuff which was extra friendly and informing, available for questions and always equiped with a smile. Finally, I liked the room which was tidy, clean and spacious. Very good for its price.
At first I didn't like the fact that the toilet was out of the room (this may was the reason for the room's low price), but it was ok. It was clean and it was used only by me and my girlfriend.
The staff were welcoming, flexible with our check in delay (due to a delayed flight) and were very helpful while we were staying with them.
The shower would change temperature randomly.

Breakfast could be better (quantity) and more options.
- Great location with many buses going straight to the Colosseum and Vatican. - Room cleaned every day, good service and nice people willing to help (they have a good map). - Nice old building. - You get your own key so can get home whenever you want. And you can leave your luggage there if you're leaving late; you'll get a key as well to enter the building and get your suitcases.
- Bad breakfast with no choice at all and everything is very sweet - no bread, only crackers or industrial croissants. - Breakfast room not really nice; many details showing the room never has been finished.

On a busy street
Tram stop directly outside the B&B; friendly staff with good English but would reply to you in Italian if you spoke to them in Italian (helpful when you're trying to improve your language skills); rooms were pretty soundproof; hot water on tap; comfortable beds; convenient when you have luggage because it is only one floor up and there is also a lift. As well as this, the B&B was in the Trastevere area which was great because this is a beautiful area with the best food in Rome (in our opinion), lots of Italian shops that aren't too touristy, and the people are slightly friendlier than the Roman people on the other side of the Tiber (which to be honest, isn't saying much).
The staff are only there in the mornings and briefly in the afternoon, which resulted in us waiting outside for nearly two hours with all our luggage on the first day. Two phone numbers are provided on the door, but the first one is in the B&B itself so obviously won't be answered if they're not there, and the second one is a mobile number for someone who doesn't speak much English.

Could hear water in pipes behind the walls (loudly). Bed was a little hard & squeaky. The Booking.com receipt said breakfast was 6 Euro/person per day. After looking at the offerings (some orange juice, yogurt, and stale looking pastries) we decided to go to the grocery store right next door.
Located right next to the Trastevere district, where all the night life happens. The staff was really kind.

Trastevere is great for restaurants and bars, and it's within a walking distance to other tourist attractions.
Trastevere is a beautiful part of Rome, very characteristic and less touristic than the historical center. We definitely want to visit again but next time we´ll stay in a different hostel.
The purpose of a place being called B&B it is to have a Bed and Breakfast! In this case we only had a squeaky Bed (highly overpriced for the area that it is located), the pictures on booking.com are unfortunately completely misleading (we are actually wondering where they were taken) and the poor attempt of the owner to make the place look attractive did not really work out. We are sorry to give such a bad review but the problems we had such as no hot water in the last morning to take a shower, no toilette paper and soap in the always dirty bathroom with a constantly wet floor, the fact that the room was cold and we only had a bed sheet for cover, the noise from the street (main road with cars around the hour and the passing tram that made the building literary shake) was unbearable. On the night of our arrival we were offered a 6euro `coupon´ per person for breakfast at a nearby cafe instead of the `fresh croissants in our room´. Knowing that breakfast in Italy would n´t cost more than around 8euros for two people we kindly refused the nice offer and had an exquisite breakfast every morning in the area. There is no proper reception and no one to contact in person in case of need. For all these reasons we think that the price per night for this place is very overrated!
