Close to train station
Staff very rude and unfriendly Put us in smoking room and could smell smoke, very dirty, no shampoo or coffee - only 2 tea bags, 3 flight stairs to walk up which should've been mentioned on website - would not suit people with a lot of luggage, turned off Internet usage for guests and said it had broken down. Definitely recommend people not to book here.
- Charming and spacious rooms - Clean and well maintained - Central location next to Principe Train Station (the neighborhood is definitely not one of the best in Genova, but I had no problems walking around, even late at night)
- Apathetic staff (During my four-night stay, only one member of the reception staff was friendly and helpful) - Lots of stairs to climb (The hotel is located on the third floor of an old building with no elevator, which would be a problem for travelers with a lot of luggage)

I had to climb 3 flight of steps with about 20kg or more of luggage, the location was terrible, bed extremely uncomfortable, very old building with cero maintainance. Plus i almost got mugged on the way to the hotel. I would never recomend this hotel for anyone not even my worst enemy!!

Location is superb - at the edge of the old city, within walking distance of the old port. Hospitable staff, clean and good breakfast. The decorated ceiling is a bonus.
Parking is an issue, as is not having an elevator for the luggage.

The bath was dirty and we had to kill some cockroaches. The beds were old and very uncomfortable. There is no lift and the reception is on a 3rd floor, so prepare yourself to carry your luggage. The staff at the reception sent me to a private parking what was supposed to have some reserved places for the hotel guests, but when I got into it the parking guy refused hosting our car so we had to look for another place to park.
Hotel located in a car free street, it has no parking space nearby. After 1,5 hours driving around in the neighbourhood we found locked parking in the aquarium area, close to the hotel. Incredible that the manager didn't mention that, but gave us all wrong directions... Very basic and old room and furniture. Not very clean.
Amazing ceiling in the bedroom, breakfast good, shower good, staff friendly. Took Volubus from the airport to the main station and then it was a very short walk.
Be aware that the hotel is on the second floor, not a problem for us, but they were steep stairs. Nothing else to dislike

Everythig was awful. The place with parkings troubles. Stuff was extremely unpleasant. Don`t book this plase, safe your money and nervous or maybe life.

Uncomfortable mattresses Old design/ towels very worn out and not matching/ shower cubicle was so tiny it was impossible to close the door of it/ room a/c unit was full of dust and it didn't really blow out cold air and very noisy if kept on all night Location was a bit dodgy to walk with kids at night Hotel is situated on a one way road with no chance to offload bags. Only option is a garage up the hill with expensive daily rates ( 21 euros from 12 noon to 12 noon next day) any extra hour 2 euros extra . Breakfast was of poor quality and served by a grumpy guy. It felt like a very tired and dodgy hotel not at all family orientated. The name " family hotel" is misleading I would rather next time pay for 2 adjoining rooms in a better known hotel than use again the quintuple room at this horrible shack .

Despite the fact that Booking.com says "no payment is needed", this hotel blocks the cost of your stay on your credit card immediately after booking (no matter how much in advance). I actually paid with another card, but my money is still blocked on the first one - seems that the hotel staff either doen't know how to unblock it or can't do it. So be careful with that.

No elevator if you have many bags
The people spoke English fluently, were warm, accommodating and happily shared info on bus routes and timetables. Wifi was very efficient and reliable. A very homely feel. Easy access to many tourist attractions.
The breakfast, especially the meats and cheeses, were 'industrial' fair and very disappointing - the worst fair in a two week stay in Italy.

Great location in the city center next to Palace. The room was with wonderful ceiling with ancient paintings. The personnel was very polite. Very nice breakfast.

Entrance was not as one expects for a hotel, the sign required cleaning some stickers from it. The room was dark - although there was a limit to the natural light the dark decoration did not help to lighten the place.
