There was no breakfast as advertised, was given coupons to go down the street to a restaurant which wasn't open. Ended up purchasing breakfast out all 3 mornings we were there, and we were not refunded for that. I specifically chose this location because it advertised breakfast included. So we ended up paying twice for breakfast! Also, when paying for the room, they tried to add another 9euro for city taxes - not listed in their total price. Requested a taxi for return to the airport, was quoted 30E, the taxi was never called, so unknown to us they called a private service and we had to pay 55E!
Good location, friendly staff, quiet area, cute terrace area. The bed was comfortable, room was clean and a good size.
Before I went to the hotel I was in other to same style hotels, so I was so afraid that I will face the same, but from the first second, and after booked the room, an email from the manager sent to me, about the location and asking me if I face any problem to send an email, I told him I need to check the room first, he told me sure, check whatever you want and tell me, when I reached the house keeper was so nice, and very friendly, with the nice and clean room, and colorful style, I really recommend this place for all to try it, because it's nice an very close from the Colosseum, bars, restaurant and the metro.
The house keeper doesnt speak English but she was so adorable trying to ask me in Italian why I was traveling alone. That was cute. It was just a bit strange to ring her apartment bell, only for her to open the door while she was doing laundry and then she walked me to the next street where my apartment was. After I saw how awesome modern clean and private my room was, I quickly got over it. Of course unlike a hotel, you dont get someone doing your bed or giving you fresh sheets. I wonder if I would have been able to request fresh ones had I stayed longer than two days. My guess is yes.
I had to leave my previous hotel because of the lack of wifi connection, so I came to this B&B. Apparently, lots of hotels in Rome have wifi issues. The wifi was strong atthus B&B which was so very important to me. The room was huge, I had my own iron which doesnt happe in most hotels, I had a small balcony (terrace) and I was only a few streets away from a great pizza place and the Colloseum! Also, I was able to take a cab from my hotel to the airport for only thirty euros. The B&B charges fifty for a private pickup.
Location, cleanness, service etc. We enjoyed every minute of our stay. And to top it all there was this kind lady who welcomed us and was there for us when sg was needed. She does not speak English but that is not the point! :) Totally satisfied with everything in a nutshell.
Italian breakfast was served in a nearby Caffè and was limited to only 1 croissant and coffee. Owner said he would fix this for next morning,but breakfast offer remained the same. Very poor breakfast offer!
Housekeeper (Radita) was great,very helpfull and attentive. Location excellent,very near the Collosseum. Bed very nice. Terrace is also cute.
Good location, close to the Colosseum (end of street) and public transportation. Room not very big but good enough for stay and nice bath room and shower. Staff in B&B was very friendly. Room was next to the patio and had a very comfortable big bed, small flat screen tv, safe and good heating. Wi-fi was working good and room was nice and quiet. We had a good breakfast in small coffee bar around the corner (Coffee and sweet roll) because of winter period. Also has a very good local tratoria around the corner where we had every night a very good meal for even a better price. We walked from this location to all attractions inclusive Vatican. Would recommend it to others and use it again.

We had a little issue with our airport pickup but when we called to see where it was they arrived within 15min.
My fiancee and I had an amazing stay at Eats and Sheets. We were first shown to our lovely room with a private patio and waiting for us was a lovely bouquet of roses for our honeymoon. We soon heard a little knock on our door where our host with waiting for us with a bottle of wine! So lovely! The location is fantastic a 5 minute walk to the coliseum and forum and down a lovely little local street with some amazing local restaurants and cafes nearby which you need to check out if you stay here. The neighbourhood is safe and friendly. Breakfast was small but lovely with fresh made cappuccino every morning. It's a very light italian breakfast, which we were more than happy with, but don't be expecting eggs and sausage. We loved the style of "Roman Living" that they are offering, it really made us feel like we were a part of the city! Even though they didn't speak a lot of english we were able to get by with some italian that we knew! We will for sure be staying at Eat's and Sheets again on our next visit to Rome. You really can't beat the price and location! Thank you again so much for our lovely stay!
Breakfast very basic, no fruits (as in pictures). No roof terasse (as in pictures), only 1 small patio (in pictures many) down between the houses, no view. No breakfast room as in pictures. Only 3 room in use (in pictures many) We ordered own terrace: it was so small that there was no space for chairs or table, also it was in the middle of that small patio where people smoked. No possibility to change room where real own terrace. Only 2 small shower geels during our stay. Have to use slippers, because the floor (flagstones) dirty your feet.Someone played flute every evening about 2 hours in same house... Expencive compared to the quality.

Location is good. only 5 min. walk to the nearest metro station as well as to Colosseo. Room is tidy and sweet. Eating place is located in a open patio decorated with green plants which provides an enjoyable breakfast time. Varies of foods and drinks with good taste available, especially the home made croissant. staff is quite nice and always ready to help and make us feel comfortable and cozy like home. Open patio is really impressive if you like garden.
My 2 level appartment was on the second floor next to the kitchen. The breakfast lady enters 7.30 every morning. You hear the sounds as if in your room. She starts to make telephone calls or has conversations with the other people who work there. This is kind of brutal wake up everyday. Need earplugs or if u wake up early it might not bother you. The breakfast has no fresh bread, just fabricated bread from a packed toasted or sweet croisant wich is a pitty. Poor cheese poor sausage (from open packed in fridge, curled and sweaty) But all not big enough points to not rent a room here.
The location is perfect. Metro by coloseum 5 min walk. A kitchen wich is not mentioned. The room is very nice with abilty to open windows. Very quiet, no street noise. Quick email responce if needed. A homey , relaxed feeling, clean, slippers. Nice outdoor space. Lady friendly.
The lady in charge could not speak English. It was at times difficult to communicate our needs. She did try her best though.
The location was excellent. The room we had was large and very comfortable.
Breakfast was just basic but was still good. on our return the wifi was a little bit touch and go to the rooms we stayed in 1st 2 nights and no soap or shampoo.
Location was perfect. 2 min walk to the colosseum and 5 min to train station, recommendation for the food was amazing. 1st room we stayed in was great, let us leave bags till we needed to leave

Although the main staff did not speak English, they were lovely and friendly and able to communicate through signs. Tidy rooms, great air conditioning, and they allowed us to leave our bags behind after checkout so we could see more of Rome. Would recommend

The communicate all parties were excellent. They arranged transfers to and from the airport and give advice and good restaurants to go too.
My friend said that TV was a bit small. But to be honest we hadn't turned it on even once.
We loved our location and house attendant Rada. She took proper care of us. Terrace was lovely and we enjoyed having breakfast there. Big and comfortable bed, many lovely restaurants and cofee shops around. Colosseum max 5 minutes away. Highly recommend!
It was noisy in the morning (before 8am, also on Sunday), we could hear people talking in the hallway and outside in the garden. Our room was garden-faced so when people smoked outside you could smell it in the bathroom. Breakfast was poor, there was never much left when we arrived and we have never been on the roof terrace that is so much advertised on the website despite being sunny every day.

I couldn't get the Wi-Fi to work, but also didn't have the time to ask the staff for help. A little on the expensive side, however it may be better if booked earlier.
Good location, ethically run, breakfast limited but very good quality, friendly staff - room had en-suite shower, lavender shower sachets, natural soap, electric socket & use of hairdryer. Room had small flat screen tv, safe included foc. Weather at time of stay wet & cool (unlucky for me) however room was heated well. Would recommend to others. Also has a number of very good local restaurants in the immediate area.
