The concept is good. Never knew an hotel could be located sharing building. Andrea attended to me. He is a lovely man.
It was a little difficult locating. If they had told me they are sharing the building with others I wouldn't choose it. It turned to be lovely. So don't tell it, let others find out as I did.

My husband and I stayed here for 3 nights and the service we were given was outstanding. We were always greeted with a smile and the men at the front desk were always willing to help with what we needed. It's a great little place to stay in a very good location.
At reception, Louris was very accommodating. Service at breakfast was excellent, just be sure to order cafe Americano. For such a perfect location, we did not hear any outside noise at all. It will be Fabio Massimo on our second visit to Rome!
Something went wrong with the TV. As we were only staying for one night we did not bother Louris about it. It was not important.
Location excellent with options for local authentic dining. Close to Metro and Prati shopping.
Bathroom small and breakfast limited
I loved the modern décor. There are only 9 rooms, all on the 4th floor of an historic building. The Staff was very friendly and helpful with sightseeing tips. Very well located between 2 Metro stns. and close to the Vatican. Breakfast was in a bright room and the food was fresh and substantial. The Staff booked our taxi back to the airport for us and they were there right on time. We really enjoyed our stay!
There really was nothing to dislike. Because it was an older building, the elevator was very small. The 3 of us just fit. But that's to be expected. The building itself would have been a little difficult to find if we hadn't booked a taxi from the airport to the hotel. If arriving by Metro, it's not well marked.
Personnel super nice, the room was very comfortable and in perfect conditions, everything worked as expected (air conditioning, shower, hair drier, etc.). The bed was comfortable as well, it was very quite so we had a great sleep after walking the whole day. We liked it very much! Highly recommended!

I only stayed one night at the Fabio Massimo Design Hotel but would happily recommend it to others. The hotel has a cool hip décor, the room is super comfie and the warm welcome reception was a delight.

We just wanted a nice room near attractions, friendly service, etc. and our expectations matched perfectly. Nice room (our preferences): Good air conditioning, good internet speed, cleanliness, enough space, very good bed, refrigerator, big bathroom, enough closet space, peaceful location etc. This Hotel, with 9 rooms in 4th floor of the office building in quiet neighbourhood (and only couple of blocks from Vaticanand other attractions), was a gem. We ordered airport transfers in advance from the hotel and transfers worked excellent. Nice and clean cars with air conditioning. When we arrived at the hotel, guy named Loris did the check-in for us. He was a professional in customer service. We looked up a map together about 10 minutes and it was clear what we should see during our vacation. Also restaurant he mentioned was very good. We went there twice. Room (Suite 409) was great! Bed was something like 2 meters x 2 meters and there was a lot of space in the room. There was one window which faced to street and it was very interesting to see local driving and parking culture. ☺ Room design and lights was something we liked. Bathroom was big and clean, Tv had couple of hundreds of channels and bed was very good. Breakfast was good enough. Small hotel with small facilities, so it was not a 5 star breakfast, but it will absolutely keep you hunger away before your first afternoon Pasta or Pizza. ☺ Internet download speed was very good. However upload speed was not so good. It took all days and nights to upload my pictures, taken from Rome, to the cloud. I love this kind of concept. It is a small hotel, so every employees have some kind of influence to customers. We actually talked only with Loris and Davide from staff. Both were great persons and always ready to serve you. Also lady (i am sorry, i don’t know her name), who made breakfast for us and after that, cleaned all the rooms, was very friendly.
Only minor thing was quite poor internet upload speed.
I was staying at a friends place in Rome and I wanted to be alone for one night and this place was the best, situated near the Vatican City, stuff were great, small place for couples or solo who like quality at affordable prices, don't change guys I will come back again :)
Hmmmm hard to find something really, my criticism would be more for sky Italian who didn't show Madrid FC play that night :)

The room was spacious and had a nice simple design. The bed was a good quality mattress which was much appreciated! The staff is quite nice.
The carpet in the rooms is industrial grade. We weren't able to ever get a warmer than Luke warm shower and that ran out when two showers were taken. The shower didn't drain well.

Nice design, the rooms were clean, close to Vatican, close to the underground, nice staff.
The breakfast was poor. This is not really a hotel, it is a set of rooms on the 4th floor of an apartment building (this did not make us feel comfortable). For the first time ever we had to ask for shower gel because only two small packages were given to us on the day of our arrival, and they were not replaced when we used them up.
