General design and tone of the hotel. The bed was very comfortable. The shower was AWESOME. Excellent value for money. Breakfast excellent.

Face To Face house is located on a pretty street, set back from the crowded tourist areas. Some great restaurants near by such as Bubi, Treebar and Osteria.Staff are very friendly and easy going. The room was great: comfortable bed, powerful shower, small fridge, cleaned every day. A wide variety of basic breakfast options were good. I would recommend Face To Face to friends and family.
The proximity of the tram line made early mornings noisy, but nobody goes to Rome to lie in bed all day! Having the tram line close was a bonus for quick access to the city.
The location is only few tram stops away from Piazza de Popolo, within 5-10 minutes. The area is great for people that want to escape the tourist crowds, there is an excellent modern Italian cuisine restaurant Osteria de Flaminio next doors, and an amazing Design & Caffe place for best cappuccino and organic wine as an aperitivo. The atmosphere is residential, but yet artistic. This area is undiscovered by tourists. The place had modern rooms, good beds, upscale bathroom and toilet products (Occitane de Provence). All the rooms and corridor smell nice of luxury house perfume (Millefiore Milan). The lady at reception was super kind, and hospitable. This is 5-star quality in a residential house. It is situated on the 4th floor, but has an elevator (albeit narrow) to take your heavy luggage upstairs.
Nothing everything was good, except for the bread. If they buy better bread quality, then this would transform their breakfast from good into excellent.
Nothing comparable to our 2010 trip
I was at this facility in 2010 I think the management changed We arrived at 2pm no one was there we called then found out the key was under a plant outside the unit The management was great when we came here 4 years ago
Rooms are modern and well maintained
Not what I expected after reading the reviews.....we were sadly disappointed. Our flight arrived early (as flights do) and we arrived at 3pm rather than the allocated 4 pm. On arrival we were horrified to see the whole building under external renovation, worse, it seems service hours are 8am to around 1pm, anything outside this is by arrangement. We called the owner to be told the arranged time was 4 pm and we had to wait outside for one hour. We were informed to wait at a nearby coffee shop. Next day, a towel was not changed and at 7.30 am there were no service people on hand – we were asked to wait till 8 am when a person would arrive to lay out the breakfast which was a mediocre affair. It seems the items (cold scrambled egg and cold sausage were the same as we saw the previous day) There were no bath robes or slippers in the room as displayed on the website and service was very thin on the ground Also the kitchen is not for guests use – and you are expected to pay on check-in! Checkout is at 10am and I wonder what would happen if you loose you key or the keycard is not working as there are no staff on hand!
The staff were very friendly and efficient. The place was clean, modern and well equipped. Breakfast was a do-it-yourself which was fun and was communal so made new friends with the other guests. Really a great experience and we considered ourselves lucky to have found such a nice place with easy access to the city centre.
The fact that it is on the 3rd or 4th floor was a bit of a shock ( I should have read the blurb better!) but by putting cases in the lift and sending them up and down was ok. The outside of the building was being refurbished so lots of scaffolding round it but not really a problem.

- wifi slow/non existent is some rooms - a bit noisy in the rooms close to the living room/kitchen - the entrance is just like an old building
